About our window seats in Newington Green

In many period houses, a bay window is the obvious place for a seat. Bays have angled sides, and their walls are seldom square or flat. Each side is measured and the seat is scribed to fit, so it sits neatly in the bay without gaps. It’s the kind of space where a ready-made bench never quite fits. If your home has a recess under the window doing nothing and a bay window that’s hard to furnish, that’s what window seats are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

With a large share of homes around Newington Green built before 1919, under-stairs cupboards in older terraces often house the meters or the fuse board. Meter readers and engineers need to get to them, so the design keeps them accessible. Bays and sash windows in period houses are natural spots for a window seat.

If the job needs another trade, such as an electrician or a plumber, we’ll tell you, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

Could you do it yourself?

Cost matters, and it’s fair to say so: flat-pack is usually cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

Bespoke window seats or ready-made?

Ready-made seats rarely allow for a radiator. Put in front of one, they can trap the heat. We design a grille into the seat so the radiator keeps working. Ready-made pieces are proportioned for newer homes and can look lost in an older one, whereas fitted pieces can pick up the room’s height and mouldings.

The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. We’ll talk through what you need inside at the measuring visit, then set it out in the quote.

Materials and finishes

Lift-up lids

A lid can run the full width of the seat or be split into sections. Smaller lids are easier to open. The design visit is where we agree the layout.

Moisture-resistant MDF

Because it cuts cleanly, MDF is ideal for angled panels and radiator grilles. We use a moisture-resistant grade, which is stable and takes paint well. It forms most of the visible parts.

Fitted storage in Newington Green

In the neighbourhood around Newington Green, the largest groups of homes date from before 1919 (about 53%) and between 1945 and 1972 (about 22%), going by the Valuation Office Agency’s 2025 council tax figures. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Newington Green is partly covered by a conservation area, according to Historic England’s records. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. If you want to be certain, ask the council’s planning team. Flats in converted or shared houses account for about 32% of households in the area around Newington Green, the 2021 Census shows. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.

For an older house near Newington Green Unitarian Church, a seat under a sash window can keep shutters and cills clear. Living in a block of flats near Canonbury station? Then window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. Sutton House, about 1.5 miles east, is one of the historic houses in the wider area. For a period home anywhere nearby, a seat under a sash window can keep shutters and cills clear.

Questions from Newington Green

Can parking be tricky on fitting day in Newington Green?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking during the design visit.

Can you fit window seats to the uneven walls of an older house in Newington Green?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.

What does a bespoke window seat cost?

There’s no price list: each design is priced in writing after we’ve seen the space. The size of the window, the storage and the finish all shape the price. For a quote, drop us a line using the contact form to arrange a design visit.

Do I need planning permission for fitted furniture?

Typically not. Inside a house, fitted furniture doesn’t normally need planning permission. If the building is listed, works affecting its character may need listed building consent, so ask the council’s conservation officer.

What finishes do you offer?

You can choose between two finishes: spray painted or hand painted. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

What is a window seat made from?

We use moisture-resistant MDF and birch plywood. The frame and seat top are birch plywood, which is strong and holds screws well, and MDF takes paint well for the fronts and grilles. The finish is spray-painted or hand-painted.

What affects the price in Newington Green

There’s no set price, because there’s no set room. The things that affect it are:

  • Where a van can park, such as a permit bay or a bay suspension
  • How easy it is to get the furniture into the room
  • The finish: spray painted or hand painted
  • What goes inside: rails, shelves, drawers and dividers

We do not publish set prices, because every piece is designed for one room. We measure up, discuss the design and send a quote in writing, with the materials and finish set out. To start, use our contact form.

Helping us understand the room

What helps most when you first contact us:

  • Radiators, sockets, pipes or meters on or near the wall
  • Pictures of the whole wall or room, including the floor and ceiling
  • What you’d like to store or use the space for
  • Examples of the look you’re after

You do not need exact measurements to get started. Everything is measured properly when we visit, along with the walls, floor and ceiling. To arrange it, drop us a line using the contact form. The written quote follows the visit.

How fitting works for window seats

You are welcome to ask questions while we work. Most of the decisions were made at the design visit and set out in your quote, so the day itself is about careful fitting and leaving the room tidy. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Parking on terraced streets can be tight, particularly in a controlled parking zone, so it helps to tell us during the design visit what’s outside. Unloading is kept short, with sections taken straight inside. Saturdays are possible by prior arrangement.

  1. You send us a note about the window and the seat you’d like.
  2. We visit to measure and talk through the design, the storage and the finish.
  3. You receive a written quote for the design, materials and finish.
  4. The seat is made at our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is done there for a smooth, even surface.
  5. The seat is fitted and scribed, and any hand painting is done on site.
  6. Give new paintwork gentle use while it cures; a hand-painted finish is easy to touch up later.

How to prepare

  • Empty the space we will be working in
  • Point out meters, boilers and fuse boards near the furniture
  • Take down pictures, mirrors and shelves from the wall
