Window seats in Finsbury

About our window seats in Finsbury

A radiator under the window is common, and a seat has to work with it. Over a radiator, the seat needs a grille or open front so warmth can reach the room. We design the grille into the front of the seat and leave space around the radiator. When we visit in Finsbury, we will check the radiator and plan around it. If you’re living with a bay window that’s hard to furnish and standard furniture leaving gaps in a bay, that is what window seats are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

A large number of homes around Finsbury date from 2000 onwards, and in London many homes of that age are flats in newer developments. Where a boiler or cylinder sits in a cupboard, the design keeps the clearances its maker sets out. Shallow cupboards suit narrow halls, so the hallway still feels open.

Once you have read the quote and decided to go ahead, the furniture is built in our workshop. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

Finsbury homes and window seats

About 36% of the homes in the streets around Finsbury went up since 2000, and about 33% between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Part of Finsbury is in a conservation area, according to Historic England’s records. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are largely about how buildings look from outside. If you want to be certain, ask the council’s planning team. The boroughs run controlled parking zones across much of inner London. A van working in Finsbury will typically need a visitor permit, a paid bay or a bay suspension arranged through the council, which often needs notice. Tell us what parking is near you during the design visit.

If you live in a period home close to Jewin Welsh Presbyterian Chapel, a radiator under the window just needs a grille in the seat front. If you live near Artillery Ground, window seats can be designed to hold outdoor kit, from walking boots to picnic things.

Finsbury is about 2 miles north of Highbury, in the London Borough of Islington. We work across all London boroughs and the City of London, and Finsbury is part of that. Finsbury is one of 17 places on our list for Islington.

In EC1V, N1 and EC2A, the process is the same as anywhere else in London. Whether you live on a street such as Oat Lane, Long Lane and Love Lane or on one nearby, we can arrange a design visit for window seats. Finsbury sits close to the A1 and A501. If your home is on one of them, tell us during the design visit, as some main roads have strict stopping rules. If you are just outside Finsbury, we also cover St Luke's (1 mile north), Barbican Estate (1 mile south), City of London (1 mile south), Bishopsgate (1 mile south-east) and Shoreditch (1 mile east). Across the rest of Islington, our area takes in Highbury (2 miles north), Barnsbury (2 miles north-west), Holloway (3 miles north-west), Mildmay (2 miles north), Upper Holloway (3 miles north-west) and Nag's Head (3 miles north-west). Being one of the larger places in Islington, Finsbury is covered for window seats and everything else we make.

Common questions about window seats

Can you make window seats for a home in Finsbury?

Yes, we work across Islington, Finsbury included, and across the rest of London. To get started, you can message us from the contact page with some details.

Does a conservation area in or near Finsbury affect fitted furniture?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Can I send pictures before the visit?

Yes. They give us a feel for the space before we visit. Show anything the furniture has to work around, like radiators or sockets.

How is the furniture painted?

There are two ways to finish it: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

What materials do you use for window seats?

The seat is made from moisture-resistant MDF and birch plywood. The frame and seat top are birch plywood, which is strong and holds screws well, and MDF takes paint well for the fronts and grilles. Everything is finished by spray painting or hand painting.

What do you do at the measuring visit?

We measure the room, check how level the walls and floors are and discuss the design with you. We will also ask about access and parking, and a written quote follows.

DIY, flat-pack or bespoke

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, where scribing and fixings that suit the wall are important.

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That’s something we plan for in the design.

Fitting day, step by step

In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details. How long fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. Walls in newer homes are often plasterboard on studs, so on fitting day heavy pieces go into the studs or stand on the floor. Floors are covered while we work.

  1. You get in touch about a window seat.
  2. We visit to measure and discuss the design, the storage and the finish.
  3. A written quote follows, with the finish written in.
  4. We build the seat in our workshop from moisture-resistant MDF and birch plywood, ready for the finish you chose.
  5. The seat is fitted and scribed, and any hand painting is done on site.
  6. Fresh paint takes a while to cure, so go gently with the seat and lids at first.

Before we arrive

  • Clear the walls of pictures and shelves
  • Point out meters, boilers and fuse boards near the furniture
  • Clear the area where the furniture is going

Advice

Looking after your furniture

These points come up often when people plan window seats. They’re worth knowing before and after fitting:

  • Decide if the seat is part of a larger piece
  • Note whether your window has working shutters
  • Tell us about parking at the design visit
  • Think about what you will store under the seat

We can give you the seat measurements for a cushion maker. Wait until the paint has cured before putting the cushion on, so the fabric doesn’t stick or mark the finish.

Wipe away condensation from the window before it runs onto the seat. A little fresh air helps reduce condensation. Don’t leave water sitting on the painted surface.

What prompts window seats in Finsbury

For a child’s room, a seat under the window adds storage and a cosy spot. Drawers make it easy for children to reach their things. It also keeps the floor clear.

Common reasons to get in touch include:

  • No comfortable place to sit in the light
  • No space for toys and games
  • A bay window that’s hard to furnish
  • Wanting a seat without blocking the radiator

If your home is as old as some of the listed buildings nearby, like Church of St Giles, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

Before you choose who makes it

  • How they’ll get the furniture into the room
  • How they handle walls that aren’t straight
  • Who does any electrics, plumbing or gas work
  • Will the quote be in writing?

Our checklist for choosing a carpenter

Made for the room, or bought in a box?

We scribe each seat to follow the walls and floor, so it fits neatly at the walls and floor. A bench simply sits in front of the window. In an older room, the difference shows. Large off-the-shelf pieces can make a small room feel smaller, while fitted furniture, painted in a colour that suits the walls, reads as part of the room.

Rooms that are not square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That’s reflected in the quote.
