Your questions about window seats in Angel

Does a conservation area in or near Angel affect fitted furniture?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Can parking be tricky on fitting day in Angel?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you during the design visit.

Do you move sockets or add lighting?

No. We’re carpenters, so electrical work is for your electrician. We can plan cable routes into the design, and any new sockets are best done before fitting day.

What if my walls and floors are out of level?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

What happens when you come to measure?

It’s a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, then send a quote in writing.

What is a window seat made from?

We use moisture-resistant MDF and birch plywood. Birch plywood gives strength to the frame and seat, and MDF takes paint well for the fronts and grilles. Everything is finished by spray painting or hand painting.

About our window seats in Angel

A window seat can hide a surprising amount of storage. A lift-up lid is simple and gives access to the full depth, while drawers mean you don’t have to move a cushion to reach things. We’ll talk through which suits the way you use the room. If you are living with off-the-shelf pieces that never quite fit the window and no space for toys and games, that is what window seats are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

Getting materials into a block means planning the lift, the corridor and the front door of the flat. Around Angel, most households are in purpose-built flats, so window seats are drawn in sections from the start. Floors in the corridor and the flat are covered on the way in.

The furniture is made in our workshop after you’ve had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

Flats, blocks and rented homes

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of, after checking the walls at the design visit.

Landlords furnishing a let use fitted furniture too. The materials are the same as for any home: moisture-resistant MDF and birch plywood, with a spray or hand-painted finish.

Tips worth knowing

Getting the most from window seats starts with the planning and carries on after fitting day. These are worth keeping in mind:

  • Think about what you will store under the seat
  • Think about whether you’d like shelves either side
  • Let us know about the radiator before we visit
  • Think about the cushion you’d like and who will make it

We open each lid and drawer with you before we go. If there is a radiator grille, we make sure the radiator is clear and the grille is in place. That way, everything works as planned.

Open and close lids with care, rather than letting them drop. It keeps the hinges and edges in good order. Do not overfill drawers, as heavy loads strain the runners.

Window seats for homes in Angel

The biggest shares of homes in the streets around Angel were built before 1919 (about 39%) and between 1945 and 1972 (about 23%), according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Entries on the National Heritage List near the centre of Angel include Sadler House (Grade II*), less than half a mile south, and Wells House (Grade II*), under half a mile south. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. The council’s conservation officer is the person to ask before work starts. About 69% of households in the neighbourhood around Angel live in purpose-built flats, based on Census 2021. For a flat, window seats are made in sections sized for the stairs, the lift and the doors. Building management rules on lifts, deliveries and working hours are worth checking early.

The wider area includes historic houses such as Dr Johnson's House, about 1.2 miles south. For a period home anywhere nearby, a radiator under the window just needs a grille in the seat front. If you live in a period home close to St Mark's Church, a radiator under the window just needs a grille in the seat front. If your children go to St John Evangelist RC Primary School or a school nearby, window seats can be planned around what a family needs to keep, from coats and bags to sports kit.

What happens on fitting day

You are welcome to ask questions while we work. Most of the decisions were made at the design visit and set out in your quote, so the day itself is about careful fitting. How long fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. In a block of flats, the stairs, landings, lift and doors matter as much as the room: window seats are made in sections sized for each of them. Mansion block lifts can be small, and some blocks have no lift at all.

  1. It starts when you get in touch about a window seat. Say how you’d like to use it, if you know.
  2. At the design visit, we look at the window, the radiator and what you need.
  3. A written quote follows, with the fitting days agreed.
  4. We make the seat, the lids or drawers and any grille in our workshop.
  5. The seat is fitted and set level, ready for a cushion.

Getting ready for fitting day

  • Point out meters, boilers and fuse boards near the furniture
  • Clear the area where the furniture is going
  • Take down pictures, mirrors and shelves from the wall

Starting with a design visit

The quote is built from the design visit. We measure the room properly, check how the walls and floors run and talk through the design with you. Afterwards, we send a written quote for you to look over. To arrange the visit, message us from the contact page.

Bespoke window seats or ready-made?

Off-the-shelf benches aren’t designed to sit over a radiator. Put in front of one, they can trap the heat. We design a grille into the seat so the radiator keeps working. Big standalone units don’t always fit the lift or the turn on the stairs, while fitted furniture arrives in sections sized for the route. The sections are assembled once inside.

Rooms that are not square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it, written once we have measured up.

  • Work on the window frame or glass
  • Fabric covers and cushions
