Making use of awkward spaces in Old Coulsdon

The biggest shares of homes in the streets around Old Coulsdon were built between 1945 and 1972 (about 47%) and between 1919 and 1939 (about 36%), on the Valuation Office Agency’s council tax figures for 2025. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Within a mile of the centre of Old Coulsdon, 3 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. About 77% of households in the area around Old Coulsdon live in detached or semi-detached houses, in the ONS Census 2021 figures. A house like that typically has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.

For a flat near Coulsdon South station, the lift, the stair turns and the front door all set the largest piece that can come in. If you live near Dollypers Hill, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

About our window seats in Old Coulsdon

Lots of period homes across London have sash windows. Under a sash, the seat is set below the cill so the window can still be used. Where there are working shutters, the seat must leave room for them to fold back. These details are measured when we visit your home in Old Coulsdon. We make window seats from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are a nursery or bedroom short of storage and an empty bay that doesn’t get used.

Landings in houses from between the wars are often roomier than in a Victorian terrace, which can hold fitted storage for linen and spare bedding. Around Old Coulsdon, where interwar homes and semis are a big part of the housing, the landing is worth a look as well as the hall. If a boiler or cylinder sits there, it keeps its clearances and access.

The written quote is your record of the job. It sets out the window seat designed for your room, what it’s made from and how it’s finished.

Flat-pack or bespoke?

Where bespoke earns its keep is in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.

Cost matters, and it is fair to say so: flat-pack is normally cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

Is it time for window seats?

A radiator under the window often makes the space hard to use. A seat with a grille in the front keeps the radiator working and the window usable. It solves the problem of what to do with the space.

People normally get in touch with us about things like these:

  • A period room that needs furniture to suit it
  • Needing more storage in the room
  • A recess under the window doing nothing
  • Off-the-shelf pieces that never quite fit the window

For a family home near Keston Primary School, deep drawers suit the bulky things families collect, from scooters to swimming kit.

Before you choose who makes it

  • A quote in writing that sets out the job
  • Are the boards named, like MDF or plywood?
  • How they’ll get the furniture into the room
  • Do they scribe the furniture to the walls?

What we do not do

Some parts of a job need another trade, like an electrician, a plumber or a Gas Safe registered engineer. Here’s what to know:

  • Repairs to sash windows, cills or shutters
  • Plastering and decorating around the seat
  • New sockets or lights near the window, which are for your electrician

Not sure whether your space suits window seats? You can message us from the contact page and we’ll tell you before you arrange a visit. How it works.

How fitting works for window seats

Furniture made in a workshop still has to meet the room it is going into, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall, closing the gaps a standard unit would leave. How long the fitting itself takes depends on the size of the window and the design, and we confirm the fitting days in your quote. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Hand-painted furniture can be finished on site; spray-painted pieces arrive finished from the workshop. Saturday fitting is possible by prior arrangement.

  1. You let us know about the window and the room, with a note of any radiator or shutters.
  2. We measure the window, the cill and any radiator or shutters. Then we talk through the seat height and storage.
  3. We agree the seat, the storage and the finish, and send a quote in writing. Take your time with it.
  4. Every part is made at our workshop, ready for a spray-painted or hand-painted finish.
  5. The seat is fitted, scribed to the walls and checked with you. A radiator grille, if there is one, lets the heat through.

Before fitting day

  • Let us know if your street is in a controlled parking zone
  • Keep pets out of the room and the hallway
  • Take anything hanging off the wall we are fitting to

How to get a quote

It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, particularly with rough sizes. To share them, drop us a line using the contact form, and we’ll suggest a time for a design visit.

Is bespoke worth it?

With a ready-made bench, the colour is the maker’s choice. Ours is spray-painted or hand-painted in a colour agreed with you, so it can match the woodwork or the walls. Walls in interwar houses are straighter than in older ones, but rarely perfect, so standalone furniture can still lean or leave gaps. Built-in pieces are adjusted to the room on site.

In London, parking can affect the price. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension near your home. Tell us about parking at the design visit.

Why choose us

  • Made for your room, not a standard size
  • Edges scribed to follow your walls
  • Every quote follows a design visit
  • Saturdays by prior arrangement

Your questions about window seats in Old Coulsdon

Can you make window seats for a home in Old Coulsdon?

Yes, Old Coulsdon is within the area we cover, which takes in all of Croydon and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.

I live near Coulsdon South station. Is that in your area?

Yes, homes across Croydon and the rest of London are within the area we cover. You can message us from the contact page to arrange a design visit.

Do I need planning permission for fitted furniture?

Not normally. Conservation area controls are largely about how buildings look from outside, and furniture inside a house doesn’t normally need it. In a listed building, check with the council’s conservation officer before any work.

Do I get to choose the colour?

You do. We agree the colour with you before anything is painted.

Can a window seat go over the radiator?

Yes. We build a grille or an open front into the seat so the heat is not trapped. Space is left around the radiator too. Moving the radiator is for your plumber, if you’d prefer it elsewhere.

Do I need to be at home on fitting day?

We need access, so someone has to let us in. After that, you don’t need to stay in the room.
