When is bespoke worth it?

Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well, and it’s quick to buy.

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture can’t usually do that in an older room.

How we make window seats for Thornton Heath

A radiator under the window is common, and a seat has to work with it. A seat built over a radiator needs a grille or an open front, so the heat is not trapped. We design the grille into the front of the seat and leave space around the radiator. We’ll look at your radiator at the measuring visit in Thornton Heath. People typically come to us about an empty bay that doesn’t get used and a nursery or bedroom short of storage, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Outside walls in houses from before 1919 are usually solid brick, which can be cold, so storage against it is designed with ventilation behind. A large share of the homes around Thornton Heath date from then. Damp should be sorted before anything is fitted against the wall.

Materials are named in the quote: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

What affects the cost of window seats

What it costs comes down to the materials and the time involved. The main factors are:

  • Stairs, lifts and the route to the room
  • The finish: spray painted or hand painted
  • Doors and drawers, and how many
  • Parking and unloading on your street

Every piece is quoted for your room after the design visit. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

What to send when you get in touch

Some details help us understand the job before we visit. When you contact us, it is useful to send:

  • Where you live, with the postcode
  • Pictures of styles you like, if you have any
  • Rough measurements: width, height and depth
  • What kind of home it is, and which floor the room is on

The price comes in a written quote, worked out from the measurements and the design you choose. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. To arrange a visit, tell us about the room on our contact form.

Do you need window seats in Thornton Heath?

A window seat fits well with the sash windows and bays of many older houses. Painted to suit the room, it can sit with the original features. It suits anyone who wants new furniture to sit well in a period room.

If any of these sound familiar, it’s worth getting in touch:

  • Standard furniture leaving gaps in a bay
  • Looking for a reading spot by the window
  • An empty bay that does not get used
  • A radiator under the window getting in the way

Close to Grangewood Park? Window seats can be designed to hold outdoor kit, from walking boots to picnic things.

What to check before you book

  • How they’ll get the furniture into the room
  • How they deal with uneven walls and floors
  • Which parts of the job need an electrician or a plumber
  • Whether the quote says what the furniture is made from

Thornton Heath homes and window seats

The biggest shares of homes in the neighbourhood around Thornton Heath were built before 1919 (about 53%) and between 1919 and 1939 (about 27%), according to Valuation Office Agency council tax figures (2025). It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Near the centre of Thornton Heath, Historic England’s list includes Church of St Stephen (Grade II), less than half a mile west. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, can require listed building consent from the council. Check with the council’s conservation officer first. On TfL’s red routes, the rules on stopping and loading are strict. If your home is on or just off a main road, it’s useful to mention it. We can then plan where the van will stop.

The wider area includes historic houses such as Kingswood House, about 2.4 miles north-east. For a period home anywhere nearby, a radiator under the window just needs a grille in the seat front. For a flat near Thornton Heath station, it is useful to book the lift and tell the concierge before fitting day.

Questions we’re often asked

Can parking be tricky on fitting day in Thornton Heath?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you during the design visit.

Is Thornton Heath in the area you cover for window seats?

Yes. We cover all of Croydon and the rest of London, and Thornton Heath is part of that. The first step is a design visit, where we measure and go through the design, followed by a quote.

How long is the fitting for a window seat?

How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote. Every part is built in our workshop before we arrive. Saturday fitting is possible by arrangement.

Do I choose the paint colour?

You do. We agree the colour with you.

My walls aren’t straight. Is that a problem?

That’s normal in older homes, and it is what scribing is for. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

Can you build a seat beneath sash windows?

Yes. Sash windows are a natural place for a seat in many period homes. The cill height and any shutters are measured carefully, so the seat sits neatly and the window still works. Repairs to the window itself are not our work.

How fitting works for window seats

Furniture made in a workshop still has to meet the room it is going into, and fitting day is where that happens. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall, until the line is tight. How long the fitting itself takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. Where a period house has been split into flats, the way in often goes through shared parts, so neighbours may appreciate a note before fitting day. The sections are sized for the narrowest point on the route. Saturday fitting is possible by arrangement.

  1. You get in touch about a window seat.
  2. We visit to measure and talk through the design, the storage and the finish.
  3. A quote in writing follows, with the finish written in.
  4. We build the seat in our workshop from moisture-resistant MDF and birch plywood, ready for the finish you chose.
  5. The seat is fitted and scribed, and any hand painting is done on site.
  6. Fresh paint takes a while to cure, so go gently with the seat and lids at first.

Advice

What window seats cannot fix

Damp treatment and building work are for other specialists, so these points are worth knowing:

  • New sockets or lights near the window, which are for your electrician
  • Any change to radiator pipes, which needs a plumber
  • Fixing the window itself

If in doubt, you can tell us about the room on our contact form and describe the room before you arrange a visit. How a job runs, step by step.
