Window seats in Upper Norwood, Croydon

- Nowhere to keep blankets, toys or books
- A sash window with space beneath it going to waste
- A radiator that makes the space hard to use
Window seats designed for your room
Window seats for homes in Upper Norwood
Sash windows are a feature of many older London homes. A seat beneath one needs to sit below the cill so the window still opens and closes easily. If the window has shutters, the seat is planned so they can still open fully. These details are measured when we visit your home in Upper Norwood. We make window seats from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and people most often get in touch about wanting a seat without blocking the radiator and no comfortable place to sit in the light.
A deep space is only useful if you can reach the back of it, so drawers, lift-up lids or shallow shelves are chosen to suit the space. For a home in Upper Norwood, what works depends on how deep and how tall the space is. Services like meters and boilers stay reachable.
A written quote follows the design visit. It describes the design we discussed, the materials and the finish, so it is clear what’s included.

What happens on fitting day
If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so fitting day is about putting it in place carefully and leaving everything tidy. The time the fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. It helps to clear the room and the route in before fitting day, including pictures on nearby walls. Floors and doorways are protected before anything comes in. Sections are then carried in and assembled.
- You send us a note about the window and the seat you’d like.
- At the design visit we agree the seat and talk about colour, with a choice of spray painting or hand painting.
- You receive a written quote for the design, materials and finish.
- The seat is made in our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is done there for a smooth, even surface.
- The seat is fitted and scribed, and any hand painting is done on site.
- Fresh paint takes a while to cure, so go gently with the seat and lids at first.
Before we arrive
- Move anything in the hall or on the stairs out of the way
- Clear the area where the furniture is going
- Take anything hanging off the wall we are fitting to
Getting a quote
To make a start, drop us a line using the contact form and tell us a little about the room and roughly what you’d like. We then arrange a design visit to measure and talk through the design, and send you a quote in writing afterwards.

How it is made
Spray-painted finish
A spray-painted finish works well on grilles as well as flat fronts. We do it in our workshop, where the finish can be kept even. Any paint colour agreed with you can be used.
Hand-painted finish
Hand painting gives a slightly softer look than spraying. It can be applied on site, in a colour agreed with you. It can match the woodwork around the window.
Upper Norwood homes and window seats
About 35% of the homes in the neighbourhood around Upper Norwood went up before 1919, and about 25% between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Entries on the National Heritage List near the centre of Upper Norwood include Subway (Grade II*), about 0.5 miles east, and Christ Church (Grade II), under half a mile north-east. For a listed home, works inside that affect its character may need listed building consent from the council, for instance removing or fixing into original panelling. It is worth speaking to the council’s conservation officer before the design is final. Purpose-built flats are home to about 43% of households in the neighbourhood around Upper Norwood, the 2021 Census shows. For a flat, window seats are made in sections sized for the stairs, the lift and the doors. Building management rules on lifts, deliveries and working hours are worth checking early.
For an older house near Christ Church, window seats can be scribed to follow a bay that is rarely square. The wider area includes historic houses like Kingswood House, about 0.8 miles north. If your own home is a period one, the deep reveals of an older window can frame a seat neatly. For a flat near Gipsy Hill station, the lift, the stair turns and the front door all set the largest piece that can come in.

Practical tips
Fitted furniture is part of the room, so it is worth looking after. Here are a few tips worth knowing:
- Make sure any shutters still open fully
- Let us know about parking near your home
- Move furniture away from the window so we can measure
- Think about what you will store under the seat
If you’re having a cushion made, we’ll give you the exact size of the seat. Wait until the paint has cured before putting the cushion on, to protect both the fabric and the finish.
Avoid standing on the seat to reach the window or curtains. Standing on it can mark the paint and strain the lid. A little care keeps it looking good.
Bespoke window seats or ready-made?
Ready-made seats rarely allow for a radiator. Placed in front of a radiator, they block the warmth. We design a grille into the seat so the radiator keeps working. Ready-made pieces come with a fixed inside layout, which may not suit what you need to store. Fitted furniture is laid out inside around your things.
Every room is priced on its own, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.

Flats, blocks and rented homes
If your building is on a red route or a busy main road, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so tell us about it during the design visit.
If the property is let, we’ll need access agreed with the tenants. An agent can arrange access for you, and the written quote can go to whoever needs it.

Questions we’re often asked
I live in a flat in Upper Norwood. How will the furniture get up the stairs?
We measure the route in as well as the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.
Will a conservation area stop me having window seats fitted in Upper Norwood?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Do you work on Saturdays?
Yes, by arrangement. Let us know when you get in touch if a Saturday suits you best.
Do I choose the paint colour?
The choice is yours, and we agree it with you before the furniture is finished. Spray and hand-painted finishes both use the colour you’ve chosen.
Can you fit a window seat under a sash window?
Yes. Seats suit sash windows in many older homes. The cill height and any shutters are measured carefully, so the seat sits neatly and the window still works. Repairs to the window itself aren’t our work.
Can you build a window seat over a radiator?
Yes. The seat has a grille or open front, so the warmth can reach the room. Space is left around the radiator too. If you want the radiator moved, that is work for your plumber.
