Broad Green Window Seats

In Broad Green, we design window seats around the room you actually have. We design your window seat at a visit to your home, make it in our workshop and fit it.

  • A sash window with space beneath it going to waste
  • Wanting a seat without blocking the radiator
  • Looking for a reading spot by the window

How we make window seats for Broad Green

In many period houses, a bay window is the obvious place for a seat. A bay is rarely a simple shape, with angled sides and walls that aren’t quite straight. We measure every face and scribe the seat to follow them, so the seat follows the bay exactly. It’s the kind of space where a ready-made bench never quite fits. Typical reasons to get in touch are nowhere to keep blankets, toys or books and toys spread across a bedroom floor; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Not every home has a loft conversion, a bay or a cupboard under the stairs, but almost every home has somewhere storage could go. For a home in Broad Green, the design visit is where the options are worked out. Window seats are then built in our workshop and fitted on site.

After the design visit, we send you a quote in writing. It describes the design we discussed, the materials and the finish, so you know exactly what you are getting.

Could you do it yourself?

If you are handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, because scribing and the right fixings start to matter.

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t usually do that in an older room.

Fitting day, step by step

You are welcome to ask questions while we work. Most of the decisions were made during the design visit and set out in your quote, so the day itself is about careful fitting and leaving everything tidy. The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Clearing the room and the way in beforehand makes the day easier, including anything on the walls near the work. We cover floors and doorways first. Then the sections come in and are joined in place.

  1. To begin, send us a few details through our contact form; a brief note on the bay or sash window is enough.
  2. We visit to measure up and work out how warm air from the radiator will reach the room.
  3. Your written quote sets out the seat, the grille, the materials and the finish.
  4. We make the seat and grille in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit it in your home and scribe it to the walls, with the finish sprayed beforehand or painted by hand on site.

Starting with a design visit

The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a quote in writing for you to look over. To arrange the visit, use our contact form.

Advice

Before and after fitting day

These points come up often when people plan window seats. They’re worth knowing before and after fitting:

  • Check the shutters so the seat can leave room for them
  • Note the position of any radiator and its pipes
  • Let us know about parking near your home
  • Think about what you’ll store under the seat

Wiping the seat with a soft, damp cloth is typically all it needs. Dry it afterwards, and avoid abrasive pads and strong solvents. The front edge of the seat is touched most, so give it a wipe now and then.

Lift lids gently and lower them carefully. That protects the hinges and the paint. Don’t overfill drawers, as heavy loads strain the runners.

Fitted storage in Broad Green

About 38% of the homes in the streets around Broad Green went up before 1919, and about 22% between 1919 and 1939, in the VOA’s 2025 council tax stock figures. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Entries on the National Heritage List near the centre of Broad Green include West Croydon United Reformed Church (Grade II), less than half a mile west, and Church of St Saviour (Grade II), less than half a mile north-east. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, may need listed building consent. Check with the council’s conservation officer first. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. That includes the vans that bring and fit furniture in Broad Green. We go through parking and access at the measuring visit.

For a family home near Elmwood Infant School, deep drawers suit the bulky things families collect, from scooters to swimming kit. If your home is one of the older houses near Church of St Saviour, the deep reveals of an older window can frame a seat neatly. If you live near Waddon Ponds, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

When you need someone else

Electrics, plumbing, gas, plastering and structural work are not part of what we do. Please bear these in mind too:

  • Any wiring, which needs an electrician
  • Plastering and decorating around the seat
  • Making the seat cushion, which isn’t our work

If in doubt, you can fill in our short enquiry form and describe the room before you arrange a visit. How a job runs, step by step.

Pull-out drawers

A seat can have drawers along its whole length, or drawers with a lid section. Around a radiator, the drawers are placed to leave room for the heat. The design visit settles the mix.

Birch plywood

Birch plywood is made in layers, which makes it strong and stable. It goes into the frame, the seat top and the drawers, with the edge either shown or painted.

Questions we are often asked

Can you fit furniture in a home close to West Croydon station?

Yes. We cover all of Croydon and the rest of London. You can use our contact form to arrange a design visit, and let us know about parking and access at the same time.

Will parking be an issue for fitting furniture in Broad Green?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you during the design visit, so we can plan the day around it.

Do pictures help?

Yes. They give us a feel for the space before we visit. It is useful to show radiators, sockets and anything else on the wall.

Do I need to be at home on fitting day?

Someone needs to be there to let us in. After that, you don’t need to stay in the room.

Does fitted furniture need planning permission?

Usually not. Inside a house, fitted furniture doesn’t normally need planning permission. If the building is listed, works affecting its character may need listed building consent, so ask the council’s conservation officer.

What do you do at the measuring visit?

We measure the room, check how level the walls and floors are and go through the design with you. We’ll also ask about access and parking, and afterwards we send a written quote.
