Seven Kings Window Seats

In Seven Kings, we design window seats around the room you actually have. We design your window seat at a visit to your home, make it in our workshop and fit it.

  • Wanting a seat without blocking the radiator
  • A bay with no furniture that fits
  • Wanting a quiet place to read

How fitting day works

You will not need to do much on the day. We need someone to let us in at the start, and the room should already be cleared. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. How long fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. Scribing is done on site, which means some cutting in the room or close by, so a clear area to work in near the room helps. We keep dust down and tidy as we go. Where the finish is hand-painted, it can be done after the pieces are in.

  1. It starts when you contact us with a few details about the window, including any radiator under it.
  2. At the design visit we measure the bay or recess and check the radiator, cill and any shutters.
  3. A quote in writing follows, with the design, finish and fitting days set out.
  4. We make the seat, the lids or drawers and any grille in our workshop. We use moisture-resistant MDF and birch plywood.
  5. We bring it to your home, fit it and leave it ready to use.

Window seats in Seven Kings: what you get

Window seats work in bedrooms and children’s rooms as well as living rooms. Drawers or a lift-up lid turn it into storage as well as seating. Drawers can be easier than a lid for children to use. In Seven Kings, the design visit is where the details are settled. People usually come to us about a child’s room that needs storage and seating and wanting a quiet place to read, and the answer is built in our workshop from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

A solid brick outside wall in an older house can be cold and sometimes damp, so storage against it is designed with ventilation behind. That matters around Seven Kings, where a large share of the homes are that old. Any damp is dealt with before storage goes in.

A quote in writing is the clearest record of what we’ve agreed. It sets out the window seat designed for your room, what it’s made from and how it’s finished.

FAQs: window seats in Seven Kings

Is parking a problem for fitting in Seven Kings?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to let us know about parking during the design visit, and we’ll plan around it.

I live near Seven Kings station. Is that in your area?

Yes. We cover all of Redbridge and the rest of London. To get started, you can fill in our short enquiry form with a few details about the room, and tell us about parking and access at the same time.

What happens when you come to measure?

We measure the room, check how level the walls and floors are and talk through the design with you. We will also ask about access and parking, and a written quote follows.

Can you fit furniture on an external wall?

External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.

Is a lid or drawers better for a window seat?

The answer depends on what goes under the seat. A lid gives access to the whole space, good for blankets and occasional things, while drawers mean you don’t have to move the cushion.

What is a window seat made from?

Our window seats are made from moisture-resistant MDF and birch plywood, then painted. A moisture-resistant grade suits a spot by a window, where condensation can form. Your quote confirms the materials and finish.

What it costs

What you pay depends on:

  • How square the room is
  • Stairs, lifts and the route to the room
  • Spray painting or hand painting
  • Parking and unloading on your street

The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside.

Getting in touch

To give us a picture of the room, it is useful to include:

  • A few photos of the space, taken from the doorway and from each corner
  • What you’d like to store or use the space for
  • Rough sizes, even if they’re only to the nearest few centimetres
  • Where you live, with the postcode

The price comes in a written quote, worked out from the measurements and the design you choose. Each room is different, so we quote after seeing it, when we’ve measured up and talked through the design. To arrange a visit, message us from the contact page.

Storage in Seven Kings homes: local notes

In the area around Seven Kings, the largest groups of homes date from before 1919 (about 45%) and between 1919 and 1939 (about 28%), going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. About 28% of homes in the streets around Seven Kings date from between 1919 and 1939, in the VOA’s 2025 council tax stock figures. Bay windows are a feature of many interwar houses, and they suit a seat with storage below, with a grille where there is a radiator underneath. Controlled parking zones are run by the boroughs, so the rules in Redbridge are set locally. If parking near you is controlled, a visitor permit or a bay suspension may be needed, and the council arranges suspensions, often with notice. It’s useful to tell us about parking at the measuring visit.

If you live near South Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things. If your home is one of the older houses near St John the Evangelist, a seat under a sash window can keep shutters and cills clear.

Do you need window seats in Seven Kings?

A radiator under the window often makes the space hard to use. A seat with a grille in the front keeps the radiator working and the window usable. It’s a neat answer to a common problem.

People typically get in touch with us about needs like these:

  • Looking for a reading spot by the window
  • Wanting new furniture to sit well in an older room
  • Nowhere to keep blankets, toys or books
  • A child’s room that needs storage and seating

Living in a block of flats near Seven Kings station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in.

Practical tips

A little care keeps the finish looking good, whether it was spray painted or hand painted. Here are our suggestions:

  • Think about matching the woodwork or the walls
  • Clear the bay or window area before the design visit
  • Think about whether you’d like shelves either side
  • Mention any parking rules on your street

We can give you the seat measurements for a cushion maker. Let the paint cure before the cushion goes on, to protect both the fabric and the finish.

Condensation on the glass can drip onto the cill and the seat, so wipe it away. Keep the window ventilated in cold weather. Dry any water on the paint promptly.

DIY, flat-pack or bespoke

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture cannot normally do that in an older room.

Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That’s something we plan for in the design.
