Window seats designed for your room
How we make window seats for Monkhams
Lots of period homes across London have sash windows. A seat beneath one needs to sit below the cill so the window still opens and closes easily. If the window has shutters, the seat is planned so they can still open fully. We check all of this at the design visit in Monkhams. Most enquiries start with a child’s room that needs storage and seating and needing more storage in the room, and the answer is made in our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.
Around Monkhams, with interwar houses or semis making up much of the housing, the hall is often wide enough for coat and shoe storage. Bays at the front suit a seat with storage below, with a grille so any radiator below keeps heating the room. Window seats are measured and made for the house you have.
The furniture is made in our workshop after you have had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so you can check every detail beforehand.

England has around 10,000 in all, and their controls are mainly about the outside of buildings. London’s red routes are run by TfL, and stopping on them is tightly controlled. If your street in Monkhams joins a main road, it is worth telling us at the design visit. Then we can work out where to load and unload.
Near listed buildings like Main Quadrangle, under half a mile north of the centre of Monkhams, older homes may keep original joinery that window seats can be designed around. For a listed home, fixing into original features can need listed building consent. Living in a block of flats near Highams Park station? Then the route in is measured not just the room, and the sections are sized to fit it. Close to The Highams Park? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

What happens on fitting day
Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, which keeps the lines straight. After that, it’s fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. Fitting day means carrying in the sections, joining them and fitting them to the walls. Hand-painted furniture can be finished on site; spray-painted pieces arrive finished from the workshop. Saturdays can be arranged.
- It starts when you get in touch about a window seat.
- At the design visit, we look at the window, the radiator and what you need. Shutters and cills are noted too.
- Your quote sets out the design, the materials and the finish. Read it through and ask if anything is unclear.
- We make the seat, the lids or drawers and any grille in our workshop, from moisture-resistant MDF and birch plywood.
- The seat is fitted and set level, ready for a cushion, with the lids or drawers checked with you.
How to prepare
- Clear the walls of pictures and shelves
- Mention any parking restrictions on your street
- Keep pets out of the room and the hallway

Advice
What affects the price in Monkhams
Each piece is designed for one room, so each price is too. The things that affect it are:
- Spray painting or hand painting
- Stairs, lifts and the route to the room
- Hanging rails, shelves, drawers and other fittings inside
- How big the furniture is
We don’t publish set prices, because each job is designed for a single room. We measure up, discuss the design and send a written quote. To start, send us a few details through our contact form.
What to send when you get in touch
A little information at the start saves time later. Where you can, include:
- Approximate measurements of the space
- Whether it’s a house or a flat, and if there are stairs or a lift
- Pictures of styles you like, if you have any
- The postcode, so we can plan the visit
To get a quote for window seats in Monkhams, fill in our short enquiry form. Let us know the room and the rough idea. Next comes a design visit, followed by a quote in writing.
Questions from Monkhams
Is parking a problem for fitting in Monkhams?
It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit, and we’ll plan around it.
Is Monkhams in the area you cover for window seats?
Yes, Monkhams is within the area we cover, which takes in all of Redbridge and the rest of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.
How much does a window seat cost?
Because every job is different, the cost is set out in a written quote after the visit. The shape of the window, the mix of drawers and lids, and any grille all play a part. Everything is set out in a written quote after the visit.
Can you add sockets inside the units?
No. Any new wiring, sockets or lights need an electrician. We’ll design around them.
Who chooses the colour?
You choose it. We agree the colour with you, and it is set out in the quote.
Do you work on Saturdays?
Yes, by prior arrangement. If a Saturday works better for you, say so when you contact us.
Made for the room, or bought in a box?
Standard storage benches come in set sizes. Bespoke seats are made to the size of the space, so nothing is wasted, with drawers, a lift-up lid or a mix below. Off-the-shelf units come in set widths, so a run along a wall typically ends with a gap, which fitted furniture avoids. It can also go up to the ceiling rather than stopping short.
Rooms that aren’t square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote.

What it is made from
Lift-up lids
A lid can run the full width of the seat or be split into sections. Smaller lids are easier to open. We will discuss the options at the design visit.
Moisture-resistant MDF
We use moisture-resistant MDF because it is stable and gives a smooth surface for paint. It’s used for the fronts, side panels and radiator grilles. The moisture-resistant grade is a sensible choice next to a window.
Flats, blocks and rented homes
If the property is let, we’ll need access agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.
In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways along with the room itself, so each section is sized to get through.
