Window seats across Redbridge: what to expect

Many windows have a radiator beneath them. A seat built over a radiator needs a grille or an open front, so the heat is not trapped. The front of the seat includes a grille, with space left around the radiator. When we visit in Redbridge, we will check the radiator and plan around it. Most enquiries start with an empty bay that doesn’t get used and toys spread across a bedroom floor, and the answer is made at our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

If anything comes up on the day, just ask. Most of the decisions were made at the design visit and set out in your quote, so fitting day is about putting it in place carefully. How long fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote.

  1. To begin, get in touch through our contact form; a brief note on the bay or sash window is enough.
  2. We visit to measure up and work out how warm air from the radiator will reach the room.
  3. Your written quote sets out the seat, the grille, the materials and the finish.
  4. We make the seat and grille in our workshop from moisture-resistant MDF and birch plywood.
  5. The seat is fitted with the radiator grille in place, so the heat keeps moving.

How our quotes work

Every piece is quoted for your room after the design visit. Bigger pieces use more board and take longer to make and fit, so size comes first. Doors, drawers, internal fittings and the finish make up most of the rest.

What you get with us

  • Built around your room
  • Fitted tight to walls that aren’t straight
  • A design visit, then a written quote
  • 300+ projects completed

How to get a quote

If you know what you want, say so; if you do not, that’s fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To arrange a visit, tell us about the room on our contact form.

Landmarks near Woodford

The streets we cover here include those near Churchfields Junior School, St Barnabas' Church and Woodford Green Preparatory School. Other local landmarks include Former White Hart Public House (0.7 miles south-west), The Highams Park (1.1 miles north-west) and Woodbridge High School (close by, under half a mile south-east). Woodford’s nearest station is Highams Park station, about 1.3 miles west of the centre. Well-known places in the area include Wanstead Hospital (1.4 miles south). For a walk, there’s Highams Park Lake.

Tricky spaces in homes across Redbridge

Older homes in Redbridge often hide useful space behind awkward shapes. Window seats can follow the slope of a staircase or a ceiling, or the line of a bay. Everything is scribed and levelled on site.

Homes built between 1919 and 1939 make up about 34% of the housing in Redbridge, with about 27% built before 1919, going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. About 34% of homes in Redbridge date from between 1919 and 1939, in the VOA’s 2025 council tax stock figures. Many houses of that era have bay windows, natural places for a window seat, with a grille where there is a radiator underneath. About 32% of households in Redbridge live in terraced houses, according to Census 2021. Bay and sash windows are common in London terraces, and suit a window seat.

Redbridge is part of the area we cover, which takes in all 32 boroughs and the City. If you are unsure about access or parking, mention it when you contact us.

Woodford: If you live in a flat close to Highams Park station, the route in is measured along with the room itself, and the sections are sized to fit it. Valentines Mansion, about 2.7 miles south-east, is one of the historic houses in the wider area. If your own home is a period one, a radiator under the window just needs a grille in the seat front.

What we do not do

Damp treatment and building work are for other specialists, so these points are worth knowing:

  • Electrical work around the seat
  • Plumbing work on the radiator under the window
  • Repairs to sash windows, cills or shutters

Flats, conversions and leaseholders

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the measuring visit, and we’ll plan the fitting around them.

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so tell us about it at the measuring visit.

Looking after your furniture

Looking after painted furniture is simple. A few things help it stay looking good:

  • Decide whether you’d like a lid, drawers or both
  • Plan the cushion early so the seat suits it
  • Consider adding shelving around the seat
  • Tell us about parking during the design visit

Small marks on a hand-painted finish can be touched in. It is worth keeping a record of the paint colour. A spray-painted finish is smooth and even, and small marks often wipe off with a damp cloth.

Every so often, look at the hinges and any handles. A loose screw is easy to tighten before it works loose. If something stops working smoothly, fill in our short enquiry form and tell us.

What affects the price in Redbridge

Every room is different, so every job is quoted on its own. These are the things that affect it:

  • What goes inside: rails, shelves, drawers and dividers
  • Stairs, lifts and the route to the room
  • How many doors and drawers there are
  • Walls and floors that are out of level or out of square

There is no price list, because every piece is designed for one room. Instead, we measure, go through the design and then quote in writing. To start, use our contact form.

Helping us understand the room

Here’s what helps us most when you get in touch:

  • Where you live, with the postcode
  • Anything in the way, like radiators, sockets, switches, a boiler or meters
  • Photos of the whole wall or room, including the floor and ceiling
  • What you’d like to store or use the space for

It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space. To send them over, get in touch through our contact form, and we’ll suggest a time for a design visit.

Materials and finishes

Doors and drawer fronts

We make the fronts from moisture-resistant MDF and finish them in the colour you choose. Panelled fronts can echo the woodwork in a period room. The gaps are kept even all along.

Pull-out drawers

Drawers under a window seat are easy to reach, even with a cushion on top. They’re ideal for everyday items. Each drawer is sized for the space.

Your questions about window seats in Redbridge

Which is better under a window seat, a lid or drawers?

Many seats use both. Drawers are easier for daily use, and a lid section holds larger things. In a child’s room, drawers tend to be simpler for small hands. We will suggest a layout during the design visit.

What if the wall is cold or damp?

An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps. If there’s damp, it should be sorted before anything is fitted.

My walls are not straight. Is that a problem?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

Does fitted furniture need planning permission?

Not normally. Inside a house, fitted furniture doesn’t normally need planning permission. If the building is listed, works affecting its character may need listed building consent.

How long is the fitting for a window seat?

The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote. The seat is built in our workshop first, so the time in your home is spent fitting. We work tidily and keep the room as clear as possible.

Which materials go into your window seats?

We use moisture-resistant MDF and birch plywood. Birch plywood gives strength to the frame and seat, while the fronts and grilles are MDF, which paints well. Everything is finished by spray painting or hand painting.

Can you build a window seat over a radiator?

Yes. We build a grille or an open front into the seat so the heat is not trapped. Space is left around the radiator too. If you want the radiator moved, that’s work for your plumber.
