Silvertown Window Seats

Window seats for bays and under sash windows, with storage inside, for homes in Silvertown. We measure, design and quote first, then make it in our workshop and fit it.

  • A sash window with space beneath it going to waste
  • A bay with no furniture that fits

Window seats for your home in Silvertown

Window seats for homes in Silvertown

Cushions aren’t something we supply, so we agree the seat size with you and you can have one made to fit. You can then choose the fabric and style yourself. We plan the depth and height so the seat is comfortable with a cushion on it. Most enquiries start with a bay window that’s hard to furnish and toys spread across a bedroom floor, and the answer is built in our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Hallways in newer flats and houses are often short, with doors opening off every side, so there may be only one useful stretch of wall. With many homes around Silvertown built since 2000, the hall is often where we look first. A shallow cupboard can take coats, shoes and the vacuum cleaner without blocking a door.

We write quotes in plain English. They say what will be made, what it’s made from and how it will be finished.

Do you need window seats in Silvertown?

The radiator beneath a window can make it tricky to put furniture there. A seat with a grille in the front keeps the radiator working and the window usable. It solves the problem of what to do with the space.

Typical reasons people contact us include:

  • Standard furniture leaving gaps in a bay
  • A recess under the window doing nothing
  • Wanting a quiet place to read
  • A radiator under the window getting in the way

If your children go to Britannia Village Primary School or a school nearby, window seats can be planned around what a family needs to keep, from coats and bags to sports kit.

Before you hire any carpenter

  • A written quote that sets out the job
  • Which materials they’ll use, named in the quote
  • Whether they can show you real projects they’ve done
  • Will the doors close with even gaps?

Our checklist for choosing a carpenter

When you need someone else

Electrics, plumbing, gas, plastering and structural work aren’t part of what we do. There are a few other points to bear in mind:

  • Plumbing work on the radiator under the window
  • Making the seat cushion, which is not our work
  • New sockets or lights near the window, which are for your electrician

If in doubt, you can tell us about the room on our contact form and describe the room before you arrange a visit. How a job runs, step by step.

Silvertown homes and window seats

About 84% of the homes in the neighbourhood around Silvertown went up since 2000, and about 13% between 1973 and 1999, on the Valuation Office Agency’s council tax figures for 2025. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. There’s a conservation area within about a quarter of a mile of the centre of Silvertown, according to Historic England’s records. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. Your council can advise if you are unsure. About 89% of households around Silvertown live in purpose-built flats, well above the figure for Newham as a whole, about 44%, in the ONS Census 2021 figures. That puts the stairs, lifts and doors on the route in at the centre of the plan.

If your home is one of the older houses near St Barnabas' Church, a seat under a sash window can keep shutters and cills clear. If you live in a flat close to Custom House station, it is useful to book the lift and tell the concierge before fitting day.

When is bespoke worth it?

Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

Questions from Silvertown

How do you fit window seats in a flat in Silvertown?

We measure the route in along with the room itself: the stairs, landings, lift and doors. Window seats are built in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Can you fit furniture in a home close to Custom House station?

Yes. We cover all of Newham and the rest of London. You can drop us a line using the contact form to arrange a design visit, and tell us about parking and access at the same time.

How is the furniture painted?

You can choose between two finishes: spray painted or hand painted. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

Who chooses the colour?

You choose it, and we agree it with you before the furniture is finished. Whichever finish you pick, it’s in the colour you have chosen.

Do photos help?

Yes. Pictures help us understand the room before the design visit, along with rough measurements. Show anything the furniture has to work around, such as radiators or sockets.

My walls aren’t straight. Is that a problem?

It is something we deal with all the time. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.

Fitting day, step by step

The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. Newer homes often have finished floors, painted walls and new doors that mark easily, so we protect the route before carrying anything in. Door frames and corners get covers too. Once inside, the pieces are joined in place.

  1. First you tell us about the bay or window where you’d like a seat, including any radiator under it.
  2. At the design visit we measure the bay or recess and check the radiator, cill and any shutters.
  3. A quote in writing follows, with the design, finish and fitting days set out.
  4. We make the seat, the lids or drawers and any grille in our workshop. We use moisture-resistant MDF and birch plywood.
  5. We bring it to your home, fit it and leave it ready to use.

Before fitting day

  • Point out meters, boilers and fuse boards near the furniture
  • Book any lift and let the concierge or building manager know
  • Mention any parking restrictions on your street

Ask for a quote

Photos help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, particularly with rough measurements. To share them, send us a few details through our contact form, and we’ll arrange a design visit.

Why bespoke in Silvertown?

Standard storage benches come in set sizes. A seat made for your window can use the full width and depth of the bay or recess, with drawers, a lift-up lid or a mix below. Large off-the-shelf pieces can make a small room feel smaller, while fitted furniture, painted in a colour that suits the walls, reads as part of the room.

Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it, which we write after seeing the room.
