Flat-pack or bespoke?

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot typically do that in an older room.

If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, where scribing and fixings that suit the wall are important.

How we make window seats for West Silvertown

We make the seat itself, and you can source a cushion to the size we give you. That leaves the choice of fabric and style to you. We plan the depth and height so the seat is comfortable with a cushion on it. If your home has no comfortable place to sit in the light and off-the-shelf pieces that never quite fit the window, that’s what window seats are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Many homes around West Silvertown have been built since 2000, and newer homes rarely come with much storage. Fitted storage can turn a hallway recess, a landing or the space under the stairs into somewhere useful. Plasterboard stud walls are common, so fixings go into the studs or use fixings made for the board.

The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. The finish is stated too, whether that is spray painting or hand painting.

Bespoke window seats or ready-made?

Off-the-shelf benches are made for straight walls and square corners, and bay windows rarely offer either. In a bay, a standard bench leaves tricky gaps. A bespoke seat follows the shape of the bay. It is a bigger investment, and the gain is a seat that fits the space. Ready-made units fixed to stud walls are often held by fixings that do not suit the board. Built-in pieces are designed with the right fixings from the start.

In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension near your home. It helps to talk about parking at the design visit, so it can be planned.

Common questions about window seats

Can you fit furniture in a home close to Custom House station?

Yes, homes across Newham and the rest of London are within the area we cover. You can message us from the contact page to arrange a design visit, and tell us about parking and access at the same time.

My home in West Silvertown is a flat. How do you get the furniture in?

At the design visit, we measure the way in along with the room itself. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

How much does a window seat cost?

Your quote is written for your room once we’ve visited and measured. A bay with angled sides involves more work than a straight recess, and drawers more than a lid. We set it all out in a quote in writing.

Do I get to choose the colour?

The choice is yours, and we agree it with you before the furniture is finished. Whichever finish you pick, it’s in the colour you’ve chosen.

Do you move sockets or add lighting?

No. We are carpenters, so electrical work is for your electrician. We can plan cable routes into the design, and any new sockets are best done before fitting day.

Do I need permission in a conservation area?

Not normally. Inside a house, fitted furniture doesn’t normally need planning permission. If the building is listed, works affecting its character can require listed building consent, so check with the council first.

Materials and finishes

Pull-out drawers

Drawers can run the full width or be combined with a lid. Around a radiator, the drawers are placed to leave room for the heat. We agree the layout at the design visit.

Moisture-resistant MDF

Windows can run with condensation in winter, so a moisture-resistant grade of MDF makes sense. It gives a smooth base for paint, and it stays stable once fitted.

Flats, leases and landlords

For flats on red routes or busy main roads, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so tell us about it at the design visit.

Landlords furnishing a let use fitted furniture too, often to make the most of a small or tricky room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, with a spray or hand-painted finish.

From workshop to your room

In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details, so it looks as though it was always there. The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote. On the day, floors are covered first and the sections brought in. Each piece is levelled and fixed to suit plasterboard or block. Any hand painting can be finished on site.

  1. You send us a note about the window and the seat you’d like.
  2. At the design visit we agree the seat and talk about colour, with a choice of spray painting or hand painting.
  3. A written quote follows, with the finish written in.
  4. The seat is made in our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is done there for a smooth, even surface.
  5. We fit it in your home, and a hand-painted finish is applied in the room.
  6. Give new paintwork gentle use while it cures; a hand-painted finish is easy to touch up later.

How to prepare

  • Take anything hanging off the wall we’re fitting to
  • Clear the hallway and stairs so the sections can come through
  • Keep pets out of the room and the hallway
