Window seats designed for your room
Window seats in East Ham
Many windows have a radiator beneath them. A seat built over a radiator needs a grille or an open front, so the heat is not trapped. We design the grille into the front of the seat and leave space around the radiator. We will look at your radiator at the measuring visit in East Ham. We make window seats from moisture-resistant MDF and strong birch plywood, with a painted finish, and the usual reasons to get in touch are a bay with no furniture that fits and a sash window with space beneath it going to waste.
Original features like shutters, cupboard doors and panelling are worth keeping where they survive. With a large share of the homes around East Ham built before 1919, new storage can be made to sit beside them rather than replace them. Door styles can be chosen to suit the age of the house. If your home is listed, check with the council before fixing into original joinery.
You get the quote in writing, so you can read it at your own pace and share it with anyone else involved. It records the design, the materials and the finish we discussed.

Flats, blocks and rented homes
Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind.
If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations. We can’t give advice on leases, so check it yourself or ask your managing agent.
FAQs: window seats in East Ham
Is East Ham in the area you cover for window seats?
Yes. East Ham is one of the places we work, along with the rest of Newham and London. To get started, you can drop us a line using the contact form with a few details.
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Do I need to be in when you fit?
We need access, so someone has to let us in. After that, you don’t need to stay in the room, though we like to go over the furniture with you at the end.
Should I send pictures?
Yes. They give us a feel for the space before we visit. Show anything the furniture has to work around, like radiators or sockets.
Can you come on a Saturday?
Yes, we can arrange Saturdays. Just mention it when you contact us, and we’ll see what we can do.
How is the furniture painted?
There are two ways to finish it: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
Flat-pack or bespoke?
What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.
Where bespoke earns its keep is in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths.
Storage in East Ham homes: local notes
About 55% of the homes in the area around East Ham went up before 1919, and about 16% between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. The National Heritage List records 11 entries within half a mile of the centre of East Ham. You can check whether a particular building is listed on Historic England’s list. The ULEZ, run by TfL, takes in all of London, so Newham is inside it. So any van that delivers or fits furniture in East Ham is covered by it. We plan parking and access with you during the design visit.
If your home is one of the older houses near St Bartholomew's Church, the deep reveals of an older window can frame a seat neatly. Eastbury Manor House, about 1.9 miles east, is one of the historic houses in the wider area. For a period home anywhere nearby, a seat under a sash window can keep shutters and cills clear. Living in a block of flats near Barking station? Then the route in is measured as well as the room, and the sections are sized to fit it.
East Ham is about 1 mile west of Plaistow, within the London Borough of Newham. Whether your home in East Ham is a terraced house, a flat or a newer build, we measure the room as it is and design around it. In Newham, East Ham is one of the places we cover.
We make window seats across the E6, IG11, E13 and E12 postcode area. If your home is on a street like High Street South, Market Street and High Street North, or close by, we can arrange a design visit for window seats. Main roads around East Ham include the A13 and A117, and we plan where the van can stop before fitting day. We also cover the places around East Ham: Wallend (1 mile north-east), Upton Park (1 mile west), Plashet (1 mile north), Beckton (1 mile south-east) and Greengate (1 mile west). We also make window seats in nearby places like Stratford (3 miles west), Canning Town (2 miles south-west), Forest Gate (2 miles north-west), Maryland (3 miles west), East Village (3 miles north-west) and Three Mills (3 miles west). As one of the bigger places in Newham, East Ham is covered for all of our fitted furniture.

Bespoke window seats or ready-made?
One advantage of a standalone bench is that it can go with you. Fitted seats stay with the house, and they make more of the window. Which suits you depends on your plans. Chimney breasts in older houses stand out by different amounts, so the recesses either side are rarely the same, and standard units bought as a pair rarely suit both. Each side can be made to its own size.
What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. We’ll talk through what you need inside at the design visit.

What it is made from
Lift-up lids
With a lift-up lid, the whole space beneath the seat opens up. It’s good for bulky things that aren’t needed daily. The lid is made to lift and close cleanly.
Spray-painted finish
For a crisp look, many people choose a spray-painted finish. It’s applied in our workshop, so treat it gently while it cures fully.
How fitting day works
Fitting day follows a set order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. Then the room is tidied and we look over the work with you. The time the fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Any decorating around the new pieces is for your decorator.
- It starts when you contact us about a window seat. Say how you’d like to use it, if you know.
- We visit to measure and talk about how you’ll use the seat.
- A quote in writing follows, with the fitting days agreed. Read it through and ask if anything is unclear.
- Your window seat is made in our workshop, shaped to the window.
- The seat is fitted and set level, ready for a cushion.
Before fitting day
- Point out meters, boilers and fuse boards near the furniture
- If you live in a block, book the lift and tell the building manager
- Keep pets in another room while we work
Getting a quote
Every quote follows a design visit. We measure the space, check the walls and floors and discuss what you’d like, then send a quote in writing. We quote each job for the room it’s going into, after the design visit. To arrange a visit, tell us about the room on our contact form.
