Window seats in Plaistow, Newham

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. Our work on window seats in Plaistow starts with a design visit, and everything is made at our workshop.

  • A child’s room that needs storage and seating
  • A radiator under the window getting in the way

Window seats in Plaistow

Window seats in Plaistow: what you get

Window seats work in bedrooms and children’s rooms as well as living rooms. Drawers or a lift-up lid turn it into storage as well as seating. For children’s rooms, drawers are often easier for small hands than a heavy lid. In Plaistow, the design visit is where the details are settled. We make window seats from moisture-resistant MDF and birch plywood, finished by spray or by hand, and people most often get in touch about a room with shutters and sashes that deserves a proper seat and nowhere to keep blankets, toys or books.

Across London, neighbouring streets can be decades apart in age, and so do the tricky corners, from bays and stairs to halls and eaves. Window seats are designed for the space you have. Any meters, fuse boards or boilers stay accessible.

The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Common questions about window seats

I live near West Ham station. Is that in your area?

Yes, homes across Newham and the rest of London are within the area we cover. To get started, you can message us from the contact page with a few details about the room.

Can you make window seats for a home in Plaistow?

Yes. We cover all of Newham and the rest of London, and Plaistow is part of that. The first step is a design visit, where we measure and discuss the design, and then we send a quote.

How is the furniture painted?

There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you have chosen.

Do I get to choose the colour?

You choose it. We agree the colour with you, and it’s set out in the quote.

What if the wall is cold or damp?

It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment is not something we do, so any damp needs sorting first.

Do you do the electrics?

No. We are carpenters, so electrical work is for your electrician. We can allow for cable routes in the design, and new sockets should be in place before fitting day.

Window seats in Plaistow: local notes

Homes built before 1919 make up about 40% of the housing in the neighbourhood around Plaistow, with about 22% built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. There are 14 entries on the National Heritage List within half a mile of the centre of Plaistow. Being near listed buildings doesn’t make a home listed, and you can check any address on Historic England’s list. Controlled parking zones are run by the boroughs, so the rules in Newham are set locally. If your street in Plaistow is in a controlled parking zone, a visitor’s permit, a paid parking bay or a bay suspension through the council may be needed. It helps to tell us about parking at the design visit.

If you live near Keir Hardie Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things. If your home is as old as some of the listed buildings nearby, such as St Andrew's Vicarage, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

Plaistow is within the London Borough of Newham. We can visit homes in Plaistow on weekdays, or on a Saturday by prior arrangement. In Newham, Plaistow is one of the places we cover, and the borough has 26 places on our list.

How we price window seats

Prices vary from room to room, for these reasons:

  • The overall size of the piece
  • Spray painting or hand painting
  • Hanging rails, shelves, drawers and other fittings inside
  • Access to the room, like stairs, lifts and narrow halls

Because every job is different, the cost is set out in a written quote after the visit. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

Getting in touch

There’s no need for exact sizes or plans. Just send what you can:

  • Photos of the whole wall or room, including the floor and ceiling
  • Rough sizes, even if they’re only to the nearest few centimetres
  • Where you live, with the postcode
  • What kind of home it is, and which floor the room is on

Every piece is quoted for your room after the design visit. Because every room is different, the quote comes after the design visit. To arrange a visit, fill in our short enquiry form.

Why bespoke in Plaistow?

Off-the-shelf benches come in the maker’s finishes. Ours is spray-painted or hand-painted in a colour agreed with you, so it can match the woodwork or the walls. Few rooms have truly flat walls and level floors, and standalone units show it with gaps and wobbles. Built-in pieces are adjusted to the room as they go in.

Rooms that aren’t square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That’s reflected in the quote, which we write after seeing the room.

Why choose us

  • Designed for the room you have
  • A spray or hand-painted finish
  • Made in our workshop, then fitted in your home
  • Saturdays by arrangement

Read our comparison of bespoke and off-the-shelf or what a quote should include.

Could you do it yourself?

Cost matters, and it’s fair to say so: off-the-shelf furniture normally costs less up front. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t typically do that in an older room.

Fitting day, step by step

Getting everything level comes first. Floors are often out of level, so adjustable feet or a plinth take up the difference. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Parking varies a lot across London, from permit zones to private bays, so let us know what applies at the measuring visit. For a flat, building rules on lifts and working hours are worth checking.

  1. You get in touch and tell us about the window and the room, including any radiator under it.
  2. We come to measure and plan the seat, the storage and any radiator grille with you. We also talk about lift-up lids or drawers.
  3. You receive a written quote for the seat we have discussed.
  4. We make the seat, the lids or drawers and any grille in our workshop.
  5. The seat is fitted in your home and checked so the lids and drawers run well. Any radiator grille is fitted so heat can still reach the room.

Getting ready for fitting day

  • Move furniture and belongings away from the wall
  • Take down pictures, mirrors and shelves from the wall
  • Have your electrician move any sockets or switches beforehand

Ask for a quote

Pictures help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, along with rough sizes. To send them over, message us from the contact page, and we’ll suggest a time for a design visit.

Advice

Is it time for window seats?

Parents often want a window seat for a child’s room, with toy storage below. Drawers make it easy for children to reach their things. It also keeps the floor clear.

Here’s what window seats can help with:

  • A room with shutters and sashes that deserves a proper seat
  • A bay window that’s hard to furnish
  • Unused space below a sash window
  • A ready-made bench that does not fit the bay

Living in a block of flats near West Ham station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in.

Choosing a carpenter

  • Will they visit to measure before quoting?
  • How the furniture will be finished, and where
  • Have they thought about parking near you?
  • Whether the route into your home has been checked
