Practical tips

People planning window seats often ask about these. They help whatever the room:

  • Bring paint colours you like to the design visit
  • Plan the cushion early so the seat suits it
  • Let us know about parking near your home
  • Note whether your window has working shutters

Small marks on a hand-painted finish can be touched in. It’s worth keeping a record of the paint colour. A spray-painted finish is smooth and even, and small marks often wipe off with a damp cloth.

Check now and then that hinges and handles are tight. A loose screw is easy to tighten before it works loose. If something stops working smoothly, send us a few details through our contact form and tell us.

Window seats in Greengate

In many period houses, a bay window is the obvious place for a seat. Bays have angled sides, and their walls are seldom square or flat. We measure every face and scribe the seat to follow them, so it sits neatly in the bay without gaps. It’s the kind of space where a ready-made bench never quite fits. We make window seats from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and people most often get in touch about off-the-shelf pieces that never quite fit the window and wanting new furniture to sit well in an older room.

Around Greengate, a large share of homes date from before 1919, and houses of that age are full of tricky spaces: the space under the stairs, the bay at the front, the alcoves, the hallway recesses and, where the loft has been converted, the eaves. Fitted storage is designed to make those spaces useful, made to follow walls that are seldom true.

The furniture is made at our workshop after you have had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so you can check every detail beforehand.

Bespoke window seats or ready-made?

Standard storage benches come in set sizes. Bespoke seats are made to the size of the space, so nothing is wasted, with drawers, a lift-up lid or a mix below. Tall ceilings in older homes leave a band of empty wall above standard furniture, wasting space that could hold things you rarely use. Built-in pieces can run to the cornice or the picture rail.

Every room is priced on its own, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

Bespoke or off-the-shelf?

Cost matters, and it is fair to say so: flat-pack is typically cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well, and it is easy to buy.

From workshop to your room

When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. The sections made in our workshop come in next, a piece at a time. How long fitting takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote. Where a period house has been split into flats, the way in often goes through shared parts, so it’s useful to let neighbours know about fitting day. Each section is sized for the tightest door or turn. Saturdays can be arranged.

  1. First we hear about your bay or window and what you’d like.
  2. At the design visit, every side of the window is measured.
  3. We agree the seat, the storage and the finish, and send a quote in writing. Take your time with it.
  4. Every part is built in our workshop, ready for a spray-painted or hand-painted finish.
  5. We fit it in your home and check every lid and drawer with you.

Before we arrive

  • Let us know about parking near your home
  • Keep pets out of the room and the hallway

Arranging a design visit

A quote begins with a few details from you: the room, rough sizes and some pictures if you have them. To send them, message us from the contact page. We’ll then arrange a design visit and follow it with a written quote.

Flats, conversions and lettings

Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, and that is best sorted before fitting day. We can’t give advice on leases.

If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through.

Window seats for homes in Greengate

In the area around Greengate, the largest groups of homes date from before 1919 (about 56%) and between 1945 and 1972 (about 15%), in the VOA’s 2025 council tax stock figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Entries on the National Heritage List near the centre of Greengate include Essex Lodge (Grade II), less than half a mile south-east, and Passmore Edwards Library (Grade II), under half a mile north-west. If your own home is listed, works inside that affect its character, such as fixing into or removing original joinery, can need listed building consent. An early word with the council’s conservation officer is the best first step. The ULEZ (Ultra Low Emission Zone) now covers the whole of London, Newham included. That includes the vans that bring and fit furniture in Greengate. How the van gets to your door is planned at the design visit.

Living in a block of flats near West Ham station? Then the lift, the stair turns and the front door all set the largest piece that can come in. If your children go to Southern Road Primary School or a school nearby, a place for each person’s coat and shoes stops the hallway filling up. Close to West Ham Park? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

Greengate is about 1 mile south-west of Plaistow, within the London Borough of Newham. Greengate is part of the area we cover, and the process is the same everywhere we work. Our Newham coverage includes Greengate and the places around it.

Your questions about window seats in Greengate

Will parking be an issue for fitting furniture in Greengate?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It helps to tell us about parking during the design visit.

I live near West Ham station. Is that in your area?

Yes, homes across Newham and the rest of London are within the area we cover. You can message us from the contact page to arrange a design visit.

Can you fit furniture on an external wall?

External walls can be colder and damper than internal ones, so ventilation behind and inside the furniture helps to avoid condensation. Any damp needs sorting by the right specialist before fitting.

How long is the fitting for a window seat?

How long the fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. The seat is made in our workshop first, so the time in your home is spent fitting. We keep the room as tidy as we can while we work.

Which materials go into your window seats?

Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. A moisture-resistant grade suits a spot by a window, where condensation can form. Your quote confirms the materials and finish.

Do you work on Saturdays?

Yes, by arrangement. If a Saturday works better for you, say so when you get in touch.
