Window seats designed for your room
Flats, blocks and rented homes
For a rented home, access for the design visit and fitting day has to be agreed with the tenants, at times that suit them. A letting agent can arrange this on a landlord’s behalf.
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, after checking the walls at the measuring visit.
Window seats in Waterloo: what you get
Sash windows are a feature of many older London homes. A seat beneath one needs to sit below the cill so the window still opens and closes easily. If the window has shutters, the seat is planned so they can still open fully. We check all of this at the design visit in Waterloo. If you are living with no comfortable place to sit in the light and no space for toys and games, that is what window seats are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.
A hall in a home built since 2000 is often compact, with several doors leading off it, so there may be only one useful stretch of wall. With many homes around Waterloo built since 2000, the hall is often where we look first. Even a shallow run can hold coats and shoes without crowding the doors.
You get the quote in writing, so there is time to read it properly. It records the design, the materials and the finish we discussed.

Common questions about window seats
Will a conservation area stop me having window seats fitted in Waterloo?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.
Will parking be an issue for fitting furniture in Waterloo?
It can be, as controlled parking zones cover much of inner London. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It helps to let us know about parking during the design visit.
Should I choose a lift-up lid or drawers?
Many seats use both. Drawers are easier for daily use, and a lid section holds larger things. In a child’s room, drawers tend to be simpler for small hands. We talk it through when we visit.
My walls are not straight. Is that a problem?
Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base.
Can you fit a window seat under a sash window?
Yes. Seats suit sash windows in many older homes. The cill height and any shutters are measured carefully, so the seat sits neatly and the window still works. Repairs to the window itself aren’t our work.
Who chooses the colour?
You do. The paint colour is agreed with you.
Boards, parts and paint
Moisture-resistant MDF
Windows can run with condensation in winter, so a moisture-resistant grade of MDF makes sense. It takes a spray-painted or hand-painted finish well, and holds its shape in the bay.
Doors and drawer fronts
A radiator grille sits in the front of the seat, letting the heat reach the room. It’s painted to match the other fronts. Around it, the fronts can be drawers, doors or panels.
Fitted storage in Waterloo
Homes built since 2000 make up about 43% of the housing in the neighbourhood around Waterloo, with about 18% built before 1919, based on the Valuation Office Agency’s 2025 council tax data. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Within a mile of the centre of Waterloo, 36 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. About 43% of homes around Waterloo were built since 2000, well above the figure for Lambeth as a whole, about 17%, going by the Valuation Office Agency’s 2025 council tax figures. Newer homes often have stud walls and compact rooms, so fixings and sizes are planned with that in mind.
If your home is one of the older houses near Christ Church, window seats can be scribed to follow a bay that is rarely square. For a flat near London Waterloo station, the lift, the stair turns and the front door all set the largest piece that can come in.
Waterloo is about 2 miles south of Stockwell, part of the London Borough of Lambeth. We work across all London boroughs and the City of London, and Waterloo is part of that. Our work takes in places right across Lambeth.
We make window seats across SE1, SE11 and WC2N. You will find streets here like York Road, Spur Road and Bear Lane, and homes on each of them are within our area for window seats. Main roads around Waterloo include the A301 and A302, and we plan where the van can stop before fitting day. Neighbouring places we cover for window seats include South Bank (1 mile north-west), Bankside (1 mile north-east), Adelphi (1 mile north-west), Temple (1 mile north) and Charing Cross (1 mile north-west). Elsewhere in Lambeth, we also cover Stockwell (2 miles south), Streatham (5 miles south), West Norwood (5 miles south), North Brixton (2 miles south), Little Portugal (2 miles south) and Clapham (3 miles south-west).
What’s near Waterloo
Our area takes in the homes around The Duke of Sussex pub, Lambeth Palace Library and Oasis Academy South Bank. There is a railway station in Waterloo itself: London Waterloo station. Well-known places in the area include General Lying-In Hospital (close by, under half a mile west) and Gabriel's Wharf (0.5 miles north). Not far away are St. James's Park Lake and Ludgate Hill.
Fitting day, step by step
Furniture made in a workshop still has to meet the room it’s going into, and fitting day is where that happens. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, closing the gaps a standard unit would leave. How long the fitting itself takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote. Newer developments sometimes have their own parking and loading rules, so let us know what applies at the design visit. The furniture comes in sections and is fixed in place. Saturdays can be arranged.

What we do not do
It is worth being clear about where our work stops:
- Fixing the window itself
- Making good the walls, which is for a plasterer or decorator
- Fabric covers and cushions
If in doubt, you can message us from the contact page and describe the room before you arrange a visit. Our process from visit to fitting.
Materials and parts
- Hand-painted finish
- Lift-up lids or drawers
- Birch plywood
- Moisture-resistant MDF
- Spray-painted finish
- Radiator grilles
Is it time for window seats?
A radiator under the window often makes the space hard to use. A seat with a grille in the front keeps the radiator working and the window usable. It is a neat answer to a common problem.
Here’s what window seats can help with:
- A radiator under the window getting in the way
- A bay window that is hard to furnish
- Looking for a reading spot by the window
- A period room that needs furniture to suit it
The wider area includes historic houses such as Benjamin Franklin House, about 0.7 miles north-west. If your own home is a period one, the deep reveals of an older window can frame a seat neatly.
