Wall beds in Waterloo
In a studio flat, a wall bed can make the main room feel much larger. By day, the room is a living space, and at night it becomes a bedroom. Storage and shelving can go on either side or above, so the whole wall works hard. We make wall beds from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the things people most often want solved are a flexible room for a growing family and a living room with a bed that folds away.
In a home built since 2000, stud walls may hide pipes and cables, so the walls are checked before anything is fixed. Around Waterloo, where many homes were built since 2000, it’s part of every design visit. Heavy pieces are fixed into the studs or stand on the floor.
After the design visit, we send you a written quote. It describes the design we discussed, the materials and the finish, so you know exactly what you’re getting.

Bedroom storage in Waterloo
The biggest shares of homes in the streets around Waterloo were built since 2000 (about 43%) and before 1919 (about 18%), going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. 36 conservation areas have at least part of their area less than a mile from the middle of Waterloo. England has around 10,000 in all, and their controls are largely about how buildings look from outside. Red routes, run by TfL, have strict rules on stopping and loading. If you live on or close to a main road in Waterloo, let us know at the measuring visit. That way we can plan where to load and unload.
For a flat near London Waterloo station, it helps to book the lift and tell the concierge before fitting day. The wider area includes historic houses such as Benjamin Franklin House, about 0.7 miles north-west. If your own home is a period one, tall ceilings give wall beds room to reach the cornice. If you live near Jubilee Gardens, a bedroom facing the green is best kept light, with the furniture on the side walls.

Looking after your furniture
New paint needs time to cure fully, so go gently with it for a while. After that, a few simple habits help:
- Mention if the wall is a stud wall
- Leaseholders: check your lease first
- Lower and lift the bed steadily
- Check there’s room for the bed to fold down
Check the mattress stays within the limits the mechanism maker sets, because a mattress outside those limits can affect the balance. A new mattress should suit the mechanism too.
Leasehold flats can have rules on alterations, so check your lease early. We can’t advise on your lease.
When you need someone else
Electrics, plumbing, gas, plastering and structural work are not part of what we do. Please bear these in mind too:
- Building work to make a wall sound
- Lease checks, which are for you and your building’s managers
- Plastering or decorating the room
Not sure whether your space suits wall beds? You can get in touch through our contact form and we’ll tell you before you arrange a visit. Our process from visit to fitting.
What it’s made from
- Fold-down bed mechanism
- Spray-painted finish
- Moisture-resistant MDF
- Hand-painted finish
- Shelves or a desk alongside
- Birch plywood
What happens on fitting day
On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections made in our workshop. The time the fitting takes depends on the design and how much storage goes around the bed, and the fitting days are agreed in your quote. On the day, floors are covered first and the sections brought in. The pieces are levelled and fixed with fixings that suit the wall. Hand-painted finishes can be completed once the furniture is in.
- You get in touch with a few details about the room. Mention who the bed is for.
- We visit, measure and go through the bed, shelves and desk. What the wall is made of matters, as the bed has to be fixed securely.
- A written quote is sent to you.
- Everything is made in our workshop.
- The wall bed is fitted in your home.
How to prepare
- Clear the area where the furniture is going
- Let us know about parking near your home
- Take down pictures, mirrors and shelves from the wall

Your questions about wall beds in Waterloo
Will parking be an issue for fitting furniture in Waterloo?
It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to let us know about parking at the measuring visit, so the day can be planned around it.
How do you fit wall beds in a flat in Waterloo?
We measure the route in not just the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.
Can I send pictures ahead of the visit?
Yes. They give us a feel for the space before we visit. It is useful to show radiators, sockets and anything else on the wall.
Do I need planning permission for fitted furniture?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house does not normally need planning permission. In a listed building, check with the council’s conservation officer before any work.
Do I get to choose the colour?
The choice is yours, and we agree it with you before the furniture is finished. Spray and hand-painted finishes both use the colour you’ve chosen.
Do you move sockets or add lighting?
No. Any new wiring, sockets or lights need an electrician. We’ll design around them.
What it costs
There’s no set price, because there is no set room. The things that affect it are:
- Whether you choose a spray or hand-painted finish
- Parking and unloading on your street
- Doors and drawers, and how many
- Awkward walls, sloping ceilings and uneven floors
The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside, and the quote follows.
What we need to know
There’s no need for exact sizes or plans. Just send what you can:
- What the furniture needs to hold
- What kind of home it is, and which floor the room is on
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
- A few photos of the space, taken from the doorway and from each corner
To get a quote, message us from the contact page and tell us which room you have in mind. From there, we arrange a design visit to measure up and talk through your ideas, and a quote in writing follows.
