Questions we’re often asked

My home in Waterloo is a flat. How do you get the furniture in?

At the design visit, we measure the way in not just the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Does a conservation area in or near Waterloo affect fitted furniture?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Is it possible to frame a window with bookshelves?

Yes. A bookcase around a door or window uses the whole wall. We measure the openings at the measuring visit.

Can you add sockets inside the units?

No. Any new wiring, sockets or lights need an electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We plan the furniture around where they’ll go.

Can I send pictures ahead of the visit?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, especially with rough measurements. You can send them when you message us from the contact page.

My walls are not straight. Is that a problem?

It’s something we deal with all the time. We trim the edges to follow the wall and level the base, so it sits tight to the room.

Built-in bookshelves in Waterloo: what you get

If a radiator sits where you’d like shelves, it is worth planning carefully. Heat has to rise and move into the room, so we do not box a radiator in without leaving space or an opening for it. Some people prefer to keep the shelves clear of the radiator altogether, or ask their plumber about moving it. If you are living with bookcases that lean or wobble and a bare wall above a doorway, that’s what built-in bookshelves are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Homes built since 2000 are often open-plan, with the kitchen, dining and living space in one room, and around Waterloo many homes date from those years. Built-in bookshelves can give the sitting end of an open-plan room its own identity, without putting up a wall. Floors are protected throughout, as newer finishes mark easily.

Flats, conversions and leaseholders

Landlords furnishing a let use fitted furniture too, often to make the most of a small or tricky room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, with a spray or hand-painted finish.

If your building is on a red route or a busy main road, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it is worth raising at the design visit.

The problems built-in bookshelves solve

Often, the books simply have nowhere left to go. They’re stacked on the floor, two deep on the shelves or packed into boxes. A built-in bookcase uses a whole wall for far more space than a standalone bookcase.

These come up often when people first get in touch:

  • Empty alcoves that could hold books
  • Shelves that suit a period room
  • Room for a record collection
  • Books piled on the floor

For an older house near Christ Church, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place.

What to check before you book

  • How the furniture will be finished, and where
  • Whether the quote says what the furniture is made from
  • How they deal with uneven walls and floors
  • A written quote that sets out the job

What happens on fitting day

With the carcasses fixed and level, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly, then checked again. The time the fitting takes depends on how long and how tall the shelving is, and we confirm the fitting days in your quote. Newer homes often have stud walls, so fixings go into the studs or use fixings made for the board. Floors are protected throughout, as many newer homes have finished floors that mark easily, and dust is kept to a minimum.

DIY, flat-pack or bespoke

Cost matters, and it is fair to say so: off-the-shelf furniture typically costs less up front. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.

Why bespoke in Waterloo?

Off-the-shelf bookcases are cheaper and quick to buy. They also come with you when you move. Built-in shelves stay with the house and are made for its walls, and that is worth weighing up. Large standalone pieces do not always fit the lift or the hallway, while fitted furniture comes in sections sized for the route. The sections are joined and fixed once inside.

There is no price list, because each job is designed for a single room. Instead, we measure, go through the design and then quote in writing, with the materials and finish set out. To arrange a design visit, use our contact form.

Living-room carpentry in Waterloo: local notes

Homes built since 2000 make up about 43% of the housing in the streets around Waterloo, with about 18% built before 1919, according to Valuation Office Agency council tax figures (2025). We take that into account at the design visit, since older and newer walls take different fixings. Part of Waterloo is in the Lower Marsh Conservation Area, one of the conservation areas recorded by Historic England. Fitted furniture inside a house doesn’t normally need planning permission in a conservation area, as the controls are mostly concerned with the outside of buildings. If in doubt, the council’s planning team can confirm. Newer homes are more common around Waterloo than across Lambeth: about 43% date from 2000 onwards, against about 17%, based on the Valuation Office Agency’s 2025 council tax data. Newer homes often have stud walls and compact rooms, so fixings and sizes are planned with that in mind.

For a family home near Oasis Academy Johanna, low doors that small hands can open, with books and ornaments higher up, suit a busy family room. Near listed buildings like Royal Festival Hall, less than half a mile north-west of the centre of Waterloo, older homes may keep original joinery that built-in bookshelves can be designed around. For a listed home, fixing into original features can need listed building consent.
