Alcove units in Shadwell

Even a chimney that’s been blocked or capped needs some ventilation to help keep damp out of the breast. We keep any vent clear when we design alcove units, rather than boxing it in. If there are signs of damp on the chimney breast or in the alcoves, they’re best sorted before fitting, as cupboards fitted over damp walls can suffer. People typically come to us about shop-bought shelving that doesn’t fill the recess and cupboards in keeping with an older house; the furniture is made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

Getting long pieces into a flat often takes the most planning. With purpose-built flats home to most households around Shadwell, the sections for alcove units are planned during the design visit, sized for the tightest point on the way in. The joins are placed where they won’t show once the furniture is fitted.

Materials are named in the quote: moisture-resistant MDF and birch plywood, each used where it suits the job. The finish is stated too, whether that is spray painting or hand painting.

The problems alcove units solve

Some homes already have alcove cupboards, but they’ve seen better days. Starting again lets you rethink the layout, from the doors to what goes inside.

Requests we hear often include:

  • A desk that tucks into an alcove
  • Old alcove cupboards that have seen better days
  • Bare alcoves beside the fireplace
  • Bowed walls and sloping floors

For a flat near Wapping station, the lift, the stair turns and the front door all set the largest piece that can come in.

Before you choose who makes it

  • Where they’ll park and unload
  • Which parts of the job need an electrician or a plumber
  • Will the quote be in writing?
  • Whether the finish is set out in the quote

What it’s made from

Plinths and scribe strips

Most alcoves need scribing on both sides and sometimes at the top. It’s what makes a fitted unit look fitted.

Spray-painted finish

A spray-painted finish is applied in our workshop, giving a smooth, even, factory-like surface. It suits a crisp, modern look as well as a classic one.

Built-in living-room furniture in Shadwell

The biggest shares of homes in the area around Shadwell were built between 1973 and 1999 (about 35%) and since 2000 (about 28%), on the Valuation Office Agency’s council tax figures for 2025. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Within a mile of the centre of Shadwell, 16 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. About 79% of households in the neighbourhood around Shadwell live in purpose-built flats, the 2021 Census shows. For a flat, alcove units are made in sections sized for the stairs, the lift and the doors. Building management rules on lifts, deliveries and working hours are worth checking early.

For a family home near Peter Hills with St Mary's and St Paul's CofE Primary School, low doors that small hands can open, with books and ornaments higher up, suit a busy family room. The wider area includes historic houses such as Mansion House, about 1.9 miles west. If your own home is a period one, the alcoves beside a chimney breast are the natural place for alcove units.

How fitting works for alcove units

You are welcome to ask questions while we work. Most of the decisions were made during the design visit and set out in your quote, so fitting day is about putting it in place carefully and leaving the room tidy. How long fitting takes depends on how many alcoves there are and how tall the units go, and the fitting days are set out in your quote. Loading near a block of flats can take some planning, so tell us about bays, permits or any loading area at the design visit. The sections are assembled in the flat and fixed to suit the walls. Saturdays can be arranged.

  1. You get in touch with a short description of the alcoves and your ideas, even if the design is only a rough idea so far.
  2. We visit to measure, look at how the walls run and note the skirting, picture rail and any vent.
  3. We send a written quote setting out the layout, materials and finish. If anything needs changing, just tell us.
  4. Once you’re happy, the units are made in our workshop, each one sized to its own alcove.
  5. Fitting day: the units go in, are scribed to the alcoves and levelled on a plinth or feet.

Before fitting day

  • Tell us about any meters, fuse boards or boilers in the area
  • Clear the walls of pictures and shelves
  • Let us know about parking near your home

Advice

Questions from Shadwell

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. If you are unsure, the council can confirm.

Can parking be tricky on fitting day in Shadwell?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you during the design visit.

Who moves the sockets behind the alcove units?

Electrical work is not something we do. If you want sockets moved or added, your electrician should do that before we fit. We plan the units around the sockets, with cut-outs where needed.

What if the wall is cold or damp?

An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture to avoid condensation. If there’s damp, it should be sorted before anything is fitted.

Does someone need to be home during the fitting?

We need someone to let us in at the start of the day. It’s good to have someone there at the end to look over the work with us.

Do you make the furniture yourselves?

Everything is made at our workshop for your room, then brought to your home and fitted. It’s built from moisture-resistant MDF and birch plywood.

What alcove units can’t fix

Damp treatment and building work are for other specialists, so these points are worth knowing:

  • New sockets or wiring (your electrician handles those)
  • Plastering or repairing loose plaster in the alcoves
  • Finding and fixing the cause of damp

If you’re not sure what’s possible in your room, you can tell us about the room on our contact form and we will give you a straight answer before you arrange a visit. Our process from visit to fitting.

Flats, conversions and leaseholders

If the property is let, we will need access agreed with the tenants. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.

If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways as well as the room, so each section is sized to get through.
