Bespoke kitchens for homes in Barbican Estate

A larder cupboard can hold more than a run of wall units. A larder can have shelves, deep drawers and racks, planned around what you store. Built into an alcove or the end of a wall, it puts awkward space to work. We make kitchens from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the things people most often want solved are an island where space allows and spaces sized for your oven and fridge.

Many homes around Barbican Estate date from the post-war decades. Kitchens from that era are often compact and regular in shape, so cabinets made to the exact width of the room make the most of it. Wall cabinets need fixings chosen for the wall, whether concrete, block or brick.

Once you’ve read the quote and decided to go ahead, the furniture is built in our workshop. The quote sets out the agreed design, materials and finish, so you can check every detail beforehand.

Questions from Barbican Estate

Does a conservation area in or near Barbican Estate affect fitted furniture?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Can you make bespoke kitchens for a home in Barbican Estate?

Yes. Barbican Estate is one of the places we work, along with the rest of the City of London and London. You can get in touch through our contact form to arrange a design visit.

Will a bespoke kitchen suit my uneven floor?

Yes. We scribe each cabinet to the wall and set it level on adjustable feet or a plinth, so the worktop you choose can sit level. It’s one of the main reasons people choose bespoke in an older house.

Is an outside wall a problem for fitted furniture?

It needs a little planning: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.

Can I choose my own worktop and appliances?

The cabinets are designed for the worktop, sink and appliances you have picked. It is useful to choose them before the design is final, and the quote confirms what’s included.

Do you handle the gas and electrics for the kitchen?

No, those are jobs for other trades. Plumbing, gas and electrics are for your plumber, a Gas Safe registered engineer and your electrician, and we fit the cabinets.

Flats, conversions and leaseholders

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations. We can’t advise on your lease.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Mention it when you contact us.

Barbican Estate homes and bespoke kitchens

About 33% of the homes in the streets around Barbican Estate went up since 2000, and about 31% between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). The age of a home tells us a lot about its walls, floors and ceilings, and so about how kitchens are fixed and fitted. A conservation area lies within about a quarter of a mile of the centre of Barbican Estate, according to Historic England’s records. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are largely about how buildings look from outside. Your council can advise if you are unsure. Purpose-built flats are home to about 85% of households in the area around Barbican Estate, according to Census 2021. In a block, each section is sized to get up the stairs or into the lift and through the door. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

Near listed buildings like Church of St Giles, under half a mile south-east of the centre of Barbican Estate, older homes may keep original joinery that kitchens can be designed around. For a listed home, fixing into original features can require listed building consent. Close to Barbican Conservatory? A tall cupboard for outdoor things can be part of the kitchen design. For an older house near St Giles-without-Cripplegate, cabinets will be scribed to walls and floors that are rarely true.

Tips worth knowing

New paint needs time to cure fully, so treat it gently at first. Beyond that, these tips help:

  • Measure the route into the kitchen
  • Tell us about parking at the measuring visit
  • Choose your appliances before the design is final
  • Make sure walls are dry before cabinets go in

We adjust the doors and drawers as part of the fitting. Walls and floors shift slightly through the year, and hinges can be adjusted to keep the gaps even.

Damp walls should be dealt with before cabinets are fitted. Cabinets against a damp wall can trap moisture, particularly on external walls.

From workshop to your room

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. On fitting day, we cut and scribe the furniture around these details, so it sits neatly against the room. How long fitting takes depends on how many units there are and how the room is laid out, and the fitting days are agreed in your quote. Drilling into concrete is noisier than into brick or plaster, so a word with the neighbours before fitting day can help. Fitting day is planned around any building rules on noisy work. We tidy as we go.

  1. You tell us about the room and how you use it.
  2. We visit to measure and go through the design and storage.
  3. A quote follows, covering the design and finish, ready for you to check.
  4. The cabinets, doors and drawer fronts are built in our workshop. The materials are moisture-resistant MDF and birch plywood.
  5. We fit the cabinets in your home; plumbing, gas and electrics are done by your plumber, a Gas Safe engineer and your electrician.

Before fitting day

  • Take anything hanging off the wall we’re fitting to
  • Keep pets in another room while we work
  • Mention any parking restrictions on your street

Ask for a quote

There’s no price list: each design is priced in writing after we’ve seen the space. Each room is different, so we quote after seeing it. For a quote, message us from the contact page.

Is bespoke worth it?

Ready-made cabinets often have chipboard carcasses. Ours are made from moisture-resistant MDF and birch plywood, then spray or hand painted, finished to suit the room. Fixing standalone furniture to concrete or blockwork can be tricky, whereas fitted pieces are designed with fixings that suit the wall. That matters for tall units and loaded shelves.

Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections. Every piece is quoted for your room after the design visit.
