Bespoke kitchens in Derry Downs: what you get

Islands work well in kitchens with room to walk around them. There needs to be enough clear floor around it to open doors and move about, because a cramped island makes a kitchen harder to work in. If the room is narrow, we’ll suggest other layouts. People usually come to us about open shelves with cupboards below and tall larder storage; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.

In an area where interwar homes or semis make up much of the housing, as around Derry Downs, kitchens often have a back door to the garden and a window over the sink. The cabinets and any larder or dresser are made for those walls. The worktop, sink and appliances you choose are built in.

After the design visit, we send you a written quote. It describes the design we discussed, the materials and the finish.

Before and after fitting day

The finish lasts best with a little care. These practical tips help:

  • Have damp sorted before fitting
  • Check stairs, hallways and lifts for access
  • Share the layout with your other trades
  • Tell us about parking at the measuring visit

Once the kitchen is fitted, the paint needs time to cure fully. Go easy on the painted surfaces at first and avoid harsh cleaners. In time, mild soapy water and a soft cloth keep them clean.

Think about how the cabinets will get in. Workshop-made furniture comes in sections sized for stairs, hallways and lifts, so let us know about any narrow spots.

Fitting day, step by step

Getting everything level comes first. Floors are often out of level, so adjustable feet or a plinth take up the difference, which keeps the lines straight. After that, it is fixed to the wall using fixings that suit the wall, whether that’s solid brick, lath and plaster or plasterboard. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so pieces for a loft room are sized for the narrowest point. The main stairs in houses of that age are normally straighter. The pieces are joined and fixed once in place.

  1. You get in touch and describe the kitchen you want.
  2. At the design visit we plan the kitchen and talk about colours and finish.
  3. A quote in writing follows, with the finish agreed.
  4. The cabinets are built in our workshop from moisture-resistant MDF and birch plywood, and a spray finish is applied there for a smooth, even surface.
  5. The kitchen is fitted and scribed to the walls, with any hand painting done in the room.
  6. Treat new paint gently while it cures; the plumbing, gas and electrics are done by your own plumber, an engineer on the Gas Safe Register and your electrician.

Advice

Is it time for bespoke kitchens?

In a flat, the kitchen may share a wall with the living space or sit in a narrow galley. Bespoke cabinets can make the most of a small or odd-shaped room without wasting space.

Requests we hear often include:

  • Cabinets built around the appliances you choose
  • A painted kitchen in a colour you choose
  • A larder for food and small appliances
  • A dresser that suits a period house

For an older house near St Andrew's, cabinets will be scribed to walls and floors that are rarely true.

What to check before you book

  • Whether the route into your home has been checked
  • Will other trades be needed, and who arranges them?
  • Which materials they’ll use, named in the quote
  • How parking will work on your street

Bespoke or off-the-shelf?

Off-the-shelf cupboards come in fixed sizes, so there is often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can use the full height and width.

Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well, and it’s easy to buy.

Bespoke kitchens in Derry Downs: local notes

In the streets around Derry Downs, the largest groups of homes date from between 1945 and 1972 (about 39%) and between 1919 and 1939 (about 30%), based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the design visit, since older and newer walls take different fixings. The St Mary Cray Conservation Area is close by, within about a quarter of a mile of the centre of Derry Downs. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house does not normally need planning permission. The council can confirm if you are not sure. Around a third of the homes in the streets around Derry Downs (about 30%) date from between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. Interwar houses often started with a small kitchen that has since been extended or opened up, so the kitchen is designed for the room as it is now.

Living in a block of flats near St Mary Cray station? Then each piece is planned so it can be carried up and joined together in the room. Near listed buildings like Kevington Hall, under half a mile north-east of the centre of Derry Downs, older homes may keep original joinery that kitchens can be designed around. If your own home is listed, check with the council before fixing into original features.

Common questions about bespoke kitchens

Is Derry Downs in the area you cover for bespoke kitchens?

Yes, Derry Downs is within the area we cover, which takes in all of Bromley and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.

Can parking be tricky on fitting day in Derry Downs?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking at the measuring visit, and we’ll plan around it.

Can you fit cabinets to walls that are not straight?

Yes. We scribe each cabinet to the wall and set it level on adjustable feet or a plinth, to give a level line for the worktop. That’s a big part of why bespoke suits period homes.

Does fitted furniture need planning permission?

Not normally. Conservation area controls are largely about how buildings look from outside, and furniture inside a house doesn’t normally need it. Listed buildings are different: check with the council’s conservation officer first.

Who chooses the colour?

You choose it. We agree the colour with you, and it’s set out in the quote.

Can the fitting be on a Saturday?

Yes, we can arrange Saturdays. Let us know when you first get in touch, and we will see what we can do.

Flats, blocks and rented homes

For a rented home, access for the design visit and fitting day has to be agreed with the tenants. An agent can arrange access for you, and the written quote can go to whoever needs it.

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so tell us about it during the design visit.
