Window seats in Derry Downs
Window seats in Derry Downs: what you get
Lots of period homes across London have sash windows. A seat beneath one needs to sit below the cill so the window still opens and closes easily. Where there are working shutters, the seat must leave room for them to fold back. We check all of this at the measuring visit in Derry Downs. We make window seats from moisture-resistant MDF and strong birch plywood, with a painted finish, and the usual reasons to get in touch are a recess under the window doing nothing and toys spread across a bedroom floor.
A good part of the housing around Derry Downs is interwar, semi-detached or detached. In a typical 1930s house, storage tends to hide in the bay, under the stairs and in the box room. Any meters or fuse boards that need to stay reachable are designed around.
A written quote is the clearest record of what we have agreed. It describes the window seat we’ve designed for the room, what it’s made from and how it’s finished, and the workshop works from it.

What it costs
What you pay depends on:
- Where a van can park, like a permit bay or a bay suspension
- Tricky walls, sloping ceilings and uneven floors
- Stairs, lifts and the route to the room
- The width and height of the space
What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. We’ll talk through what you need inside during the design visit.
What we need to know
Before the design visit, it helps us to know about:
- What the furniture needs to hold
- Any ideas or images you have saved
- Radiators, sockets, pipes or meters on or near the wall
- What kind of home it is, and which floor the room is on
Every quote follows a design visit. At the visit, we measure, look at the walls and floors and discuss the design with you, then send a quote in writing. Every piece is quoted for your room after the design visit. To arrange a visit, get in touch through our contact form.

Making use of tricky spaces in Derry Downs
In the neighbourhood around Derry Downs, the largest groups of homes date from between 1945 and 1972 (about 39%) and between 1919 and 1939 (about 30%), on the Valuation Office Agency’s council tax figures for 2025. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. The St Mary Cray Conservation Area is close by, within about a quarter of a mile of the centre of Derry Downs. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house doesn’t normally need planning permission. The council can confirm if you’re not sure. Strict stopping rules apply on red routes, which TfL runs. Where a home in Derry Downs is on or beside a main road, it helps to mention that at the measuring visit. That way we can plan where to load and unload.
If you live in a flat close to St Mary Cray station, each piece is planned so it can be carried up and joined together in the room. For an older house near St Andrew's, a seat under a sash window can keep shutters and cills clear. Near listed buildings like Kevington Hall, less than half a mile north-east of the centre of Derry Downs, older homes may keep original joinery that window seats can be designed around. For a listed home, fixing into original features can require listed building consent.

FAQs: window seats in Derry Downs
I live near St Mary Cray station. Is that in your area?
Yes, homes across Bromley and the rest of London are within the area we cover. To get started, you can send us a few details through our contact form with some details about the room.
Will parking be an issue for fitting furniture in Derry Downs?
It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to let us know about parking during the design visit.
Do pictures help?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, particularly with rough sizes. You can send them when you message us from the contact page.
How long does it take to fit a window seat?
How long fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. Every part is built in our workshop before we arrive. If you’d like the fitting on a Saturday, that can be arranged.
Can you fit furniture to uneven walls?
Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.
Do you do the electrics?
No. We are carpenters, so electrical work is for your electrician. We can plan cable routes into the design.
Materials and finishes
Lift-up lids
Lift-up lids are a simple way to add storage under a seat. You will need to move any cushion to open it, so it suits things you reach for now and then.
Spray-painted finish
A spray-painted finish is smooth and even. It is done in our workshop before fitting. You choose the colour.
How fitting day works
You are welcome to ask questions while we work. The design, materials and finish were settled before anything was made, so fitting day is about putting it in place carefully and leaving everything tidy. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so any section going up there is sized for them. Elsewhere in the house, the route is usually more generous. The pieces are joined and fixed once in place.

Related advice
Bespoke window seats or ready-made?
A ready-made bench is built for a flat wall and a square corner, and bay windows rarely offer either. In a bay, a standard bench leaves tricky gaps. A bespoke seat follows the shape of the bay. It is a bigger investment, and the gain is a seat that fits the space. Bays, box rooms and stair bulkheads are where off-the-shelf furniture struggles most, and interwar homes often have all three. Built-in pieces are designed to fit them.
Every piece is quoted for your room after the design visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.
