Common questions about bespoke kitchens
I live near Leyton Midland Road station. Is that in your area?
Yes. We cover all of Waltham Forest and the rest of London. To get started, you can use our contact form with some details about the room, and tell us about parking and access at the same time.
Can you fit bespoke kitchens to the uneven walls of an older house in Leyton?
Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.
Do I need permission to fit furniture in a leasehold flat?
Possibly. A lease can require consent for alterations. We can’t advise on leases, so please check yours.
Do I need to be at home on fitting day?
We need someone to let us in at the start of the day. It’s good to have someone there at the end to look over the work with us.
Can I choose my own worktop and appliances?
The cabinets are designed for the worktop, sink and appliances you have picked. Knowing their sizes early helps, and your quote sets out what’s included.
Do I need permission in a conservation area?
Normally not. Inside a house, fitted furniture doesn’t normally need planning permission. Listed buildings can need listed building consent for works that affect their character, so ask the council’s conservation officer.
How we make bespoke kitchens for Leyton
You choose the worktop, sink and appliances, and we design the cabinets around them. Knowing the appliance sizes early lets us leave the right spaces, so everything fits as it should. The materials and finish are agreed in your quote. We make kitchens from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the usual reasons to get in touch are tall larder storage and a kitchen for a room that isn’t square.
In a period terrace, the front door, hall and any turn into the kitchen limit the size of each piece. A large share of the homes around Leyton date from before 1919, so we measure the route to the kitchen as well as the room. Long runs arrive in sections and are joined in place.
Once you have read the quote and decided to go ahead, the furniture is made at our workshop. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

What happens on fitting day
On the morning of the fitting, the first job is covering the floors and protecting the way in from the front door. The sections made in our workshop come in next, a piece at a time. The time the fitting takes depends on the kitchen’s size and how many other trades are involved, and we confirm the fitting days in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Any decorating around the new pieces is for your decorator.
- To begin, send us a few details through our contact form; a brief note on the room and the kitchen you have in mind is plenty.
- We visit to measure the room and go through the layout, the storage and where the appliances will sit.
- You receive a written quote for the kitchen cabinets. Plumbing, gas and electrics are not part of it: those are for your plumber, a Gas Safe engineer and your electrician.
- We build the cabinets, doors and drawer fronts in our workshop from moisture-resistant MDF and birch plywood.
- We fit the cabinets in your home, working around your plumber, your electrician and an engineer on the Gas Safe Register.
Before we arrive
- Move furniture and belongings away from the wall
- Clear the walls of pictures and shelves
- Leave a clear route from the front door to the room
How to get a quote
You do not need exact measurements to get started. Everything is measured properly when we visit. To get started, use our contact form with some details about the room. You receive a quote in writing after the visit.
Advice
Flats, blocks and rented homes
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them during the design visit, so fitting day is planned around them.
If your building is on a red route or a busy main road, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so let us know about it at the design visit.

How we price bespoke kitchens
We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:
- How square the room is
- Parking and unloading on your street
- How big the furniture is
- Hanging rails, shelves, drawers and other fittings inside
We don’t publish set prices, because every piece is designed for one room. We measure up, discuss the design and send a written quote, naming the materials and finish. To arrange a design visit, use our contact form.
Helping us understand the room
To help us picture the room, please include:
- Any ideas or images you’ve saved
- Your postcode and the borough
- Rough measurements, even if they’re only to the nearest few centimetres
- Anything in the way, like radiators, sockets, switches, a boiler or meters
Getting a quote starts with a few details: which room it is, rough sizes and a couple of pictures if you can take them. To send them, get in touch through our contact form. We will then arrange a design visit and follow it with a written quote.
What bespoke kitchens can’t fix
Electrics, plumbing, gas, plastering and structural work aren’t part of what we do. Please bear these in mind too:
- Connecting a gas hob or cooker
- Plumbing, which is for your plumber
- Building work, like removing walls
If you’re not sure what’s possible in your room, you can tell us about the room on our contact form and we will give you a straight answer. How a job runs, step by step.
