About our bespoke kitchens in Chingford
Older London homes are rarely simple places to fit a kitchen. Walls lean, corners are not square and floors slope, which shows up quickly along a run of cabinets. We scribe the cabinets to the walls and set them level on adjustable feet or a plinth giving a level line for the worktop you choose. If you are living with cabinets that suit lean and sloping walls and cabinets built around the appliances you choose, kitchens made from moisture-resistant MDF and strong birch plywood, with a painted finish can solve it.
With interwar houses or semis a big part of the picture around Chingford, kitchens often have a back door to the garden and a window over the sink. The cabinets and any larder or dresser are made for those walls. The worktop, sink and appliances you choose are built in, with plumbing and electrics left to your plumber and electrician.
The written quote is your record of the job. It describes the kitchen we have designed for the room, what it’s made from and how it is finished, and it is what the workshop builds to.

Bespoke kitchens in Chingford: local notes
In the streets around Chingford, the largest groups of homes date from between 1919 and 1939 (about 51%) and between 1945 and 1972 (about 20%), according to Valuation Office Agency council tax figures (2025). It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Chingford include Church of All Saints (Grade II*), about 0.5 miles west, and Church of St Peter and St Paul (Grade II*), about 0.6 miles north-east. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. It is worth speaking to the council’s conservation officer before the design is final. Controlled parking zones are common across London, and Waltham Forest sets its own rules. If your road in Chingford falls in a zone, the van may need a visitor permit, a paid bay or a suspended bay, which the council arranges, often with notice. It helps to let us know about parking during the design visit.
Close to The Highams Park? A tall cupboard for outdoor things can be part of the kitchen design. For a flat near Chingford station, the lift, the stair turns and the front door all set the largest piece that can come in. For a family home near Parkside Primary School, a drawer set aside for lunch boxes and water bottles keeps mornings calmer.
Chingford is about 3 miles south of Walthamstow, in the London Borough of Waltham Forest. Design visits and fitting in Chingford can be on a Saturday, by arrangement. Our work takes in places right across Waltham Forest, from the busiest high streets to quiet residential roads.

Questions we are often asked
Can parking be tricky on fitting day in Chingford?
It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit, and we’ll plan around it.
I live near Chingford station. Is that in your area?
Yes. We cover all of Waltham Forest and the rest of London. You can fill in our short enquiry form to arrange a design visit, and let us know about parking and access at the same time.
Can you build an island in my kitchen?
Where space allows, yes. An island needs clear floor around it to open doors and move about, and we measure for it at the measuring visit. In a narrow kitchen, a longer run or a peninsula may suit better.
Should I send photos?
Yes. They give us a feel for the space before we visit, along with rough sizes. Show anything the furniture has to work around, such as radiators or sockets.
Do I get to choose the colour?
You choose it. The paint colour is agreed with you before anything is painted.
Do you handle the gas and electrics for the kitchen?
No. We are carpenters, so we make and fit the cabinets. Your plumber, a Gas Safe registered engineer and your electrician do the plumbing, gas and electrics, and we design around where their work goes.
Honest limits
We don’t treat damp or carry out building work, and there are a few other limits too:
- Knocking through or rebuilding walls
- Plastering, tiling or decorating
- Plumbing, which is for your plumber

Why bespoke in Chingford?
Off-the-shelf kitchens are quicker to buy and usually cost less, and in a square modern room they can work well. Where walls lean and floors slope, they can be hard to fit neatly. Bespoke is a bigger investment, built around the space you have. Ready-made furniture rarely suits a bay, a box room or a bulkhead over the stairs, and those are common in interwar houses. Fitted furniture is made around them.
In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay near your home. It helps to talk about parking at the measuring visit.

Fitting day, step by step
Every fitting follows the same order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. At the end, we tidy up and go over the work with you. How long the fitting takes depends on the kitchen’s size and how many other trades are involved, and the fitting days are agreed in your quote. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so any section going up there is sized for them. Elsewhere in the house, the route is typically more generous. The pieces are joined and fixed once in place.
- You get in touch and let us know about the room and how you cook.
- We come to measure up and plan the layout with you, including where the sink and appliances will go.
- You get a written quote for the cabinets, with the materials and finish set out.
- The units are made and finished in our workshop from moisture-resistant MDF and birch plywood.
- The kitchen is fitted in your home, and your plumber, electrician and an engineer on the Gas Safe Register do the plumbing, electrics and gas.
Before fitting day
- Keep pets out of the room and the hallway
- Book any lift and let the concierge or building manager know
- Clear the walls of pictures and shelves
Ask for a quote
The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and discuss the design with you. Afterwards, we send a quote in writing, so you can take your time with it. To book one, use our contact form.

More for homes in Chingford
When is bespoke worth it?
The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.
Bespoke work comes into its own in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.
How we price bespoke kitchens
There’s no set price, because there is no set room. What affects it comes down to:
- Access to the room, such as stairs, lifts and narrow halls
- Walls and floors that are out of level or out of square
- Parking near your home
- The width and height of the space
Getting to the room affects the job as well. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, which the quote allows for. There’s no price list: each design is priced in writing after we’ve seen the space.
What we need to know
When you contact us, these help most:
- How you want to use the space
- Examples of the look you’re after
- Where you live, with the postcode
- What kind of home it is, and which floor the room is on
Photos help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space. To share them, message us from the contact page, and we’ll suggest a time for a design visit.
