Bespoke kitchens in Leytonstone: what you get

We make kitchens for homes in Leytonstone and across London. It starts with a design visit to measure and go through the layout, then a quote in writing. Once agreed, the kitchen is made at our workshop and fitted in your home. The time the fitting takes depends on the kitchen’s size and how many other trades are involved, and we confirm the fitting days in your quote. If your home has a layout for a small or awkward room and a pantry cupboard with shelves and drawers, that is what kitchens are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.

In streets where many homes were built before 1919, as they were around Leytonstone, a chimney breast often survives in the kitchen, and it can frame a range cooker or a dresser. Any capped chimney should stay ventilated, and damp is dealt with before anything is fitted. Plumbing, gas and electrics are for your plumber, a Gas Safe engineer and your electrician.

The written quote is your record of the job. It describes the kitchen we’ve designed for the room, its materials and its finish, and it is what the workshop builds to.

Flat-pack or bespoke?

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot typically do that in an older room.

Where bespoke earns its keep is in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths.

Where other trades come in

We design, make and fit the furniture. That means:

  • Any work on the gas supply
  • Painting the walls around the kitchen
  • New sockets or circuits

If in doubt, you can get in touch through our contact form and describe the room. How a job runs, step by step.

What goes into it

  • Spray-painted finish
  • Moisture-resistant MDF
  • Birch plywood
  • Larders and dressers
  • Hand-painted finish
  • Islands where space allows

Fitting day, step by step

You are welcome to ask questions while we work. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting. How long fitting takes depends on the size of the kitchen and the design, and the fitting days are agreed in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Drilling into lath and plaster is done with care, so the plaster around stays sound. Any decorating around the new pieces is for your decorator.

  1. You tell us about the kitchen and where it is in your home.
  2. At the design visit we measure the kitchen and the route in, including stairs, doorways and any lift. Tell us about parking too, as a van may need a visitor permit, a paid bay or a bay suspension.
  3. A written quote follows, covering the cabinets, materials and finish.
  4. The cabinets are made in our workshop from moisture-resistant MDF and birch plywood, sized to come in through your doors.
  5. We carry everything in and fit the cabinets, while your plumber, an engineer on the Gas Safe Register and your electrician do the plumbing, gas and electrics.

Preparing the room

  • Keep pets out of the room and the hallway
  • Mention any parking restrictions on your street
  • Move furniture and belongings away from the wall

Starting with a design visit

A quote begins with some details from you: which room it is, rough sizes and a couple of photos if you can take them. To send them, drop us a line using the contact form. After that, we arrange a visit to measure and discuss the design, then send a quote in writing.

Kitchens in Leytonstone homes

About 65% of the homes in the area around Leytonstone went up before 1919, and about 12% between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. That matters for kitchens, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The National Heritage List records 7 entries within half a mile of the centre of Leytonstone. Being near listed buildings does not make a home listed, and you can check any address on Historic England’s list. About 34% of households in the neighbourhood around Leytonstone live in terraced houses, in the ONS Census 2021 figures. Kitchens in London terraces are often narrow, sometimes in a back addition, which suits cabinets made to the exact width.

If your children go to George Tomlinson Primary School or a school nearby, planning a kitchen around family routines, with a place for school things, pays off. The wider area includes historic houses such as Valentines Mansion, about 2.4 miles east. For a period home anywhere nearby, a narrow back addition or an old chimney breast may shape the kitchen layout. If your home is as old as some of the listed buildings nearby, such as Church of St John the Baptist, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

Common questions about bespoke kitchens

Can you fit furniture in a home close to Leytonstone High Road station?

Yes. We cover all of Waltham Forest and the rest of London. To get started, you can get in touch through our contact form with a few details about the room, and let us know about parking and access at the same time.

My home in Leytonstone is a period house with walls that aren’t straight. Is that a problem?

Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.

Does fitted furniture need planning permission?

Usually not. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. If the building is listed, works affecting its character can require listed building consent.

Is there room for an island in my kitchen?

Yes, where there is space. At the design visit we check the clearances around it. If it would crowd the kitchen, we’ll say so.

Can you come on a Saturday?

Yes, by prior arrangement. Tell us when you contact us if a Saturday suits you best.

Do I need the building owner’s consent?

Possibly. Leases vary, and some need consent for alterations. Your lease is something we cannot advise on.

Pricing bespoke kitchens in Leytonstone

Prices vary from room to room, and it comes down to:

  • The overall size of the piece
  • Hanging rails, shelves, drawers and other fittings inside
  • Whether you choose a spray or hand-painted finish
  • Walls and floors that are out of level or out of square

Rooms that aren’t square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it, written once we have measured up.

What to send when you get in touch

You do not need exact measurements or a plan. Just send what you can:

  • Anything fixed to the wall that the furniture needs to work around
  • Any ideas or images you have saved
  • Pictures of the whole wall or room, including the floor and ceiling
  • Your postcode and the borough

We quote once we’ve seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. The price comes in a written quote, worked out from the measurements and the design you choose. To arrange a visit, message us from the contact page.

Flats, leases and landlords

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so it is worth raising during the design visit.

In a flat, the route in matters as much as the room. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through without a struggle.
