How we make bespoke kitchens for Walthamstow Village
Many people want a tall larder for food, tins and small appliances. A larder can have shelves, deep drawers and racks, planned around what you store. In an alcove or at the end of a run, it can use space that would otherwise be wasted. Most enquiries start with a central island in a larger kitchen and more storage in a small kitchen, and the answer is made in our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.
An older kitchen often has a sash window and a back door, which fix where things can go. Around Walthamstow Village, where a large share of homes date from before 1919, the cabinets are planned around the windows and doors you have. The sink position is agreed with your plumber. You choose the worktop, sink and appliances.
Everything we agree during the design visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it is easier before the furniture is made.

FAQs: bespoke kitchens in Walthamstow Village
How do you fit bespoke kitchens in a flat in Walthamstow Village?
At the design visit, we measure the way in not just the room. Kitchens are made at our workshop in sections sized to fit that route, then assembled in your flat. It is useful to check any building rules and your lease before fitting day.
Can parking be tricky on fitting day in Walthamstow Village?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit, so we can plan the day around it.
Do I get to choose the colour?
You do. The paint colour is agreed with you before anything is painted.
What are the kitchen cabinets made of?
MDF for smooth painted parts and birch plywood for drawer boxes and shelves. We spray paint in the workshop or hand paint, in colours agreed with you.
Can you come on a Saturday?
Yes, by arrangement. Tell us when you contact us if a Saturday suits you best.
Can I have a kitchen island?
Where space allows, yes. An island needs clear floor around it to open doors and move about, and we measure for it at the measuring visit. If the room is narrow, we’ll suggest other layouts.
What affects the cost of bespoke kitchens
The price for your room depends on:
- How many doors and drawers there are
- How easy it is to get the furniture into the room
- Where a van can park, such as a permit bay or a bay suspension
- How square the room is
We don’t publish set prices, because every piece is designed for one room. Instead, we measure, discuss the design and then quote in writing. To arrange a design visit, drop us a line using the contact form.
Helping us understand the room
Before the design visit, it helps us to know about:
- How you want to use the space
- Radiators, sockets, pipes or meters on or near the wall
- Any ideas or images you have saved
- The postcode, so we can plan the visit
There’s no price list: each design is priced in writing after we’ve seen the space. Each room is different, so we quote after seeing it. To arrange a visit, use our contact form.
What happens on fitting day
On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections made in our workshop. How long fitting takes depends on the size of the kitchen and the design, and your quote sets out the fitting days. Hallways in period houses are often narrow, and the stairs turn sharply, so the furniture comes in sections sized for the route in. Floors and stair carpets are protected on the way in and out.
- You contact us about a bespoke kitchen.
- We visit to measure and go through the layout and the finish, spray-painted or hand-painted.
- Your written quote sets out the design, the materials and the finish.
- We make the kitchen in our workshop from moisture-resistant MDF, which suits kitchens and takes paint well, and birch plywood.
- We fit the cabinets in your home; a hand-painted finish is applied on site and is easy to touch up later.
- Plumbing, gas and electrics are for your plumber, a Gas Safe registered engineer and your electrician; new paintwork needs gentle use while it cures.
Before we arrive
- Leave a clear route from the front door to the room
- Have your electrician move any sockets or switches beforehand
- Keep pets in another room while we work

Related advice
Flats, blocks and rented homes
In a flat, the route in matters as much as the room. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through without a struggle.
For flats on red routes or busy main roads, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so it is worth raising during the design visit.
DIY, flat-pack or bespoke
It is worth being honest about cost: flat-pack is normally cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.
Standard units come in set widths and heights, so there’s often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can use the full height and width.

Where other trades come in
We’d rather be clear about where our work stops:
- Moving water or waste pipes
- Gas work, which is for an engineer on the Gas Safe Register
- Building work, such as removing walls

Bespoke kitchens in Walthamstow Village: local notes
In the area around Walthamstow Village, the largest groups of homes date from before 1919 (about 50%) and between 1945 and 1972 (about 15%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how kitchens are fixed and fitted. 4 conservation areas have at least part of their area within a mile of central Walthamstow Village. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. The ULEZ, run by TfL, takes in all of London, so Waltham Forest is inside it. Vans bringing furniture to Walthamstow Village fall under it, just as they do across the rest of London. We plan parking and access with you at the design visit.
For a family home near Walthamstow School for Girls, a kitchen with a spot for school letters and lunch boxes makes mornings easier. If you live in a period home close to St. Mary's Church, a narrow back addition or an old chimney breast may shape the kitchen layout. If your home is as old as some of the listed buildings nearby, such as Parish Church of St Mary's, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent.
