Fitted wardrobes in Burlington Estate, Westminster
Planning fitted wardrobes for a home in Burlington Estate? It starts with a design visit to measure and talk through ideas, then a written quote.
- A tight bedroom where doors get in the way
- Wardrobes that are full to bursting
- Gaps above and around standalone wardrobes
Fitted wardrobes designed for your room
How it’s made
Plinths and scribe strips
Most fitted wardrobes in older homes need scribing at the sides and top. It is what gives a fitted wardrobe its built-in look.
Moisture-resistant MDF
MDF has no grain, so painted doors look smooth and even. We use the moisture-resistant grade for fitted wardrobes.
Fitted wardrobes in Burlington Estate: what you get
Hanging heights are planned around your clothes, not a catalogue. Long coats and dresses need one tall section, while two rails, one over the other, suit shirts and jackets. We plan for the people using it too. Typical reasons to get in touch are an awkward slope in a loft bedroom and a bedroom that never feels tidy; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
In streets where many homes were built before 1919, as they were around Burlington Estate, lots of bedrooms have solid brick external walls. Those walls can be colder than internal ones, so wardrobes and storage on them are designed with ventilation behind and inside to help avoid condensation. Small back bedrooms and box rooms are common too, and they suit fitted wardrobes and other fitted storage well.
The written quote is your record of the job. It describes the fitted wardrobe we have designed for the room, its materials and its finish, and it is what the workshop builds to.

Where other trades come in
Electrics, plumbing, gas, plastering and structural work aren’t part of what we do. There are a few other points to bear in mind:
- Taking out a chimney breast to make space
- Any wiring or new sockets (your electrician handles those)
- Decorating or plastering the room
If in doubt, you can send us a few details through our contact form and describe the room. How a job runs, step by step.

Fitted wardrobes for homes in Burlington Estate
Homes built before 1919 make up about 52% of the housing in the streets around Burlington Estate, with about 21% built since 2000, going by the Valuation Office Agency’s 2025 council tax figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. 32 conservation areas have at least part of their area within a mile of central Burlington Estate. England has around 10,000 in all, and their controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. The ULEZ (Ultra Low Emission Zone) now covers the whole of London, Westminster included. It applies to the vans that deliver and fit furniture in Burlington Estate, as it does anywhere else in London. How the van gets to your door is planned at the measuring visit.
If your children go to LITE Regal International School or a school nearby, hanging rails set low at first can be raised later, as children get taller. Living in a block of flats near Bond Street station? Then fitted wardrobes are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. If your home is as old as some of the listed buildings nearby, such as Bodley House Chambers B1 to 6, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.
Burlington Estate is about 1 mile north-west of City of Westminster, in the City of Westminster. Whether your home in Burlington Estate is a terraced house, a flat or a newer build, we measure the room as it is and design around it. Our work takes in places right across Westminster.
In W1K, W1F and W1D, the process is the same as anywhere else in London. Streets in the area include Duck Lane, Bruton Lane and Market Mews, and homes on each of them are within our area for fitted wardrobes. Burlington Estate sits close to the A4 and A401, and we plan where the van can stop before fitting day. Neighbouring places we cover for fitted wardrobes include Mayfair (1 mile west), St James's (1 mile east), Chinatown (1 mile east), Soho (1 mile north-east) and City of Westminster (1 mile north-west). We also make fitted wardrobes in nearby places like Paddington Green (2 miles north-west), Lisson Grove (2 miles north-west), Westbourne (2 miles west), Little Venice (2 miles north-west), Westbourne Green (2 miles west) and Maida Vale (2 miles north-west).

Burlington Estate has its own railway station: Bond Street station. Nearby you will also find St James Workhouse (under half a mile north-east) and Faraday Museum (within half a mile south-west). For a walk, there’s St. James's Park Lake.
Flats, conversions and lettings
In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways along with the room itself, so the furniture can be made in sections that fit through without a struggle.
A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind, once we’ve measured the way in.

Your questions about fitted wardrobes in Burlington Estate
Will a conservation area stop me having fitted wardrobes fitted in Burlington Estate?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Will parking be an issue for fitting furniture in Burlington Estate?
It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It helps to let us know about parking at the measuring visit.
Can you add sockets inside the units?
No. Sockets, switches and lighting are for your electrician. We’ll design around them.
Hinged or sliding doors: which suits my bedroom?
It depends on the room. Hinged doors open a whole section at once but need room in front to swing, while sliding doors save space but only open part of the wardrobe at a time. We will help you weigh them up when we visit.
Do you cover Burlington Estate?
Yes. We work across all 32 London boroughs and the City of London, and that includes Burlington Estate.
What finishes do you offer?
There are two ways to finish it: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
Bespoke or off-the-shelf?
Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.
If you are handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, where scribing and fixings that suit the wall are important.
Fitting day, step by step
Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site, so it looks as though it was always there. The time the fitting takes depends on the size of the wardrobes and the number of doors, and we confirm the fitting days in your quote. Where a period house has been split into flats, the way in often goes through shared parts, so it’s useful to let neighbours know about fitting day. The sections are sized for the narrowest point on the route. Saturdays can be arranged.

How to get a quote
Rough sizes are fine at the start. Everything is measured properly when we visit, including how level the floor and ceiling are. To arrange it, send us a few details through our contact form and tell us about the room. You receive a written quote after the visit.
