How we make TV and media units for Burlington Estate

A built-in TV unit gives the screen, the boxes, the speakers and the cables one planned home. The wall is planned as a whole, rather than a stand with wires trailing behind it. For a living room in Burlington Estate, we start with a design visit to measure and talk through what you use. We make TV and media units from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and people most often get in touch about wasted space around the screen and a cabinet that traps heat.

A large share of the homes around Burlington Estate were built before 1919, which in London mostly means Victorian and Edwardian houses. Houses of that age normally have a chimney breast in the front and back reception rooms, with an alcove either side, which gives TV and media units an obvious place to go. Because old walls bow and floors slope, the units are scribed to follow the wall and levelled at the base, then cut neatly around the skirting and any picture rail or cornice.

Once you have read the quote and decided to go ahead, the furniture is made in our workshop. The quote sets out the agreed design, materials and finish, so you can check every detail beforehand.

How fitting day works

However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the size of the unit and the cable routes planned into it, and the fitting days are set out in your quote. Hallways in period houses are often narrow, and the stairs turn sharply, so TV and media units are made in sections sized to get through. Floors, stairs and doorways are covered before anything is carried through, and the sections are joined and scribed in the room.

  1. You describe the TV wall and your equipment.
  2. A design visit follows, where we measure and agree the layout, with ventilation for boxes and amplifiers.
  3. A quote in writing follows. If anything in it is unclear, ask us.
  4. We then make the unit in our workshop, with cable routes planned in.
  5. The unit is fitted in your home, ready for your equipment, with the cable routes left clear.

How to prepare

  • Leave a clear route from the front door to the room
  • Make sure pets are kept safely away
  • Clear the area where the furniture is going

Advice

Living-room storage in Burlington Estate

In the neighbourhood around Burlington Estate, the largest groups of homes date from before 1919 (about 52%) and the years since 2000 (about 21%), going by the Valuation Office Agency’s 2025 council tax figures. We take that into account at the design visit, since older and newer walls take different fixings. Near the centre of Burlington Estate, Historic England’s list includes Bodley House Chambers B1 to 6 (Grade I), less than half a mile east, and Albany Courtyard (Grade I), less than half a mile south-east. If you live in a listed building, fixing into or taking out original features such as panelling may need listed building consent. An early word with the council’s conservation officer is the best first step. The boroughs run controlled parking zones across much of inner London. So a van fitting furniture in Burlington Estate normally needs a visitor permit, a paid bay or a parking bay suspension arranged through the council. Let us know what parking is near you during the design visit.

If you live in a flat close to Bond Street station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. Burlington House, about 0.1 miles south-east, is one of the historic houses in the wider area. For a period home anywhere nearby, the alcoves beside a chimney breast are the natural place for TV and media units. If you live near St Anne's Churchyard, shelving that stops short of the window keeps the view of the green.

Caring for painted furniture

Looking after painted furniture is simple. A few things help it stay looking good:

  • Think about whether you will upgrade the screen
  • Decide where you’ll sit, so the screen height suits it
  • List every box, console and speaker that needs a home
  • Think about whether you want the screen on a bracket or on a shelf

Once your equipment is in, check that it is not running hot. Don’t block the gaps and openings left for air with cables or clutter.

Tag each lead at both ends, so changes later are simple.

Common questions about TV and media units

Is parking a problem for fitting in Burlington Estate?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to tell us about parking at the measuring visit, so we can plan the day around it.

Do you cover homes near Bond Street station?

Yes, homes across Westminster and the rest of London are within the area we cover. You can use our contact form to arrange a design visit.

What happens at the measuring visit?

It is a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, then send a written quote.

Do I need to be in when you fit?

We need someone to let us in. It is good to have someone there at the end to look over the work with us.

How much will my TV unit cost?

Size, doors and drawers, what goes inside and the finish all affect it, along with access and parking. We send a written quote after the design visit.

Do TV units need ventilation?

Media equipment runs warm and needs airflow. We design open backs, gaps or vents where it sits, rather than sealing it in a cupboard. Once it is in, don’t block the gaps.

Made for the room, or bought in a box?

Not every bought cabinet allows enough air for warm equipment. Ventilation is designed in where equipment sits, with open backs, gaps or vented doors. Off-the-shelf furniture is made for flat walls and level floors, which older houses rarely have, so you end up with gaps, wobbles and units that don’t meet the skirting. Fitted furniture is scribed to the wall instead.

Rooms that aren’t square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote.

Take a look at how bespoke compares with ready-made or how to compare quotes.

DIY, flat-pack or bespoke

If you are handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, where scribing and fixings that suit the wall are important.

Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That is something we plan for in the design.

Flats, blocks and rented homes

Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We cannot advise on your lease, so check it yourself or ask your managing agent.

Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. We plan the size of each section around it, once we have measured the way in.
