Bespoke kitchens for homes in Burlington Estate
Kitchens in period houses bring their own challenges. Few walls are flat, and floors often fall away from the walls, which shows up quickly along a run of cabinets. We scribe the cabinets to the walls and set them level on adjustable feet or a plinth giving a level line for the worktop you choose. Most enquiries start with a kitchen for a room that isn’t square and a layout for a small or awkward room, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.
Older homes typically have generous ceiling heights, and around Burlington Estate, a large share of homes are that age. Kitchen cabinets can go higher, with tall larders and top cupboards for occasional things. Cabinets are made from moisture-resistant MDF or birch plywood, with the finish agreed in your quote.
You get the quote in writing, so there is time to read it properly and share it with anyone else involved. It records the design, the materials and the finish we discussed.

What it is made from
Birch plywood
Kitchen drawers carry heavy pans and plates, so birch plywood is a good choice.
Moisture-resistant MDF
For painted cabinet fronts, moisture-resistant MDF is our usual choice, because it stays flat.
Fitting day, step by step
Furniture made in a workshop still has to meet the room it’s going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on the kitchen’s size and how many other trades are involved, and your quote sets out the fitting days. In a period home, the furniture is fitted to walls that are not straight, so there is some trimming and adjusting on site. Floors are protected, and dust is kept down as far as possible. Parking can be tight on terraced streets, so let us know about permits and bays at the measuring visit.
- First, you let us know about the room. Say a little about the way you cook.
- The design visit covers measuring and planning the layout.
- You receive a written quote.
- The kitchen is built in our workshop.
- The cabinets are fitted in your home, with plumbing, gas and electrics by your plumber, a Gas Safe registered engineer and your electrician.
Before fitting day
- Let us know if your street is in a controlled parking zone
- Arrange any electrical changes with your electrician in advance
- Empty the space we will be working in
Arranging a design visit
Every quote follows a design visit. At the visit, we measure, look at the walls and floors and talk through the design with you, then send a quote in writing. Prices are quoted for your room, once we’ve measured and talked through the design. To arrange a visit, fill in our short enquiry form.

Questions from Burlington Estate
I live in a flat in Burlington Estate. How will the furniture get up the stairs?
At the design visit, we measure the way in as well as the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.
Can you fit furniture in a home close to Bond Street station?
Yes, homes across Westminster and the rest of London are within the area we cover. To get started, you can fill in our short enquiry form with some details about the room, and tell us about parking and access at the same time.
Can I send photos ahead of the visit?
Yes. Pictures help us understand the room before the design visit, along with rough sizes. Show anything the furniture has to work around, like radiators or sockets.
How long does fitting take?
It depends on the kitchen. How long the fitting takes depends on the size of the kitchen and the design, and the fitting days are agreed in your quote.
What are the kitchen cabinets made of?
Moisture-resistant MDF for painted doors and panels, and birch plywood where strength matters. We spray paint in the workshop or hand paint, in colours agreed with you.
Is an outside wall a problem for fitted furniture?
An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture. If there is damp, it should be sorted before anything is fitted.

What else we make in Burlington Estate
Flats, blocks and rented homes
A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind, after measuring the route at the design visit.
In a managed block, the building manager or concierge may need notice before we arrive. If there’s a lift, it may need booking, and its size matters when we plan the sections. Mention it when you get in touch.
Flat-pack or bespoke?
The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot normally do that in an older room.
Where bespoke earns its keep is in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, which leaves standard units with gaps at the sides and top.
How we price bespoke kitchens
Each piece is designed for one room, so each price is too. What affects it comes down to:
- How square the room is
- Whether you choose a spray or hand-painted finish
- Stairs, lifts and the route to the room
- Hanging rails, shelves, drawers and other fittings inside
In London, parking can affect the price. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay near your home. Let us know about parking at the design visit, so we can plan for it.
What to send when you get in touch
A little information at the start saves time later. If you can, send:
- Pictures of styles you like, if you have any
- Rough sizes: width, height and depth
- Pictures of the whole wall or room, including the floor and ceiling
- Where you live, with the postcode
If you know what you want, say so; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To arrange a visit, fill in our short enquiry form.
Kitchens in Burlington Estate: local notes
In the area around Burlington Estate, the largest groups of homes date from before 1919 (about 52%) and the years since 2000 (about 21%), going by the Valuation Office Agency’s 2025 council tax figures. We take that into account at the measuring visit, since older and newer walls take different fixings. Near the centre of Burlington Estate, Historic England’s list includes Bodley House Chambers B1 to 6 (Grade I), less than half a mile east, and Albany Courtyard (Grade I), less than half a mile south-east. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. An early word with the council’s conservation officer is the best first step. Near central London, streets tend to be narrow and busy, so the route from the van to your door is planned beforehand, particularly for larger pieces.
Close to St Anne's Churchyard? A cupboard by the back door for boots and coats can be built in with the kitchen. Living in a block of flats near Bond Street station? Then kitchens are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. Burlington House, about 0.1 miles south-east, is one of the historic houses in the wider area. If your own home is a period one, cabinets will be scribed to walls and floors that are rarely true.
