Burlington Estate Window Seats
Planning window seats for a home in Burlington Estate? It starts with a design visit to measure and talk through ideas, then a quote in writing, before anything is made.
- A radiator under the window getting in the way
- Standard furniture leaving gaps in a bay
- A recess under the window doing nothing
Window seats in Burlington Estate
Why bespoke in Burlington Estate?
With a ready-made bench, the colour is the maker’s choice. We paint the seat in the colour you choose, so it sits with the skirting, the shutters or the walls. Off-the-shelf furniture is made for flat walls and level floors, which older houses rarely have, so it leaves gaps at the wall, tilts on sloping floors or sits awkwardly against skirting and picture rails. Fitted furniture is scribed to the wall instead.
Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, which the quote allows for. Your quote is written for your room once we’ve visited and measured.
Why choose Bespoke Carpentry in Burlington Estate

Window seats in Burlington Estate
We make the seat itself, and you can source a cushion to the size we give you. That leaves the choice of fabric and style to you. We make the seat to suit the cushion you plan, with a suitable depth and height. Most enquiries start with a recess under the window doing nothing and no comfortable place to sit in the light, and the answer is built in our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.
Hallways in period terraces are often long and narrow, with the stairs rising along one wall. A large share of the homes around Burlington Estate were built before 1919, so depth matters as much as width wherever storage goes. Shallow units keep the way through clear.
The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it is easier before the furniture is made.

Fitted storage in Burlington Estate
The biggest shares of homes in the area around Burlington Estate were built before 1919 (about 52%) and since 2000 (about 21%), in the VOA’s 2025 council tax stock figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. 32 conservation areas have at least part of their area within a mile of central Burlington Estate. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. About 52% of homes in the area around Burlington Estate were built before 1919, according to Valuation Office Agency council tax figures (2025). Bays and sash windows in period houses suit a seat with drawers or a lift-up lid.
If you live in a flat close to Bond Street station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. Burlington House, about 0.1 miles south-east, is one of the historic houses in the wider area. For a period home anywhere nearby, a seat under a sash window can keep shutters and cills clear.
Burlington Estate is part of the City of Westminster, about 1 mile north-west of City of Westminster. We design and make window seats for homes in Burlington Estate and across Westminster. In Westminster, Burlington Estate is one of the places we cover.

Common questions about window seats
Can you fit furniture in a home close to Bond Street station?
Yes. We cover all of Westminster and the rest of London. You can drop us a line using the contact form to arrange a design visit, and tell us about parking and access at the same time.
I live in a flat in Burlington Estate. How will the furniture get up the stairs?
We measure the route in along with the room itself: the stairs, landings, lift and doors. Window seats are built in our workshop in sections sized to fit that route, then assembled in your flat. It is useful to check any building rules and your lease before fitting day.
Can I send pictures ahead of the visit?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. You can send them when you fill in our short enquiry form.
What is a window seat made from?
We use moisture-resistant MDF and birch plywood. The frame and seat top are birch plywood, which is strong and holds screws well, while the fronts and grilles are MDF, which paints well. Everything is finished by spray painting or hand painting.
My walls aren’t straight. Is that a problem?
It is something we deal with all the time. The furniture is scribed to follow the walls and levelled on feet or a plinth, so it sits tight to the room.
Do you work on Saturdays?
Yes, we can arrange Saturdays. Just mention it when you contact us.
What happens on fitting day
If anything comes up on the day, just ask. Most of the decisions were made at the design visit and set out in your quote, so the day itself is about careful fitting. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote. Hallways in period houses are often narrow, and the stairs turn sharply, so the furniture comes in sections sized for the route in. Floors and stair carpets are protected on the way in and out, and the sections are joined and scribed in the room.

Advice
Why people ask for window seats in Burlington Estate
After a room has been redecorated, a window seat can finish it off. Mention any decorating plans during the design visit so the timing works. Decorating itself is for your decorator.
Common reasons to get in touch include:
- Unused space below a sash window
- Standard furniture leaving gaps in a bay
- Toys spread across a bedroom floor
- Wanting a seat without blocking the radiator
If your home is as old as some of the listed buildings nearby, like Bodley House Chambers B1 to 6, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent.
What to check before you book
- Real projects you can actually look at
- How they deal with uneven walls and floors
- Whether they measure the room themselves
- Will the quote be in writing?

How we price window seats
There is no set price, because there’s no set room. What affects it comes down to:
- Hanging rails, shelves, drawers and other fittings inside
- Parking near your home
- How big the furniture is
- The number of doors and drawers
Awkward rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote, which we write after seeing the room.
Getting in touch
You do not need exact measurements or a plan. Just send what you can:
- Approximate measurements of the space
- What kind of home it is, and which floor the room is on
- What the furniture needs to hold
- A few pictures of the space, taken from the doorway and from each corner
Because every job is different, the cost is set out in a written quote after the visit. Because every room is different, the quote comes after the design visit, when we have measured up and talked through the design. For a quote, message us from the contact page.
Caring for painted furniture
Fresh paintwork takes a while to cure fully, so go gently with it for a while. Beyond that, these tips help:
- Plan the cushion early so the seat suits it
- Note whether your window has working shutters
- Think about matching the woodwork or the walls
- Move furniture away from the window so we can measure
A soft, damp cloth is the best way to keep the seat clean. Dry it afterwards, and avoid abrasive pads and strong solvents. The front edge picks up marks first.
Condensation on the glass can drip onto the cill and the seat, so wipe it away. Keep the window ventilated in cold weather. Dry any water on the paint promptly.
