Wall beds for your home in Burlington Estate

Wall beds in Burlington Estate

The bed mechanism must be fixed securely, exactly as its maker specifies, into a wall or floor that’s sound enough to hold it. We check the wall and floor during the design visit as solid brick, stud walls and plasterboard all need different fixings. Most enquiries start with a living room with a bed that folds away and storage built around a fold-down bed; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

In houses built before 1919, a floor can drop noticeably from one side of a room to the other, and a large share of the homes around Burlington Estate are that old. Fitted furniture sits on a plinth or adjustable feet set level, so doors close square and the gaps stay even. The scribe at the wall takes up any bow in the plaster.

Where other trades are needed, for example an electrician to move a socket, we point that out. The quote itself covers our work, from the design to the materials and finish.

FAQs: wall beds in Burlington Estate

Will parking be an issue for fitting furniture in Burlington Estate?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to tell us about parking at the design visit.

My house in Burlington Estate is Victorian. Can you deal with uneven walls?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.

Do I need the building owner’s consent?

Possibly. Some leases need the building owner’s consent before you make alterations, including fixing furniture to the walls. Check your lease, as we can’t advise on it.

Can you fit a wall bed to a stud wall?

It depends on the wall and floor. The mechanism has to be fixed securely as its maker specifies, to a wall or floor that can take the load, and we look at this when we measure.

Do you work for landlords and letting agents?

Yes. The process is the same: a design visit, a written quote, then the furniture is made and fitted. Access can be arranged through the letting agent.

Will you travel outside London?

No. We only take on work in London, across all the boroughs and the City of London.

How it’s made

Moisture-resistant MDF

On an external wall, moisture-resistant MDF is a sensible choice, alongside good ventilation.

Shelves

We size each shelf for its span and load.

Fitted bedroom furniture in Burlington Estate

In the streets around Burlington Estate, the largest groups of homes date from before 1919 (about 52%) and the years since 2000 (about 21%), on the Valuation Office Agency’s council tax figures for 2025. We take that into account at the design visit, since older and newer walls take different fixings. Entries on the National Heritage List near the centre of Burlington Estate include Bodley House Chambers B1 to 6 (Grade I), less than half a mile east, and Albany Courtyard (Grade I), less than half a mile south-east. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can require listed building consent. An early word with the council’s conservation officer is the best first step. About 75% of households in the area around Burlington Estate live in purpose-built flats, based on Census 2021. In a block, each section is sized to get up the stairs or into the lift and through the door. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

If your children go to LITE Regal International School or a school nearby, wall beds in a child’s room can be planned so the inside layout changes as they grow. Living in a block of flats near Bond Street station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in.

From workshop to your room

Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, and that keeps the doors and shelves true. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Older London houses often have narrow hallways and tight turns on the stairs, so the furniture comes in sections sized for the route in. Floors and stair carpets are protected on the way in and out.

  1. You let us know about the room and who the bed is for. The bed can sit among shelves or beside a desk.
  2. We visit to measure up and look at what the wall is made of, as the bed must be fixed securely.
  3. We send a quote in writing for the bed cabinet and storage, ready to check.
  4. We build and finish everything in our workshop, from moisture-resistant MDF and birch plywood.
  5. Fitting day: the cabinet is fitted and the bed checked as it lowers and lifts.

Before fitting day

  • Keep pets out of the room and the hallway
  • Leave a clear route from the front door to the room
  • Let us know about any meters, fuse boards or boilers in the area

Ask for a quote

You don’t need exact measurements to get started. Everything is measured properly when we visit, including how level the floor and ceiling are. To arrange it, fill in our short enquiry form with a few details about the room. You receive a written quote after the visit.

Advice

Is it time for wall beds?

Some want a room that can change as the family does. A playroom, a study or a hobby room can still have a bed for visitors when it is needed.

We’re often asked to help with:

  • Somewhere comfortable for guests to sleep
  • Room for a desk and a guest bed
  • A bed that looks like cupboards by day
  • Shelves or a desk around the bed

The wider area includes historic houses such as Burlington House, about 0.1 miles south-east. If your own home is a period one, tall ceilings give wall beds room to reach the cornice.

What to check before you book

  • How they’ll get the furniture into the room
  • Will other trades be needed, and who arranges them?
  • Will the doors close with even gaps?
  • How they deal with uneven walls and floors

Choosing a carpenter in London: a checklist

Tips worth knowing

Getting the most from wall beds starts with the planning and carries on after fitting day. These are worth keeping in mind:

  • Check there is room for the bed to fold down
  • Check mattress size and weight limits
  • Consider how many people will sleep in it
  • Tell us what the wall is made of if you know

Hand-painted finishes are easy to touch in if the cabinet gets a knock. A spray finish wipes clean and stays smooth and even.

Think about the route into the room. We make the cabinet in sections that fit up the stairs and through the doors, so it’s useful to know about tight turns.

What affects the cost of wall beds

Every room is different, so every job is quoted on its own. This is what makes the difference:

  • Doors and drawers, and how many
  • Hanging rails, shelves, drawers and other fittings inside
  • Parking near your home
  • The finish: spray painted or hand painted

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay. It’s useful to talk about parking at the design visit, so it can be planned.

Before the design visit

When you contact us, these help most:

  • Any ideas or images you have saved
  • The postcode, so we can plan the visit
  • Whether it’s a house or a flat, and if there are stairs or a lift
  • Anything fixed to the wall that the furniture needs to work around

A quote begins with some details from you: the room, rough sizes and some pictures if you have them. When you are ready, message us from the contact page. After that, we arrange a visit to measure and talk through the design, then send a quote in writing.
