Looking after your furniture

These points come up often when people plan built-in bookshelves. They’re worth knowing before and after fitting:

  • Mention anything very heavy, like records or large art books
  • Think about cupboards below for things you’d rather hide
  • Book your electrician first if sockets need moving
  • Estimate how many metres of books you have

On an outside wall, don’t pack books tight against the back so air can move. Watch for any musty smell or marks.

Don’t block the space left for radiator heat with books or objects. Heat needs to move into the room.

How we make built-in bookshelves for North Ockendon

You can have fixed shelves, adjustable ones or a mix. Fixed shelves add stiffness and look solid, while adjustable shelves let you move the spacing later. A mix often works best, with fixed shelves where the bookcase needs strength. We make built-in bookshelves from moisture-resistant MDF and birch plywood, finished by spray or by hand, and people most often get in touch about books piled on the floor and shelving that frames a window.

Many houses from between the wars, and many semis, have been extended or opened up inside, which matters around North Ockendon, where homes like these are a big part of the housing. A long through room gives built-in bookshelves a whole wall to work with, or mark out the sitting end from the dining end. An extension’s plasterboard walls need different fixings from the original brick or block.

The written quote is your record of the job. It sets out the built-in bookcase designed for your room, what it is made from and how it is finished, and it is what the workshop builds to.

Living-room storage in North Ockendon

In the neighbourhood around North Ockendon, the largest groups of homes date from between 1919 and 1939 (about 73%) and between 1945 and 1972 (about 15%), based on the Valuation Office Agency’s 2025 council tax data. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The National Heritage List records 8 entries within half a mile of the centre of North Ockendon. You can check whether a particular building is listed on Historic England’s list. TfL’s Ultra Low Emission Zone covers every part of London, Havering included. That includes the vans that bring and fit furniture in North Ockendon. Parking and access are planned at the design visit.

For a family home near The James Oglethorpe Primary School, a cupboard for board games and a shelf for reading books can go into the same design. If your home is as old as some of the listed buildings nearby, like Church of St Mary Magdalene, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. Living in a block of flats near Ockendon station? Then built-in bookshelves are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Questions from North Ockendon

Can you make built-in bookshelves for a home in North Ockendon?

Yes, we work across Havering, North Ockendon included, and across the rest of London. To get started, you can send us a few details through our contact form with some details.

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, changes inside that alter its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Do you move sockets or add lighting?

No. Sockets, switches and lighting are for your electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We will design around them.

What if the stairs or lift are small?

We plan the route in at the measuring visit. We measure the stairs, landings, lift and doors, and the furniture is made in sections sized to get through.

Does someone need to be home during the fitting?

Someone needs to let us in. It’s good to have someone there at the end to look over the work with us.

Can you build bookshelves over a radiator?

We plan around it with care. Any shelving over or around a radiator needs room for the heat to move into the room. Moving a radiator is a plumber’s job, and is best done before we fit.

Could you do it yourself?

Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.

Off-the-shelf cupboards come in fixed sizes, so there’s typically a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can use the full height and width.

Flats, leases and landlords

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so tell us about it at the design visit.

We also make and fit furniture for landlords furnishing a let. The materials are the same as for any home: moisture-resistant MDF and birch plywood.

What affects the price in North Ockendon

We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:

  • The width and height of the space
  • Hanging rails, shelves, drawers and other fittings inside
  • The finish: spray painted or hand painted
  • Walls and floors that are out of level or out of square

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

Getting in touch

There’s no need for exact sizes or plans. Just send what you can:

  • What you’d like to store or use the space for
  • Any ideas or images you have saved
  • Approximate measurements of the space
  • Radiators, sockets, pipes or meters on or near the wall

To make a start, fill in our short enquiry form and let us know which room you have in mind and roughly what you’d like. We then arrange a design visit to measure and discuss the design, and send you a written quote afterwards.

Fitting day, step by step

Getting everything level comes first. Floors are often out of level, so adjustable feet or a plinth take up the difference, which keeps the lines straight. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. It is useful to clear the room and the route before we arrive. Fitting day starts with protecting the floors and setting out the pieces. The pieces are levelled, fitted to the walls and fixed back.

  1. You tell us about your books and the wall you have in mind. It might be a whole wall, an alcove or the space around a door.
  2. A design visit follows, where we measure and agree the layout.
  3. We put the design, materials and finish into a written quote.
  4. Once you’re happy, the shelving is made at our workshop from moisture-resistant MDF and birch plywood, with shelves thick enough for their span.
  5. The bookshelves are fitted in your home, ready for your books.

Getting ready for fitting day

  • Let us know about any meters, fuse boards or boilers in the area
  • Leave a clear route from the front door to the room
  • Have your electrician move any sockets or switches beforehand

Getting a quote

The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit. To book one, fill in our short enquiry form.
