About our built-in bookshelves in Southwark
Books weigh a lot, and a wall of them puts real load on the fixings. Each bookcase is fixed with fixings chosen for the wall. Loose plaster or a weak wall should be dealt with first. Most enquiries start with storage for children’s books and games and a bare wall above a doorway; the furniture is made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
A large share of the homes around Southwark date from 2000 onwards, and newer homes rarely come with any built-in shelving or media storage. We plan built-in bookshelves around the existing sockets and aerial points, with cable routes built in. Walls in newer homes are often plasterboard on studs, which is fine for fitted furniture when the fixings are right.
Once you’ve read the quote and decided to go ahead, the furniture is built in our workshop. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

Pricing built-in bookshelves in Southwark
Each piece is designed for one room, so each price is too. The things that affect it are:
- Spray painting or hand painting
- How big the furniture is
- How square the room is
- What goes inside: rails, shelves, drawers and dividers
No two rooms cost the same to furnish, because the size, the layout and the finish all vary. A spray finish and a hand-painted finish involve different work, and that shows in the price. You’ll see the figure in your written quote, after the design visit.
Getting in touch
Ahead of the design visit, we’ll typically ask about:
- How you want to use the space
- Examples of the look you’re after
- Approximate measurements of the space
- The type of home and how the room is reached
We quote each job for the room it’s going into, after the design visit. Each room is different, so we quote after seeing it, when we’ve measured up and talked through the design. For a quote, send us a few details through our contact form.
Questions we’re often asked
Will parking be an issue for fitting furniture in Southwark?
It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking at the design visit.
Can you fit furniture in a home close to Elephant & Castle station?
Yes, homes across London are within the area we cover. To get started, you can message us from the contact page with a few details about the room, and tell us about parking and access at the same time.
Can you come on a Saturday?
Yes, Saturdays are possible by prior arrangement. Just mention it when you contact us, and we’ll see what we can do.
Is an outside wall a problem for fitted furniture?
It needs a little planning: leaving ventilation behind and inside helps stop condensation. Damp treatment is not something we do, so any damp needs sorting first.
How do I get a quote?
It is easiest to drop us a line using the contact form. After that, we arrange a design visit and follow it with a written quote.
What do you do at the measuring visit?
We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too, and afterwards we send a written quote.

Living-room storage in Southwark
The biggest shares of homes in the area around Southwark were built since 2000 (about 46%) and before 1919 (about 17%), according to Valuation Office Agency council tax figures (2025). Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The National Heritage List has 171 entries within half a mile of the centre of Southwark. Original fireplaces, shutters and panelling are worth keeping where they survive, and built-in bookshelves can be designed to work around them. The ULEZ (Ultra Low Emission Zone) now covers the whole of London, the rest of London included. So any van that delivers or fits furniture in Southwark is covered by it. Access and parking are talked through at the design visit.
If your home is as old as some of the listed buildings nearby, such as The George Inn, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. For families living near Charles Dickens Primary School, shelving with deep cupboards below keeps books, games and school things in one place. For an older house near Borough Welsh Congregational Chapel, picture rails and cornices give built-in bookshelves a line to finish at.

How fitting works for built-in bookshelves
If anything comes up on the day, just ask. Most of the decisions were made during the design visit and set out in your quote, so fitting day is about putting it in place carefully. How long the fitting takes depends on how long and how tall the shelving is, and the fitting days are set out in your quote. Fitting day starts by covering floors and setting out the sections. The pieces are levelled and fixed with fixings that suit the wall. Hand-painted finishes can be completed once the furniture is in.
- You contact us about shelving around a door, a window or a chimney breast.
- We visit to measure the wall, the openings and the skirting, cornice and picture rail the shelves must meet.
- A quote in writing follows, with the design, materials and finish.
- We build the shelving in sections in our workshop, from moisture-resistant MDF and birch plywood.
- On fitting day each section is set level and scribed to walls that are rarely straight, so there are no gaps along the sides.
- The finish is either sprayed in our workshop or hand-painted once the shelves are in place.
Preparing the room
- Point out meters, boilers and fuse boards near the furniture
- Make sure pets are kept safely away
- Clear the hallway and stairs so the sections can come through

Advice
Where other trades come in
We don’t treat damp or carry out building work, so these points are worth knowing:
- Redecorating, which is for your decorator
- Making new openings, removing walls or other structural work
- Any wiring or new sockets (your electrician handles that)
If in doubt, you can message us from the contact page and describe the room. How it works.
Boards, parts and finishes
- Fixed and adjustable shelves
- Cupboards below
- Moisture-resistant MDF
- Birch plywood
- Spray-painted finish
- Hand-painted finish
How it is made
Plinths and scribe strips
Scribing means trimming the edges on site to meet the wall. This closes the gaps a straight bookcase would leave.
Birch plywood
Birch plywood is stiff and strong, which makes it our usual choice for long or heavily loaded shelves. Its layered edge can be painted or left on show.
Flats, conversions and lettings
If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, and that is best sorted before fitting day. We cannot give advice on leases, so check it yourself or ask your managing agent.
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the design visit.
