Built-in bookshelves for homes in Spitalfields

The right depth depends on your books. Paperbacks need much less depth than hardbacks, art books or records. Deep shelves let small books disappear behind each other, while shallow ones leave large books overhanging. A common answer is deeper cupboards or shelves at the bottom and shallower ones above. We make built-in bookshelves from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are space for art books and records and shelving that works with picture rails and cornices.

Many homes around Spitalfields were built since 2000, and newer homes seldom have fitted storage in the living room. We plan built-in bookshelves around the existing sockets and aerial points, with cable routes built in. Plasterboard on studs takes fitted furniture well, as long as the fixings suit it.

The furniture is made at our workshop after you have had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so you can check every detail beforehand.

Built-in living-room furniture in Spitalfields

The biggest shares of homes in the neighbourhood around Spitalfields were built since 2000 (about 45%) and before 1919 (about 19%), going by the Valuation Office Agency’s 2025 council tax figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. The National Heritage List has 339 entries within half a mile of the centre of Spitalfields. Older homes nearby may have original joinery, shutters or panelling worth keeping, and built-in bookshelves can be designed to work around them. Streets close to central London are often narrow and busy, with loading bays in short supply, so carrying the sections from the van to the door takes planning.

For a family home near Makers Academy, built-in bookshelves can be planned with low cupboards for toys and higher shelves for everything else. Living in a block of flats near London Liverpool Street station? Then it helps to book the lift and tell the concierge before fitting day. If your home is one of the older houses near Christ Church, picture rails and cornices give built-in bookshelves a line to finish at.

Questions we’re often asked

Is parking a problem for fitting in Spitalfields?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.

Is Spitalfields in the area you cover for built-in bookshelves?

Yes. Spitalfields is one of the places we work, along with the rest of Tower Hamlets and London. To get started, you can use our contact form with a few details.

Can built-in shelves be adjustable?

They can be, and many people choose a mix. A few fixed shelves keep the bookcase rigid, with adjustable ones in between.

Do I need the building owner’s consent?

Possibly. Leases vary, and some need consent for alterations. We cannot give advice on your lease, so it is worth checking before fitting day.

What if the wall is cold or damp?

It can be done with some care: leaving ventilation behind and inside helps stop condensation. We don’t treat damp, so any damp should be sorted before fitting day.

How much will my built-in bookcase cost?

Size, doors and drawers, what goes inside and the finish all affect it. The price comes in a written quote after the design visit.

Flats, conversions and lettings

If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations. We cannot give advice on leases, so check it yourself or ask your managing agent.

A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind.

From workshop to your room

Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. Each one is adjusted until the gaps are even and it closes cleanly, then checked again. How long the fitting takes depends on how much shelving there is and how many cupboards sit below it, and your quote sets out the fitting days. Fitting day starts by covering floors and setting out the sections. Each piece is levelled and fixed to suit plasterboard or block. Hand-painted finishes can be completed once the furniture is in.

  1. You contact us about shelving around a door, a window or a chimney breast.
  2. At the design visit we measure up and look at how the shelving meets the ceiling, the skirting and any door or window frame.
  3. A written quote follows, with the design, materials and finish.
  4. We build the shelving in sections in our workshop, from moisture-resistant MDF and birch plywood.
  5. On fitting day each section is set level and scribed to walls that are rarely straight.
  6. Your chosen finish is sprayed before fitting or painted by hand in the room.

Before fitting day

  • Keep pets out of the room and the hallway
  • Clear the hallway and stairs so the sections can come through
  • Let us know about parking near your home

Arranging a design visit

If you know what you want, say so; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To start, tell us about the room on our contact form.

Advice

What it costs

A few things affect what fitted furniture costs:

  • How many doors and drawers there are
  • The overall size of the piece
  • Parking and unloading on your street
  • The finish: spray painted or hand painted

In London, parking can affect the price. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension near your home. It is useful to talk about parking at the measuring visit, so it can be planned.

What to send when you get in touch

You do not need exact measurements or a plan. Just send what you can:

  • A few photos of the space, taken from the doorway and from each corner
  • How you want to use the space
  • Rough measurements, even if they’re only to the nearest few centimetres
  • Your postcode and the borough

Rough measurements are fine at the start. Everything is measured properly when we visit, including how level the floor and ceiling are. To arrange it, drop us a line using the contact form with a few details about the room. The written quote follows the visit.

What it is made from

Spray-painted finish

Spray painting is done in the workshop, giving a smooth, even surface on shelves and uprights.

Hand-painted finish

Hand painting can be done in your home after fitting. It is easy to touch up later.

Bespoke or off-the-shelf?

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.
