About our built-in bookshelves in East Dulwich
A full bookcase is heavy, so the fixings matter. We fix built-in bookshelves to sound walls with fixings that suit how the wall is built, whether that is solid brick, lath and plaster or a stud wall. Loose plaster or a weak wall should be dealt with first. If your home has shelves that suit a period room and shelving that frames a window, that’s what built-in bookshelves are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
In a house from the Victorian or Edwardian years, the chimney breast tends to survive even when the fireplace itself has been blocked up. Around East Dulwich, where a large share of homes date from before 1919, that’s a common starting point. Built-in bookshelves built into the recesses either side are scribed to the plaster and cut around the skirting.
The written quote is your record of the job. It sets out the built-in bookcase designed for your room, what it’s made from and how it’s finished.

Questions from East Dulwich
Is parking a problem for fitting in East Dulwich?
It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to tell us about parking during the design visit.
My home in East Dulwich is a period house with walls that are not straight. Is that a problem?
Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.
How do you get large furniture into a flat?
It is made in sections, each one sized to fit the way in. That’s why we measure the stairs, lift and doorways during the design visit.
Can you fit furniture on an external wall?
External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.
Do you make good the walls afterwards?
No. We don’t plaster or decorate. The furniture is finished by spray or by hand, as agreed in your quote.
How is the price worked out?
Each room is quoted on its own: size, internal fittings, the finish and how awkward the walls are all play a part. You’ll get a quote in writing once we have measured up.
How fitting day works
You won’t need to do much on the day. Someone needs to let us in, and it helps to have the room cleared beforehand, as we will have talked about at the measuring visit. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. How long fitting takes depends on how long and how tall the shelving is, and we confirm the fitting days in your quote. Older London houses often have narrow hallways and tight turns on the stairs, so the furniture comes in sections sized for the route in. Floors and stair carpets are protected on the way in and out.
- You contact us about shelving around a door, a window or a chimney breast.
- At the design visit we measure up and look at how the shelving meets the ceiling, the skirting and any door or window frame.
- We then send a written quote for the bookshelves.
- The sections are made in our workshop from moisture-resistant MDF and birch plywood.
- On fitting day each section is set level and scribed to walls that are rarely straight.
- The finish is either sprayed in our workshop or hand-painted once the shelves are in place.
Before fitting day
- Arrange any electrical changes with your electrician beforehand
- Keep pets in another room while we work
- Take down pictures, mirrors and shelves from the wall
Starting with a design visit
A quote begins with some details from you: the room, rough sizes and some pictures if you have them. To send them, fill in our short enquiry form. After that, we arrange a visit to measure and talk through the design, then send a quote in writing.

Flats, conversions and leaseholders
If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, and that is best sorted before fitting day. We cannot give advice on leases, so check it yourself or ask your managing agent.
Landlords furnishing a let use fitted furniture too, as it makes good use of an awkward room. It is made from the same moisture-resistant MDF and birch plywood as any of our work.

Built-in bookshelves in East Dulwich: local notes
In the area around East Dulwich, the largest groups of homes date from before 1919 (about 64%) and between 1945 and 1972 (about 12%), on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The National Heritage List has 46 entries within half a mile of the centre of East Dulwich. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. On TfL’s red routes, the rules on stopping and loading are strict. Where a home in East Dulwich is on or beside a main road, it is useful to mention that at the design visit. Then we can work out where to load and unload.
Close to Brunswick Park? A room that looks out on trees deserves a design that leaves the window alone. For an older house near The Latter Rain Outpouring Revival Church, picture rails and cornices give built-in bookshelves a line to finish at. Kingswood House, about 2.2 miles south, is one of the historic houses in the wider area. If your own home is a period one, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place.

Practical tips
A few practical points help before and after fitting day. These are worth keeping in mind:
- Note the sizes of your largest books and records
- Let us know about parking and access at the design visit
- Book your electrician first if sockets need moving
- Plan heavy items for the lower shelves
On an outside wall, do not pack books tight against the back. Watch for any musty smell or marks.
Put coasters under anything that holds water. Dry any spills quickly.
When you need someone else
It’s worth being clear about where our work stops:
- Making new openings, removing walls or other structural work
- Plastering, which is a plasterer’s job
- Moving a radiator, which is a plumber’s job
Not sure whether your space suits built-in bookshelves? You can tell us about the room on our contact form and we will tell you. How a job runs, step by step.

Why bespoke in East Dulwich?
A row of standard bookcases rarely fills a wall, and on a wall that isn’t straight the gaps show. Ours are scribed to the walls and can run up to the ceiling. Alcoves and recesses in period houses are rarely a standard width or depth, so ready-made units rarely fill them properly. Made for the space, the furniture uses the full width and height.
The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.
