What we do not do
Damp treatment and building work are for other specialists, and there are a few other limits too:
- Plumbing work around the shelves
- Painting walls and ceilings around the shelving
- Moving sockets or switches, which needs an electrician
If in doubt, you can drop us a line using the contact form and describe the room before you arrange a visit. How a job runs, step by step.

Built-in bookshelves in Old Ford
Built-in bookcases are made from moisture-resistant MDF and birch plywood. MDF suits the panels and faces, while birch plywood is used where strength matters. The finish is spray painted in the workshop or hand painted, in the colour you choose. We work across London, including Old Ford. If you are living with room for a record collection and wasted wall space around a door or window, that’s what built-in bookshelves are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
Many homes around Old Ford were built since 2000, and across London a lot of homes from those years are flats in newer developments. Living rooms in newer homes can be compact, so shallower units and wall-hung cupboards keep the floor open. Boxing for pipes and risers is common in newer homes, and the furniture can be designed around it.
We write quotes in plain English. They say what will be made, what it is made from and how it will be finished, all taken from the design visit.

Materials and finishes
Moisture-resistant MDF
Moisture-resistant MDF is stable and takes paint well, so we use it for uprights, panels and faces. It suits shelving on an external wall, which can be colder.
Birch plywood
Birch plywood is stiff and strong, so it’s a good choice for shelves that carry books. Its layered edge can be painted or left on show.
What affects the cost of built-in bookshelves
When we put a quote together, we consider:
- Stairs, lifts and the route to the room
- Spray painting or hand painting
- Where a van can park, such as a permit bay or a bay suspension
- Doors and drawers, and how many
Getting to the room affects the job as well. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying. The price comes in a written quote, worked out from the measurements and the design you choose.
Helping us understand the room
Ahead of the design visit, we’ll usually ask about:
- Pictures showing the full wall, from floor to ceiling
- Whether it is a house or a flat, and if there are stairs or a lift
- Anything fixed to the wall that the furniture needs to work around
- Examples of the look you’re after
We quote once we’ve seen the room. At the visit, we measure, look at the walls and floors and go through the design with you, and the written quote comes after. The price comes in a written quote, worked out from the measurements and the design you choose. To book a design visit, message us from the contact page.
How fitting works for built-in bookshelves
With the carcasses fixed and level, any doors go on and any drawers or lids are fitted. Each one is adjusted until the gaps are even and it closes cleanly. How long the fitting takes depends on how much shelving there is and how many cupboards sit below it, and we confirm the fitting days in your quote. Newer blocks often have concierge desks, entry systems and rules on lift booking, so it helps to sort them out beforehand. The furniture is built in sections that fit the lift and doorways.
- You get in touch with some details about where the bookshelves will go.
- We visit to measure the wall, the openings and the skirting, cornice and picture rail the shelves must meet.
- A quote in writing follows, with the design, materials and finish.
- The sections are made at our workshop from moisture-resistant MDF and birch plywood.
- On fitting day each section is set level and scribed to walls that are rarely straight, so there are no gaps along the sides.
- The finish is either sprayed in our workshop or hand-painted once the shelves are in place.
Getting ready for fitting day
- Check the building’s rules for trades and lift bookings
- Clear the walls of pictures and shelves
- Mention any parking restrictions on your street
How to get a quote
The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit. To book one, message us from the contact page.
Advice
Living-room carpentry in Old Ford: local notes
The biggest shares of homes in the streets around Old Ford were built since 2000 (about 49%) and between 1945 and 1972 (about 16%), according to Valuation Office Agency council tax figures (2025). Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Near the centre of Old Ford, Historic England’s list includes Church of St Mary Stratford Bow (Grade II*), about 0.5 miles south-east, and Phoenix School (Grade II*), about 0.6 miles south. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. An early word with the council’s conservation officer is the best first step. More than a third of the homes in the area around Old Ford (about 49%) were built since 2000, on the Valuation Office Agency’s council tax figures for 2025. Newer homes usually have plasterboard stud walls and open-plan rooms, often with no chimney breast, so the fixings go into the studs, or heavier pieces stand on the floor.
If you live in a period home close to St Paul Old Ford, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place. Close to Grove Hall Park? Built-in bookshelves can be planned to frame a window with a view rather than block it.

Common questions about built-in bookshelves
I live near Hackney Wick station. Is that in your area?
Yes. We cover all of Tower Hamlets and the rest of London. You can use our contact form to arrange a design visit.
Will a conservation area stop me having built-in bookshelves fitted in Old Ford?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. If you are unsure, the council can confirm.
Can you fit furniture to uneven walls?
Walls and floors that are not true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth, so it sits tight to the room.
Is the furniture spray painted or hand painted?
There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you’ve chosen.
Can bookshelves go around a door?
Yes. Wrapping shelves around a door or window is a good way to fill a wall. We measure the openings at the measuring visit, and the shelving is planned around the frames.
Can you build bookshelves over a radiator?
It needs planning. Any shelving over or around a radiator needs room for the heat to move into the room. If you’d rather move it, that’s for a plumber.
Why people ask for built-in bookshelves in Old Ford
Some people are tired of shelves that bow and bookcases that lean. A bowing shelf is normally too thin or too long for what it carries. Bespoke shelves are sized for the span and the weight.
Some of the things we’re asked to solve include:
- Bookcases that lean or wobble
- Somewhere to keep toys and books tidy
- Shelves that suit a period room
- A bare wall above a doorway
If you live in a flat close to Hackney Wick station, it is useful to book the lift and tell the concierge before fitting day.
Questions to ask before you hire anyone
