Built-in bookshelves in Upper Norwood

Older rooms often have skirting, picture rails and coving to work around. We can cut around them, stop below them or run neatly up to them. Since period walls are rarely flat, the edges are scribed to follow them. People typically come to us about shelving that works with picture rails and cornices and bowing shelves in an old bookcase, and the answer is made at our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

London homes run from Victorian terraces and interwar semis to mansion blocks and recent flats, and your home in Upper Norwood could be any one of them. Because walls and floors change with the age of a house, the design of built-in bookshelves starts during the design visit. Bowed walls call for scribing, and plasterboard for the right fixings.

Once you have read the quote and decided to go ahead, the furniture is built in our workshop. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

Flats, leases and landlords

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind, once we’ve measured the way in.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Tell us about it when you contact us.

Living-room carpentry in Upper Norwood: local notes

In the streets around Upper Norwood, the largest groups of homes date from before 1919 (about 35%) and between 1945 and 1972 (about 25%), in the VOA’s 2025 council tax stock figures. We take that into account at the measuring visit, since older and newer walls take different fixings. There are 19 entries on the National Heritage List within half a mile of the centre of Upper Norwood. You can check whether a particular building is listed on Historic England’s list. Red routes, run by TfL, have strict rules on stopping and loading. Where a home in Upper Norwood is on or beside a main road, it helps to mention that at the measuring visit. We can then plan where the van will stop.

If you live in a period home close to Christ Church, picture rails and cornices give built-in bookshelves a line to finish at. If you live in a flat close to Gipsy Hill station, the route in is measured as well as the room, and the sections are sized to fit it. Near listed buildings like Subway, about 0.5 miles east of the centre of Upper Norwood, older homes may keep original joinery that built-in bookshelves can be designed around. For a listed home, fixing into original features may need listed building consent.

What we do not do

We design, make and fit the furniture. In practice, that means:

  • Decorating the rest of the room
  • Moving a radiator, which is a plumber’s job
  • Electrical work, like new sockets or switches, which is for your electrician

If in doubt, you can use our contact form and describe the room before you arrange a visit. How it works.

Questions we’re often asked

Can parking be tricky on fitting day in Upper Norwood?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It is useful to let us know about parking at the measuring visit, and we’ll plan around it.

I live in a flat in Upper Norwood. How will the furniture get up the stairs?

We measure the route in not just the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

What if my walls and floors are out of level?

That’s normal in older homes, and it is what scribing is for. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

How do you decide on shelf depth?

We set the depth to suit what you own. Deeper cupboards or shelves at the bottom and shallower shelves above is a common layout.

Will built-in bookshelves sag?

Whether a shelf sags depends on how long it is and what it carries. We choose the shelf thickness and material to suit. Overloading any shelf will still make it bend, so spread heavy books out.

Do I need permission in a conservation area?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

Could you do it yourself?

Where bespoke earns its keep is in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, and standard units leave gaps.

It is worth being honest about cost: flat-pack is normally cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.

Bespoke or off-the-shelf?

Bespoke is not instant: it needs a design visit, a quote and making time. If you are only staying a short while, standalone shelving can make more sense. A standard unit is the same in every home, whatever the room is like, whereas fitted pieces are designed for one room: yours. The finish is chosen to suit the space.

The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside, then set it out in the quote.

How fitting day works

In older rooms, the furniture typically has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details, so it sits neatly against the room. How long the fitting takes depends on how long and how tall the shelving is, and we confirm the fitting days in your quote. Fitting day means joining the sections, fitting them to the walls and setting them level. The fixings suit whatever the walls are made of. Saturday fitting is possible by prior arrangement.

  1. You contact us with a few details about the wall and your books. A rough idea of the wall and the books is plenty to start with.
  2. At the design visit, we measure the wall, check how it is built and plan spans and depths with you, and talk about cupboards below.
  3. You receive a quote setting out the layout and the paint finish.
  4. The bookcase is built in our workshop, with shelves sized for their span and load. We use moisture-resistant MDF and birch plywood.
  5. We fit it in your home, scribed to the walls and fixed to suit them. Fixings are chosen to suit brick, plaster or stud walls.

How to prepare

  • Leave a clear route from the front door to the room
  • Book any lift and let the concierge or building manager know
  • Make sure pets are kept safely away
