Built-in desks and shelving in Upper Norwood
In the neighbourhood around Upper Norwood, the largest groups of homes date from before 1919 (about 35%) and between 1945 and 1972 (about 25%), in the VOA’s 2025 council tax stock figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Upper Norwood is partly covered by the Harold Road Conservation Area, according to Historic England’s records. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are mostly concerned with the outside of buildings. If in doubt, the council’s planning team can confirm. A quarter or more of the homes in the area around Upper Norwood (about 25%) were built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. Rooms from that era suit a full-width desk with shelving above.
The wider area includes historic houses such as Kingswood House, about 0.8 miles north. For a period home anywhere nearby, an alcove beside the chimney breast is often just right for a built-in desk. For a flat near Gipsy Hill station, home offices are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

How we make fitted home offices for Upper Norwood
Not every home has a spare room, but a wide landing or a loft room can work. A desk under a sloping ceiling needs careful planning so you can sit and stand comfortably. On a landing, the furniture must leave a clear way past. At the design visit in Upper Norwood, we will see what fits. We make home offices from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and people most often get in touch about an awkward space with no furniture that fits and a desk in the wrong light.
Across London, neighbouring streets can be decades apart in age, so the place for a desk could be an alcove, a box room, a landing or a converted loft. The design visit is where we look at the options. Each wall is checked so the fixings suit it.
Everything we agree at the measuring visit goes into the written quote: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it is easier before the furniture is made.

Is it time for fitted home offices?
Many spare rooms need to work as an office and a guest room. A built-in desk and storage can leave space for a bed. It puts the room to work most of the time.
A few of the things people ask us to solve are these:
- A room with two jobs to do
- A desk buried under papers
- Glare from a window on the screen
- Cables trailing across the desk and floor
If your home is one of the older houses near Christ Church, a small back bedroom can become a home office with a desk under the window.
What to check before you book
- Have they thought about parking near you?
- Can you see real work of theirs?
- Do they scribe the furniture to the walls?
- Whether the finish is set out in the quote

Questions from Upper Norwood
My home in Upper Norwood is a flat. How do you get the furniture in?
At the design visit, we measure the way in not just the room. Home offices are built in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.
I live near Gipsy Hill station. Is that in your area?
Yes, homes across Croydon and the rest of London are within the area we cover. You can drop us a line using the contact form to arrange a design visit, and let us know about parking and access at the same time.
Do I need permission in a conservation area?
Not typically. Conservation areas mostly control changes to the outside, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.
Does someone need to be home during the fitting?
We need access, so someone has to let us in. After that, you don’t need to stay in the room, though we like to go over the furniture with you at the end.
How much does a fitted home office cost?
The price comes in a written quote, worked out from the measurements and the design you choose. It depends on how much furniture you want, the layout and the finish. For a quote, send us a few details through our contact form to arrange a design visit.
Do you work on Saturdays?
Yes, by prior arrangement. Tell us when you contact us if a Saturday suits you best.
What it’s made from
Spray-painted finish
Spraying gives a smooth, even surface. It is done in our workshop before fitting. You choose the colour.
Shelves
Shelves in a home office carry books, files and folders. Span, depth and load all matter. Each shelf is made to stay straight under what you plan to store.
Flats, blocks and rented homes
If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways not just the room, so each section is sized to get through.
We also make and fit furniture for landlords furnishing a let. It’s made from the same moisture-resistant MDF and birch plywood as any of our work.
When is bespoke worth it?
Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well.
Bespoke work comes into its own in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, and standard units leave gaps.
From workshop to your room
Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference, and that keeps the doors and shelves true. After that, it is fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. London parking ranges from controlled zones to driveways and private bays, so let us know what’s near you at the design visit. If you live in a flat, any lift or building rules are worth checking too.
- First we hear about your work and the room you have in mind, whether that’s a spare room, an alcove or a landing.
- We measure the room, look at the light and note the sockets.
- We agree the desk, shelving and storage, and send a written quote.
- The office is built in our workshop and painted in your colour. The materials are moisture-resistant MDF and birch plywood.
- We fit it in your home and check every drawer and door with you.
How to prepare
- Tell us about parking near your home
- Keep pets in another room while we work
- If you live in a block, book the lift and tell the building manager
