Fitted cupboards for homes in Broadfields Estate
A boiler cupboard needs more thought than most. The boiler maker’s instructions set out the clearances and ventilation it needs, and we design the cupboard to keep to them. We make sure the doors open fully so the boiler can be serviced, and any work on the boiler itself is for a Gas Safe engineer. We make fitted cupboards from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the usual reasons to get in touch are a boiler cupboard that keeps access clear and hiding meters and a fuse board neatly.
Around Broadfields Estate, interwar houses or semi-detached and detached homes make up a good part of the housing. In a typical 1930s house, storage tends to hide in the bay, under the stairs and in the box room. Any meters or fuse boards that need to stay reachable are designed around.
The quote comes in writing, so you can read it at your own pace and talk it over at home. It covers the design, materials and finish agreed at the visit.

How it’s made
Spray-painted finish
We spray paint in the workshop for a smooth, factory-like finish. You choose the colour.
Moisture-resistant MDF
MDF gives a smooth surface for a painted finish, and the moisture-resistant grade suits damper rooms.
Made for the room, or bought in a box?
Ready-made cupboards are typically made from chipboard with a printed or plastic finish. Our cupboards are made from moisture-resistant MDF and birch plywood, then spray or hand painted, so the finish can match the room. The spaces between doors, windows and radiators are seldom a stock size, which leaves ready-made pieces sitting awkwardly. Fitted furniture is designed around them.
Tricky rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote.

Before and after fitting day
Painted fitted furniture is easy to look after. A few things help it stay looking good:
- Mention any parking or lift rules
- Check your lease if you live in a flat
- Make a note of what needs a home
- Think about how the cupboards will get in
Hand-painted finishes are easy to touch up. Spray-painted finishes are smooth and even, and small marks can often be cleaned off with a soft cloth. Keep a note of the paint colour for later.
Mention any boiler, meter or fuse board in the space early. They affect where doors, panels and vents go, and planning around them is much easier than changing things later.
Questions we’re often asked
Do you cover homes near Mill Hill Broadway station?
Yes, homes across Barnet and the rest of London are within the area we cover. You can tell us about the room on our contact form to arrange a design visit, and let us know about parking and access at the same time.
Is parking a problem for fitting in Broadfields Estate?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you during the design visit, so we can plan the day around it.
Does fitted furniture need planning permission?
Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house doesn’t normally need planning permission. In a listed building, check with the council’s conservation officer before any work.
What do fitted cupboards cost?
We quote each job for the room it’s going into, after the design visit. Each cupboard is different, so we price it after measuring. To arrange a visit, use our contact form.
How do you get the furniture up the stairs?
The furniture is built in sections, sized for the route along with the room itself. That is why we measure the stairs, lift and doorways during the design visit.
Can a fitted cupboard cover the meters and fuse board?
Yes, while keeping access clear. Engineers and meter readers will need access, so we design doors or removable panels for that.
Making use of awkward spaces in Broadfields Estate
About 52% of the homes in the neighbourhood around Broadfields Estate went up between 1919 and 1939, and about 20% since 2000, according to Valuation Office Agency council tax figures (2025). We take that into account during the design visit, since older and newer walls take different fixings. More than half of the homes in the area around Broadfields Estate (about 52%) date from between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Houses of that era often have a hallway wide enough for a coat and shoe cupboard, and a box room that can take more storage. Detached and semi-detached houses are home to about 59% of households in the neighbourhood around Broadfields Estate, based on Census 2021. A house like that normally has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.
If you live in a flat close to Mill Hill Broadway station, fitted cupboards are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. If your children go to Rosh Pinah Primary School or a school nearby, a place for each person’s coat and shoes stops the hallway filling up. Close to Edgwarebury Park? Living near green space often means muddy boots, bikes and outdoor kit, and fitted cupboards can give those things a place.

Flats, blocks and rented homes
We also make and fit furniture for landlords furnishing a let. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, with a spray or hand-painted finish.
Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We can’t give advice on leases, so check it yourself or ask your managing agent.

How fitting works for fitted cupboards
However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on how many cupboards there are and where they go, and we confirm the fitting days in your quote. Clearing the room and the way in beforehand helps the day run well. On the day, we cover the floors first, then bring the sections in. The pieces are levelled, fitted to the walls and fixed back.
- It starts with a short note from you.
- At the design visit we measure at several points, as walls and floors in older homes are rarely flat or level.
- You receive a written quote covering the design, materials and finish.
- We make the cupboards in our workshop from moisture-resistant MDF and birch plywood.
- On fitting day each cupboard is set level on a plinth or adjustable feet and scribed to the wall.
- Your finish is sprayed beforehand or painted by hand on site; go gently with it at first while it cures.
Before fitting day
- Clear the hallway and stairs so the sections can come through
- Arrange any electrical changes with your electrician ahead of time
- Mention any parking restrictions on your street
Getting a quote
We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. Your quote is written for your room once we’ve visited and measured. To arrange a visit, tell us about the room on our contact form.
