About our wall beds in Broadfields Estate
In a studio flat, a wall bed can make the main room feel much larger. During the day, the room is somewhere to sit, work and eat, and at night it becomes a bedroom. Storage and shelving can go on either side or above, so the whole wall works hard. We make wall beds from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the usual reasons to get in touch are a studio that works by day and night and room for a desk and a guest bed.
Bedrooms in interwar houses often have a picture rail but a plainer ceiling than a Victorian room, so fitted furniture can often run neatly to the ceiling. If yours is one of the interwar houses or semis that make up much of the housing around Broadfields Estate, high cupboards make a good home for suitcases and spare bedding. The skirting is scribed around rather than removed.
We write quotes in plain English. You will see what will be made, the boards used and the finish.

Where other trades come in
We’re carpenters, so some jobs belong to other trades. These are worth knowing before you plan:
- Mattresses, which you choose to suit the mechanism
- Getting consent under your lease
- Decorating around the cabinet
If in doubt, you can tell us about the room on our contact form and describe the room. Our process from visit to fitting.
What goes into it
- Fold-down bed mechanism
- Shelves or a desk alongside
- Hand-painted finish
- Moisture-resistant MDF
- Birch plywood
- Spray-painted finish
What happens on fitting day
When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. The sections built in our workshop come in next, a piece at a time. The time the fitting takes depends on the size of the bed and the cabinets around it, and the fitting days are agreed in your quote. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so pieces for a loft room are sized for the narrowest point. The main stairs in houses of that age are usually straighter. The pieces are joined and fixed once in place.
- You contact us about a wall bed for a spare room or studio.
- At the design visit we plan the bed cabinet and check the stairs, landings and any lift. Mention parking as well, since vans often need a permit or a paid bay.
- Your written quote sets out the design, materials and finish.
- In our workshop we build the bed cabinet in sections from moisture-resistant MDF and birch plywood.
- We carry the sections in, assemble them and fix the mechanism as its maker specifies, with a spray-painted or hand-painted finish.
How to prepare
- Leave a clear route from the front door to the room
- Take anything hanging off the wall we’re fitting to
- Tell us about any meters, fuse boards or boilers in the area

Flats, blocks and rented homes
If the property is let, we’ll need access agreed with the tenants, at times that suit them. An agent can arrange access for you.
In a managed block, the building manager or concierge may need notice before we arrive. If there’s a lift, it may need booking, and its size matters when we plan the sections. Mention it when you contact us.
Is it time for wall beds?
Most people come to us with a guest room that sits empty most of the year. A standard bed takes up the floor all the time, and a wall bed lets the room be used every day.
People usually get in touch with us about needs like these:
- A living room with a bed that folds away
- Hiding the bed when it is not in use
- Room for a desk and a guest bed
- A spare room that is rarely slept in
If you live near Edgwarebury Park, morning light matters, so tall pieces go where they won’t shade the window.
Choosing a carpenter
- Have they measured the stairs, lift and doorways?
- A quote in writing that sets out the job
- Which parts of the job need an electrician or a plumber
- Whether the quote says what the furniture is made from
Common questions about wall beds
Do you cover homes near Mill Hill Broadway station?
Yes, homes across Barnet and the rest of London are within the area we cover. You can use our contact form to arrange a design visit.
Is parking a problem for fitting in Broadfields Estate?
It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to tell us about parking during the design visit.
How much space does a wall bed need?
That varies with the size of the bed. We measure up and make sure the bed has room to fold down.
Do I need permission to fit furniture in a leasehold flat?
Possibly. A lease can require consent for alterations, including fixing furniture to the walls. We cannot advise on leases, so please check yours.
Can you fit furniture on an external wall?
External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. If there’s damp, it should be sorted before anything is fitted.
Can you fit furniture to uneven walls?
It is something we deal with all the time. We trim the edges to follow the wall and level the base, so it sits tight to the room.
Caring for painted furniture
Getting the most from wall beds starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:
- Plan where chairs and desks will sit
- Check your lease if you live in a flat
- Clean the cabinet with a soft, damp cloth
- Choose a mattress that suits the mechanism
Keep to the mattress size and weight the mechanism allows, because a mattress outside those limits can affect the balance. A new mattress should suit the mechanism too.
Think about the route into the room. We make the cabinet in sections that fit up the stairs and through the doors, so tell us about narrow stairs or a small lift.
Broadfields Estate homes and wall beds
Homes built between 1919 and 1939 make up about 52% of the housing in the streets around Broadfields Estate, with about 20% built since 2000, going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. The Ultra Low Emission Zone has covered all of London since it reached the outer boroughs on 29 August 2023. Vans bringing furniture to Broadfields Estate fall under it, just as they do across the rest of London. How the van gets to your door is planned during the design visit. About 59% of households in the neighbourhood around Broadfields Estate live in detached or semi-detached houses, the 2021 Census shows. A house like that typically has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.
If you live in a period home close to St Andrew, a bedroom chimney breast and its alcoves often shape where wall beds go. For families living near Rosh Pinah Primary School, wall beds in a child’s room can be planned so the inside layout changes as they grow.
