Fitted cupboards for homes in Broadwater Farm

Walls in period homes are rarely flat or square, and floors often slope. Every cupboard is scribed, trimmed by hand to meet the wall and set it level on a plinth or adjustable feet. We work around skirting, coving and picture rails, so the cupboard looks as if it has always been there. Most enquiries start with hiding meters and a fuse board neatly and making use of an awkward alcove or corner, and the answer is made in our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

With a large share of homes around Broadwater Farm built before 1919, under-stairs cupboards in older terraces often house the meters or the fuse board. Meter readers and engineers need to get to them, so the design keeps them accessible. Sash and bay windows are common in houses of that age too, and good places for seating with storage below.

If the job needs another trade, like an electrician or a plumber, we’ll tell you. The quote itself covers our work, from the design to the materials and finish.

Common questions about fitted cupboards

Do you make fitted cupboards for homes in Broadwater Farm?

Yes, we work across Haringey, Broadwater Farm included, and across the rest of London. To get started, you can use our contact form with a few details.

Does a conservation area in or near Broadwater Farm affect fitted furniture?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Should I send photos?

Yes. Pictures help us understand the room before the design visit, along with rough measurements. It is useful to show radiators, sockets and anything else on the wall.

Can you fit cupboards to walls that aren’t straight?

Yes. Each cupboard is trimmed to the shape of the wall and set it level on adjustable feet or a plinth. It is one of the reasons fitted joinery suits period homes.

Can you fit furniture on an external wall?

It can be done with some care: leaving ventilation behind and inside helps stop condensation. We don’t treat damp, so any damp should be sorted before fitting day.

Can you build a cupboard around a boiler?

Yes. The cupboard is built around the space and ventilation the boiler’s instructions ask for, and the doors open fully for servicing. Any work on the boiler itself is for a Gas Safe engineer.

Storage in Broadwater Farm homes: local notes

About 48% of the homes in the streets around Broadwater Farm went up before 1919, and about 19% between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the measuring visit, since older and newer walls take different fixings. 13 conservation areas have at least part of their area less than a mile from the middle of Broadwater Farm. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. About 48% of homes in the streets around Broadwater Farm were built before 1919, based on the Valuation Office Agency’s 2025 council tax data. Bruce Castle, about 0.4 miles north-east, is one of the historic houses in the wider area. For a period home anywhere nearby, a shallow cupboard in a narrow hall can hold coats without blocking the way. Near listed buildings like Tower to South West of Bruce Castle, under half a mile north-east of the centre of Broadwater Farm, older homes may keep original joinery that fitted cupboards can be designed around. If your own home is listed, check with the council before fixing into original features. How fitting works for fitted cupboards

However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall, until the line is tight. How long the fitting itself takes depends on the size of the cupboards and the room, and the fitting days are agreed in your quote. Terraced streets in London are often lined with parked cars, so it helps to tell us during the design visit what’s outside. Unloading is kept short, with sections taken straight inside. Saturdays are possible by arrangement.

  1. We start with the space and what you want to store, including anything awkward like a boiler or meter.
  2. At the design visit we measure up and look at the walls, floor and ceiling.
  3. A quote follows, setting out the design and finish, ready for you to check.
  4. We build the cupboards in our workshop, using moisture-resistant MDF and birch plywood.
  5. We fit them in your home, scribed to the walls and set level. A hand-painted finish is applied on site, if you chose one.

How to prepare

  • Make sure pets are kept safely away
  • Clear the hallway and stairs so the sections can come through
  • Let us know if your street is in a controlled parking zone

How to get a quote

Pictures help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space. To share them, fill in our short enquiry form, and we’ll suggest a time for a design visit.

When is bespoke worth it?

It is worth being honest about cost: flat-pack is usually cheaper to buy. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

Where bespoke earns its keep is in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths.

Flats, leases and landlords

Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of, which we check during the design visit.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there’s a lift, it may need booking, and its size matters when we plan the sections. Mention it when you contact us.

Bespoke or off-the-shelf?

Off-the-shelf cupboards are quicker to get and typically cost less, and in a square room they can work well. Where walls lean and floors slope, they rarely sit flush. A fitted cupboard is a bigger outlay, but it fits the space it’s built for. Ready-made tall pieces have to be fixed to the wall for safety, and older walls of brick or lath and plaster make that harder than it looks. Fitted furniture is designed with the wall in mind.

Every room is priced on its own, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. You’ll see the figure in your written quote, after the design visit.
