Tips worth knowing
These points come up often when people plan fitted cupboards. They help before and after fitting:
- Make a note of what needs a home
- Have damp sorted before fitting
- Look at your lease before fixing to the walls
- Treat new paintwork gently at first
Over time, you may want to move a shelf or add a rail. Shelves can be set at heights that suit you as your storage changes.
Leasehold flats can have rules about alterations, so check your lease first. Your lease is something to check with whoever manages the building, but it’s worth doing before the design is agreed.
Fitted cupboards in Chelsea
Many landings have a spare corner or wall that could work harder. A fitted cupboard there can hold towels, bedding and the things that never quite find a home, with shelves set at the heights you choose. The doors are planned so they open cleanly on a narrow landing. Most enquiries start with a cupboard for the meters with easy access and storage for coats and shoes in the hallway; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.
In streets where many homes were built before 1919, as they were around Chelsea, under-stairs cupboards in older terraces often house the meters or the fuse board. Meter readers and engineers need to get to them, so the design keeps them accessible. Bays and sash windows in period houses are natural spots for a window seat.
The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. The finish is stated too, whether that is spray painting or hand painting.

Made for the room, or bought in a box?
Off-the-shelf cupboards are quicker to get and normally cost less, and in a square room they can work well. In an older house with uneven walls, they tend to leave gaps. A fitted cupboard is a bigger outlay, but it fits the space it is built for. Off-the-shelf furniture is made for flat walls and level floors, which older houses rarely have, so it leaves gaps at the wall, tilts on sloping floors or sits awkwardly against skirting and picture rails. Fitted furniture is scribed to the wall instead.
How it is painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. Your choice, along with the size and the fittings, is reflected in the written quote.

See bespoke vs off-the-shelf or what to look for in a quote.
When is bespoke worth it?
A confident DIYer can manage simple shelves or a standard wardrobe in a square room. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, where scribing and fixings that suit the wall are important.
Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.
What it costs
To work out the quote, we look at:
- How many doors and drawers there are
- How square the room is
- Where a van can park, like a permit bay or a bay suspension
- Hanging rails, shelves, drawers and other fittings inside
No two rooms cost the same to furnish, because the size, the layout and the finish all vary. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.
What to send when you get in touch
Here’s what helps us most when you contact us:
- Your postcode and the borough
- Pictures of styles you like, if you have any
- Approximate measurements of the space
- Whether it is a house or a flat, and if there are stairs or a lift
Getting a quote starts with some details: which room it is, rough measurements and a couple of pictures if you can take them. To send them, fill in our short enquiry form. After that, we arrange a visit to measure and discuss the design, then send a written quote.
Fitted cupboards in Chelsea: local notes
In the streets around Chelsea, the largest groups of homes date from before 1919 (about 68%) and between 1919 and 1939 (about 13%), going by the Valuation Office Agency’s 2025 council tax figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. There are 337 entries on the National Heritage List within half a mile of the centre of Chelsea. Original fireplaces, shutters and panelling are worth keeping where they survive, and fitted cupboards can be designed to work around them. The Ultra Low Emission Zone has covered all of London since it reached the outer boroughs on 29 August 2023. So any van that delivers or fits furniture in Chelsea is covered by it. We plan parking and access with you during the design visit.
If your home is as old as some of the listed buildings nearby, such as Church of St Luke, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. Close to Burton’s Court? Living near green space often means muddy boots, bikes and outdoor kit, and fitted cupboards can give those things a place. For an older house near Former Welsh Congregational Church, hallway recesses and alcoves are where fitted cupboards earn their keep.

Questions we are often asked
My home in Chelsea is a period house with walls that are not straight. Is that a problem?
Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.
Do you make fitted cupboards for homes in Chelsea?
Yes. Chelsea is one of the places we work, along with the rest of Kensington and Chelsea and London. You can get in touch through our contact form to arrange a design visit.
Can you build a cupboard over the fuse board and meters?
Yes. A cupboard can tidy them away and still leaves them reachable. We don’t move meters or fuse boards, as that’s a job for your supplier or electrician.
What do you do at the measuring visit?
We measure the room, check how level the walls and floors are and discuss the design with you. We’ll also ask about access and parking, and a quote in writing follows.
Do I need the building owner’s consent?
Possibly. A lease can require consent for alterations, including fixing furniture to the walls. We cannot advise on leases, so please check yours.
Do I need to be at home on fitting day?
Someone needs to let us in. It is good to have someone there at the end to look over the work with us.
Fitting day, step by step
When the fitting is done, we tidy the room and take up the floor coverings. Before we leave, we go over the finished piece together and answer any questions. The time the fitting takes depends on the size of the cupboards and the room, and the fitting days are agreed in your quote. Parking on terraced streets can be tight, particularly in a controlled parking zone, so details of permits, bays and any loading restrictions help. The van is unloaded quickly, with the sections carried straight in. Saturday fitting can be arranged.
