About our fitted cupboards in Hampstead Garden Suburb

Boxing in a boiler is a job that needs care. The boiler maker’s instructions set out the clearances and ventilation it needs, and the cupboard is built to respect them. Doors open wide enough for servicing, and any work on the boiler itself is for a Gas Safe engineer. People usually come to us about a hallway cupboard for coats and shoes and landing shelves for bedding and towels; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

A good part of the housing around Hampstead Garden Suburb is interwar, semi-detached or detached. In a typical 1930s house, storage tends to hide in the bay, under the stairs and in the box room. Any meters or fuse board under the stairs stay accessible, and the storage is planned around them.

A quote in writing follows the design visit. It describes the design we discussed, the materials and the finish.

Questions from Hampstead Garden Suburb

Do I need permission for fitted furniture in a conservation area?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

I live near Brent Cross West station. Is that in your area?

Yes. We cover all of Barnet and the rest of London. To get started, you can message us from the contact page with some details about the room, and tell us about parking and access at the same time.

Is the furniture spray painted or hand painted?

You can choose between two finishes: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

What if the stairs or lift are small?

It is made in sections, sized for the route not just the room. At the design visit, we measure the route along with the room itself.

Do I get to choose the colour?

The choice is yours, and it is agreed with you before painting. Spray and hand-painted finishes both use the colour you’ve chosen.

Do I need to be at home on fitting day?

We need someone to let us in. It’s good to have someone there at the end to look over the work with us.

Flats, conversions and leaseholders

If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations. We can’t advise on your lease.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Mention it when you contact us.

Honest limits

Damp treatment and building work are for other specialists, and there are a few other limits too:

  • Any plumbing in a utility room
  • Plastering, decorating or repairs to the walls
  • Relocating meters or the fuse board

If you are not sure what’s possible in your room, you can fill in our short enquiry form and we will give you a straight answer before you arrange a visit. How it works.

What goes into it

  • Hand-painted finish
  • Spray-painted finish
  • Ventilated doors
  • Adjustable shelves
  • Moisture-resistant MDF
  • Birch plywood

What it is made from

Shelves

Shelves are spaced to suit what goes on them, from towels and bedding to tins and boxes. Long spans need a thicker shelf or a support.

Birch plywood

Shelves that carry weight need a strong board, and birch plywood helps. We size each shelf for its span, depth and load.

Storage in Hampstead Garden Suburb homes: local notes

Homes built between 1919 and 1939 make up about 44% of the housing in the area around Hampstead Garden Suburb, with about 39% built before 1919, on the Valuation Office Agency’s council tax figures for 2025. That matters for fitted cupboards, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Within a mile of the centre of Hampstead Garden Suburb, 3 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. The share of homes built before 1919 around Hampstead Garden Suburb, about 39%, is well above the figure for Barnet as a whole, about 20%, in the VOA’s 2025 council tax stock figures. So older-house details are more likely to come into the design of fitted cupboards.

Near listed buildings like Church of St Jude, less than half a mile south-west of the centre of Hampstead Garden Suburb, older homes may keep original joinery that fitted cupboards can be designed around. For a listed home, fixing into original features may need listed building consent. Living in a block of flats near Brent Cross West station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in.

What prompts fitted cupboards in Hampstead Garden Suburb

Most people come to us because things have nowhere to go. Coats pile up on the newel post, shoes gather by the door and the vacuum lives in a corner. A cupboard built for the space gives everything a place and clears the floor.

Most of the enquiries we get are about things like these:

  • Boxing in a boiler with room for servicing
  • Landing shelves for bedding and towels
  • A cupboard for a recess or odd corner
  • Using the full height of a room

The wider area includes historic houses such as Heath Hall, about 0.8 miles south-east. For a period home anywhere nearby, an old boiler or airing cupboard can be rebuilt with proper shelves.

Choosing a carpenter

  • Whether the route into your home has been checked
  • Whether you will get a written quote, not just a figure
  • Whether the finish is set out in the quote
  • Which parts of the job need an electrician or a plumber

What happens on fitting day

Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. At the end, we tidy up and go over the work with you. The time the fitting takes depends on how many cupboards there are and where they go, and the fitting days are agreed in your quote. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Hand-painted furniture can be finished on site; spray-painted pieces arrive finished from the workshop. Saturdays can be arranged.

  1. You get in touch and let us know whether the cupboard will house a boiler, meters or a fuse board.
  2. We visit to measure and plan the cupboard so meters, fuse boards and any boiler stay easy to reach. Boiler work itself is for an engineer on the Gas Safe Register.
  3. You receive a quote in writing for the cupboards.
  4. We make the cupboards in our workshop from moisture-resistant MDF and birch plywood, with vents and access panels where they’re needed.
  5. The cupboards are fitted and set level, and we check the access with you.

How to prepare

  • Tell us about any meters, fuse boards or boilers in the area
  • Keep pets out of the room and the hallway
  • Have your electrician move any sockets or switches beforehand

How to get a quote

The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit, so you can take your time with it. To arrange the visit, send us a few details through our contact form.
