Hampstead Garden Suburb homes and window seats
About 44% of the homes in the streets around Hampstead Garden Suburb went up between 1919 and 1939, and about 39% before 1919, going by the Valuation Office Agency’s 2025 council tax figures. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Entries on the National Heritage List near the centre of Hampstead Garden Suburb include Church of St Jude (Grade I), less than half a mile south-west, and The Institute (The Henrietta Barnett School) (Grade II*), under half a mile south-west. Works inside a listed home that affect its character, for example removing original joinery or fixing into it, can require listed building consent from the council. It’s worth speaking to the council’s conservation officer before the design is final. Red routes are run by TfL, with tight limits on where and when vehicles can stop. If you live on or close to a main road in Hampstead Garden Suburb, let us know during the design visit. Then we can work out where to load and unload.
Heath Hall, about 0.8 miles south-east, is one of the historic houses in the wider area. If your own home is a period one, a bay or a sash window is a natural place for a window seat. For a family home near The Henrietta Barnett School, a place for each person’s coat and shoes stops the hallway filling up. For a flat near Brent Cross West station, each piece is planned so it can be carried up and joined together in the room.

Window seats in Hampstead Garden Suburb: what you get
Plenty of period homes across London have sash windows. Under a sash, the seat is set below the cill so the window can still be used. Where there are working shutters, the seat must leave room for them to fold back. These details are measured when we visit your home in Hampstead Garden Suburb. We make window seats from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the usual reasons to get in touch are toys spread across a bedroom floor and unused space below a sash window.
An interwar house typically has a proper landing, sometimes with a recess or an airing cupboard, and that space can take shallow fitted storage. If yours is one of the interwar houses, semis or detached homes that make up much of the housing around Hampstead Garden Suburb, it is worth looking up as well as down. If a boiler or cylinder sits there, it keeps its clearances and access.
Where other trades are needed, for example an electrician to move a socket, we point that out. Our quote covers the carpentry: the design, the materials and the finish.

Boards, parts and paint
Birch plywood
Its layered build gives birch plywood its strength. We use it for the frame, the seat and the drawer boxes, and its edge can be left visible or painted.
Moisture-resistant MDF
Because it cuts cleanly, MDF is ideal for angled panels and radiator grilles. The grade we use is moisture-resistant and paints well. Most of what you see on the finished seat is MDF.
DIY, flat-pack or bespoke
The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture cannot normally do that in an older room.
A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, because scribing and the right fixings start to matter.

Caring for painted furniture
Most of what helps is simple. What we’d suggest:
- Move furniture away from the window so we can measure
- Decide if the seat is part of a larger piece
- Make sure any shutters still open fully
- Consider how often you’ll reach for what’s stored
Wiping the seat with a soft, damp cloth is typically all it needs. Avoid scourers and harsh cleaners. The front edge of the seat is touched most, so give it a wipe now and then.
Check now and then that hinges and handles are tight. Tightening early stops a small looseness getting worse. If something stops working smoothly, send us a few details through our contact form and tell us.
What it costs
When we put a quote together, we consider:
- How many doors and drawers there are
- How easy it is to get the furniture into the room
- Spray painting or hand painting
- How big the furniture is
The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We’ll talk through what you need inside during the design visit.
Getting in touch
What helps most when you first contact us:
- Pictures of styles you like, if you have any
- Rough sizes, even if they’re only to the nearest few centimetres
- What the furniture needs to hold
- Anything fixed to the wall that the furniture needs to work around
The price comes in a written quote, worked out from the measurements and the design you choose. Each room is different, so we quote after seeing it. For a quote, drop us a line using the contact form.
Fitting day, step by step
Furniture made in a workshop still has to meet the room it’s going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall, until the line is tight. How long the fitting itself takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Hand-painted furniture can be finished on site; spray-painted pieces arrive finished from the workshop. Saturdays can be arranged.
- You send us a note about the window and the seat you’d like.
- At the design visit we agree the seat and talk about colour, with a choice of spray painting or hand painting.
- A written quote follows, with the finish written in.
- The seat is made in our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is done there for a smooth, even surface.
- The seat is fitted and scribed, and any hand painting is done on site.
- Give new paintwork gentle use while it cures; a hand-painted finish is easy to touch up later.
Before we arrive
- Let us know if your street is in a controlled parking zone
- Take anything hanging off the wall we’re fitting to
- Book any lift and let the concierge or building manager know
Ask for a quote
It is useful to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space. To share them, tell us about the room on our contact form, and we’ll arrange a design visit.

Common questions about window seats
Will a conservation area stop me having window seats fitted in Hampstead Garden Suburb?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character may need listed building consent, so check with the council first. If you are unsure, the council can confirm.
Can parking be tricky on fitting day in Hampstead Garden Suburb?
It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It’s useful to tell us about parking at the design visit.
How is a window seat priced?
We quote each job for the room it’s going into, after the design visit. It depends on the size and shape of the window, the storage you want and the finish. For a quote, get in touch through our contact form to arrange a design visit.
How long will the window seat fitting take?
How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. Because everything is made at our workshop, the work in your home is the fitting itself. We keep the room as tidy as we can while we work.
Should I choose a lift-up lid or drawers?
Many seats use both. Drawers are easier for daily use, and a lid section holds larger things. For children’s rooms, drawers are usually easier to manage. We’ll suggest a layout at the design visit.
Do I choose the paint colour?
You choose it. The paint colour is agreed with you, and it is set out in the quote.
