How we make fitted wardrobes for N3

In a period bedroom, the alcoves beside the chimney breast make natural wardrobe spaces. A pair of alcove wardrobes keeps the chimney breast as a feature, scribed to follow the uneven walls. We meet the picture rail and cornice neatly, or cut around them. Most enquiries start with standard wardrobes that don’t fill the wall and condensation behind a wardrobe on an outside wall; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it. How long the fitting itself takes depends on the length of the run, the doors and what goes inside, and your quote sets out the fitting days.

  1. You contact us with some details about the room and the wardrobes you’d like, with a rough idea of what you need to hang and fold.
  2. At the design visit, we measure the room, check the walls, floor and ceiling and plan the doors and inside with you. Hinged or sliding doors are part of that conversation.
  3. We send a written quote with the layout, materials and finish.
  4. The wardrobes are made in sections in our workshop.
  5. Fitting day: the wardrobes go in, are levelled and scribed, and the doors are hung. The rails, shelves and drawers go in last.

What affects the price in N3

Tricky rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That is reflected in the quote, which we write after seeing the room.

Ask for a quote

Every quote follows a design visit. At the visit, we measure, look at the walls and floors and talk through the design with you, and the written quote comes after. Because every job is different, the cost is set out in a written quote after the visit. To arrange a visit, use our contact form.

Fitted wardrobes across N3: local notes

Across N3, from Finchley, East Finchley and Church End outwards, we design and fit fitted wardrobes. External walls can be colder than internal ones, so ventilation behind and inside the furniture helps avoid condensation. Each wall is checked so the fixings suit it.

About 41% of the homes in N3 went up before 1919, and about 26% between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. About 41% of homes in N3 were built before 1919, based on the Valuation Office Agency’s 2025 council tax data. Bedrooms in houses of that age often have a chimney breast and alcoves, which suit wardrobes built to their widths. A quarter or more of the homes in N3 (about 26%) date from between 1919 and 1939, in the VOA’s 2025 council tax stock figures. Houses from that era often have a box room over the stairs, with a raised bulkhead in the floor, a good spot for fitted furniture built around the bulkhead.

The ULEZ has covered every London borough since August 2023, and red routes, run by TfL, have strict rules on stopping.

Finchley: Heath Hall, about 1.8 miles south, is one of the historic houses in the wider area. If your own home is a period one, solid external walls can be cold, so ventilation behind fitted wardrobes is part of the design. If your home is as old as some of the listed buildings nearby, like The Manor House, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent.

What we don’t do

We design, make and fit the furniture. In practice, that means:

  • Removing walls, chimney breasts or any structural work
  • Converting a loft (we build storage in lofts that are already converted)
  • Decorating or plastering the room

Boards, parts and paint

Moisture-resistant MDF

With no grain to show through, MDF gives a calm painted finish. The moisture-resistant grade is our choice for fitted work.

Birch plywood

For drawers that are used every day, birch plywood boxes are hard-wearing, so they hold their shape.

Pricing fitted wardrobes in N3

We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:

  • Parking and unloading on your street
  • The number of doors and drawers
  • Spray painting or hand painting
  • Hanging rails, shelves, drawers and other fittings inside

We don’t publish set prices, because every piece is designed for one room. Instead, we measure, go through the design and then quote in writing, naming the materials and finish. To start, send us a few details through our contact form.

Helping us understand the room

Ahead of the design visit, we will typically ask about:

  • Rough sizes, even if they’re only to the nearest few centimetres
  • The postcode, so we can plan the visit
  • How you want to use the space
  • Pictures showing the full wall, from floor to ceiling

A quote begins with a few details from you: which room it is, rough measurements and a couple of photos if you can take them. To send them, message us from the contact page. We will then arrange a design visit and follow it with a written quote.

Flat-pack or bespoke?

Standard units come in set widths and heights, so there’s usually a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

Caring for painted furniture

None of this takes much effort. Here’s what we suggest:

  • Check the route into your flat, not just the room
  • Let us know about any damp you have seen on bedroom walls
  • Count how much long hanging and short hanging you need
  • Check how much space there is in front for doors to open

With sliding doors, vacuum the track now and then. Clear anything that falls into it.

Now and then, check that handles and hinges are tight and adjust doors before a rub marks the paint.

Common questions about fitted wardrobes

Does someone need to be home during the fitting?

We need access, so someone has to let us in. You do not need to watch us work, but it is useful to be around at the end.

Can wardrobes be fitted on an uneven floor?

We allow for it from the start. The wardrobe is set level with a plinth or adjustable feet and scribed to the walls so the doors close neatly.

What can go inside a fitted wardrobe?

The inside is planned around your clothes. Long hanging, double hanging, shelves, drawers and shoe space can all be included, in the proportions you need. We plan it with you when we visit.

Can you build wardrobes around a bed?

Yes. Wardrobes can sit either side of the bed with a bridge of cupboards above. We plan it so the bed fits comfortably and the room still feels open.

Do you work in N3?

Yes. We work across all 32 London boroughs and the City of London, N3 included.

Do you make good the walls afterwards?

No. Plastering and decorating aren’t part of our work. We paint the furniture itself, by spray or by hand.

How do I get a quote for fitted wardrobes in N3?

Just fill in our short enquiry form. Rough measurements and a few photos help, and then we arrange a visit to measure and discuss the design, followed by a quote in writing.
