Built-in bookshelves for homes in Hampstead Garden Suburb

A full bookcase is heavy, so the fixings matter. We fix built-in bookshelves to sound walls with fixings that suit how the wall is built. Loose plaster or a weak wall should be dealt with first. Most enquiries start with a room lined with books and shelves that sag under books, and the answer is made in our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.

A typical 1930s semi has a bay window at the front and a chimney breast with a recess either side. Around Hampstead Garden Suburb, interwar houses, semis and detached homes make up a big part of the housing, so it’s a layout worth planning for. We tend to plan built-in bookshelves along the chimney breast wall so the bay keeps its light.

Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. The finish is stated too, whether that is spray painting or hand painting.

Pricing built-in bookshelves in Hampstead Garden Suburb

Not every room costs the same, and it comes down to:

  • The number of doors and drawers
  • How easy it is to get the furniture into the room
  • Awkward walls, sloping ceilings and uneven floors
  • The internal fittings

Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension. Tell us about parking during the design visit, so we can plan for it.

What to send when you contact us

Ahead of the design visit, we will normally ask about:

  • Any ideas or images you’ve saved
  • Approximate measurements of the space
  • Radiators, sockets, pipes or meters on or near the wall
  • What the furniture needs to hold

The quote is built from the design visit. We measure the room properly, check how the walls and floors run and discuss the design with you. Afterwards, we send a quote in writing, so you can take your time with it. To arrange the visit, tell us about the room on our contact form.

Before and after fitting day

A few practical points help before and after fitting day. These are worth keeping in mind:

  • Decide whether you want fixed shelves, adjustable shelves or both
  • Check the heights of art books, files and records
  • Ask your electrician about sockets early
  • Plan heavy items for the lower shelves

Keep a record of the colour. Hand-painted finishes are the easiest to touch up in place.

Keep any gap or opening above a radiator clear of books and objects. Heat needs to move into the room.

Your questions about built-in bookshelves in Hampstead Garden Suburb

Will a conservation area stop me having built-in bookshelves fitted in Hampstead Garden Suburb?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Can parking be tricky on fitting day in Hampstead Garden Suburb?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit.

What if the wall is cold or damp?

It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. We don’t treat damp, so any damp should be sorted before fitting day.

What happens when you come to measure?

We take full measurements, look at the walls and floors and work through the design together. We will also ask about access and parking.

What materials do you use?

Moisture-resistant MDF and birch plywood. MDF is stable and takes paint well, while birch plywood is strong and holds screws well.

Do I get to choose the colour?

You choose it. We agree the colour with you.

What happens on fitting day

In older rooms, the furniture normally has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details, so it looks as though it was always there. The time the fitting takes depends on the size of the bookcase and the walls it’s fitted to, and your quote sets out the fitting days. Semis and detached houses often have a front path or a side gate, which can make carrying in easier. We measure the path, any steps and the front door as part of the route. Floors are covered from the door to the room.

  1. You contact us about shelving around a door, a window or a chimney breast.
  2. We visit to measure the wall, the openings and the skirting, cornice and picture rail the shelves must meet.
  3. A quote in writing follows, with the design, materials and finish.
  4. The sections are built in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the shelving in your home, scribing the edges to follow the walls and ceiling.
  6. The finish is either sprayed in our workshop or hand-painted once the shelves are in place.

Before fitting day

  • Tell us about any meters, fuse boards or boilers in the area
  • Clear the area where the furniture is going
  • If you live in a block, book the lift and tell the building manager

Plinths and scribe strips

Most period walls need scribing. It gives built-in shelves their built-in look.

Spray-painted finish

Spray painting is done in the workshop, giving a smooth, even surface.

Bespoke built-in bookshelves or ready-made?

Off-the-shelf bookcases are cheaper and quick to buy. You can take them to your next home. Fitted shelving is made for one wall and stays with the house. Ready-made furniture rarely suits a bay, a box room or a bulkhead over the stairs, and those are common in interwar houses. Built-in pieces are designed to fit them.

Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections. There’s no price list: each design is priced in writing after we’ve seen the space.
