Flats, conversions and lettings

If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations, and that’s best sorted before fitting day. We can’t give advice on leases.

If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways as well as the room, so the furniture can be made in sections that fit through without a struggle.

Fitted cupboards in Temple Mills: what you get

Few walls in an older house are truly straight, and floors and ceilings can be out of level too. We scribe each cupboard to follow the wall, then set level on adjustable feet or a plinth. We work around skirting, coving and picture rails, so the cupboard sits comfortably in the room. People usually come to us about cupboards that sit well with skirting and coving and using the full height of a room; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Newer homes often have plain spaces left as they are: a recess beside the stairs, a gap by a window, an empty cupboard. Around Temple Mills, many homes were built since 2000, and fitted storage can make spaces like that far more useful. Drawers and shelves can make use of the full depth.

We write quotes in plain English. They say what will be made, what it is made from and how it will be finished.

How fitting works for fitted cupboards

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site, so it looks as though it was always there. How long the fitting takes depends on the number of cupboards and the space they fit into, and your quote sets out the fitting days. Parking at newer developments can be restricted, with private bays or loading areas, so it’s useful to let us know at the measuring visit. The furniture comes in sections and is fixed in place. Saturdays can be arranged.

  1. We start with the space and what you want to store, including anything awkward like a boiler or meter.
  2. At the design visit we measure up and look at the walls, floor and ceiling. Doors, shelves and rails are agreed then too.
  3. A quote follows, setting out the design and finish.
  4. We build the cupboards in our workshop, using moisture-resistant MDF and birch plywood.
  5. Fitting day: the cupboards are fitted and trimmed to the room. A hand-painted finish is applied on site, if you chose one.

Before fitting day

  • If you live in a block, book the lift and tell the building manager
  • Move anything in the hall or on the stairs out of the way

Doors and drawer fronts

Doors on a meter or fuse board cupboard need to open easily, so engineers can reach what’s inside.

Moisture-resistant MDF

Most painted cupboard doors we make are moisture-resistant MDF, because it’s stable and smooth.

Fitted cupboards for homes in Temple Mills

In the neighbourhood around Temple Mills, the largest groups of homes date from the years since 2000 (about 84%) and between 1945 and 1972 (about 8%), going by the Valuation Office Agency’s 2025 council tax figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Within a mile of the centre of Temple Mills, 4 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mainly about the outside of buildings. About 5% of homes around Temple Mills were built before 1919, well below the figure for Newham as a whole, about 37%, based on the Valuation Office Agency’s 2025 council tax data. So the walls behind fitted cupboards here are more likely to be later brick, block or plasterboard, and they’re checked at the measuring visit.

If your home is as old as some of the listed buildings nearby, like Gainsborough School, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. If your children go to Chobham Academy or a school nearby, fitted cupboards can give school bags, shoes and sports kit a proper home.

How we price fitted cupboards

There’s no set price, because there is no set room. What affects it comes down to:

  • What goes inside: rails, shelves, drawers and dividers
  • Stairs, lifts and the route to the room
  • How big the furniture is
  • Tricky walls, sloping ceilings and uneven floors

How it is painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.

Getting in touch

What helps most when you first contact us:

  • Approximate measurements of the space
  • Any ideas or images you’ve saved
  • Pictures showing the full wall, from floor to ceiling
  • How you want to use the space

A quote begins with some details from you: which room it is, rough measurements and a couple of pictures if you can take them. When you’re ready, fill in our short enquiry form. We will then arrange a design visit and follow it with a written quote.

Why people ask for fitted cupboards in Temple Mills

When a house gains a utility or boot room, people want it fitted out properly. There are appliances, coats, boots and cleaning things to fit in, and fitted cupboards can bring order to them.

Here’s what fitted cupboards can help with:

  • Tall cupboards where space is short
  • Storage for coats and shoes in the hallway
  • Boxing in a boiler with room for servicing
  • A cupboard for a recess or odd corner

The wider area includes historic houses such as Sutton House, about 1.6 miles west. If your own home is a period one, a shallow cupboard in a narrow hall can hold coats without blocking the way.

Questions to ask before you hire anyone

  • How parking will work on your street
  • How they’ll get the furniture into the room
  • Are the boards named, such as MDF or plywood?
  • How they handle walls that aren’t straight

FAQs: fitted cupboards in Temple Mills

How do you fit fitted cupboards in a flat in Temple Mills?

We measure the route in as well as the room: the stairs, landings, lift and doors. Fitted cupboards are made in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

Can parking be tricky on fitting day in Temple Mills?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It’s useful to tell us about parking during the design visit.

How long does fitting take?

How long fitting takes depends on the size of the cupboards and the room, and we confirm the fitting days in your quote. We will talk it through at the measuring visit.

Should I send photos?

Yes. They give us a feel for the space before we visit, along with rough measurements. Show anything the furniture has to work around, like radiators or sockets.

How is the furniture painted?

You can choose between two finishes: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

Do I get to choose the colour?

The choice is yours. Spray and hand-painted finishes both use the colour you’ve chosen.
