Materials and finishes

Birch plywood

Shelves that carry weight need a strong board, and birch plywood is a good fit. Span, depth and load all matter.

Plinths and scribe strips

Plinths and scribe strips are small parts that make a big difference in a room where nothing is quite square.

How we make fitted cupboards for Maryland

We make our cupboards from moisture-resistant MDF and birch plywood, depending on what each part needs to do. Birch plywood is strong and holds screws well, which suits shelves and drawer boxes. We finish them by spray painting in the workshop or by hand painting, in a colour agreed with you. We make fitted cupboards from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the things people most often want solved are boxing in a boiler with room for servicing and landing shelves for bedding and towels.

Newer homes often have plain spaces left as they are: a recess beside the stairs, a gap by a window, an empty cupboard. Around Maryland, many homes were built since 2000, so spaces like that are worth a second look. Drawers and shelves can make use of the full depth.

A quote in writing follows the design visit. It sets out the design we have talked through, the materials and the finish, so it’s clear what’s included.

Maryland homes and fitted cupboards

Homes built since 2000 make up about 55% of the housing in the streets around Maryland, with about 19% built before 1919, going by the Valuation Office Agency’s 2025 council tax figures. We take that into account at the design visit, since older and newer walls take different fixings. The Stratford, St John's Conservation Area is close by, within about a quarter of a mile of the centre of Maryland. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house does not normally need permission. If you’re unsure, check with the council before work starts. About 19% of homes around Maryland were built before 1919, well below the figure for Newham as a whole, about 37%, going by the Valuation Office Agency’s 2025 council tax figures. We check what the walls are made of during the design visit, as they vary with the age of the home.

If you live in a period home close to Church of St John the Evangelist, a shallow cupboard in a narrow hall can hold coats without blocking the way. If you live in a flat close to Stratford (London) station, each piece is planned so it can be carried up and joined together in the room. If you live near West Ham Park, fitted cupboards can be designed to hold outdoor kit, from walking boots to picnic things.

Maryland is about 2 miles south-east of Plaistow, part of the London Borough of Newham. We cover Maryland as part of our work across Newham, and the process is the same everywhere we work. Maryland is one of the places in Newham where we make fitted cupboards, and the borough has 26 places on our list.

In E15, E20 and E7, the process is the same as anywhere else in London. Streets in the area include Cam Road, Ward Road and Wise Road, and we cover homes on all of them for fitted cupboards. We also cover Stratford (1 mile west), East Village (1 mile north-west), Temple Mills (1 mile north-west), West Ham (1 mile south-east) and Holloway Down (1 mile north). Elsewhere in Newham, we also cover Plaistow (2 miles south-east), Canning Town (2 miles south-east), East Ham (3 miles east), Upton Park (2 miles east), Greengate (2 miles south-east) and Plashet (2 miles east).

Landmarks near Maryland

The streets we cover here include those near The Two Puddings pub, Carpenters Primary School and Sarah Bonnell School and the streets around them. Maryland has its own railway station: Stratford (London) station. Well-known places in the area include Passmore Edwards Museum (0.5 miles east) and Queen Mary's Hospital for the East End (close by, under half a mile east). Green spaces nearby include Old Ford Island.

Bespoke or off-the-shelf?

You can put together a flat-pack cupboard yourself, and that’s a real advantage. Ours takes more planning: a design visit, a quote, making and fitting, but it is built around your space. Large standalone pieces do not always fit the lift or the hallway, while fitted furniture comes in sections sized for the route. It’s then assembled and fixed in the room.

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

From workshop to your room

When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. The sections built in our workshop come in next, one at a time. How long fitting takes depends on how many cupboards there are and where they go, and your quote sets out the fitting days. Before fixing into a stud wall, we check for pipes and cables, and heavy pieces are fixed into the studs or stand on the floor. Any new sockets or plumbing are for your electrician or plumber, ideally before fitting day.

  1. You get in touch and tell us whether the cupboard will house a boiler, meters or a fuse board.
  2. We visit to measure and plan the cupboard so meters, fuse boards and any boiler stay easy to reach. Boiler work itself is for a Gas Safe registered engineer.
  3. A quote in writing follows with the design, materials and finish.
  4. The cupboards are built in our workshop from moisture-resistant MDF and birch plywood, with the access planned in.
  5. The cupboards are fitted and set level, and we check the access with you.

Before we arrive

  • Let us know if your street is in a controlled parking zone
  • Point out meters, boilers and fuse boards near the furniture
  • Take anything hanging off the wall we are fitting to

What affects the cost of fitted cupboards

Prices vary from room to room, and it comes down to:

  • Parking and unloading on your street
  • How square the room is
  • How many doors and drawers there are
  • The width and height of the space

Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections. Because every job is different, the cost is set out in a written quote after the visit.

What to send when you contact us

These details help when you contact us:

  • Anything fixed to the wall that the furniture needs to work around
  • Whether it is a house or a flat, and if there are stairs or a lift
  • A few photos of the space, taken from the doorway and from each corner
  • Rough measurements, even if they’re only to the nearest few centimetres

Tips worth knowing

Getting the most from fitted cupboards starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:

  • Think about how the cupboards will get in
  • Make sure walls are dry before we fit
  • Look at your lease before fixing to the walls
  • Leave room in front of the meters

Keep the boiler cupboard clear inside, and don’t block the ventilation. When the boiler is serviced, the engineer can open the doors fully to get to it.

Keep boilers, meters and fuse boards in mind from the start. They affect where doors, panels and vents go, and it’s easiest to plan for them at the start.

Questions from Maryland

Will a conservation area stop me having fitted cupboards fitted in Maryland?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Can you fit furniture in a home close to Stratford (London) station?

Yes. We cover all of Newham and the rest of London. To get started, you can fill in our short enquiry form with a few details about the room.

What happens when you come to measure?

It is a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.

Can you fit cupboards to walls that aren’t straight?

Yes. Each cupboard is trimmed to the shape of the wall and levelled with a plinth or adjustable feet. It is one of the reasons fitted joinery suits period homes.

What finishes do you offer?

There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you have chosen.

What if the wall is cold or damp?

External walls can be colder and damper than internal ones, so ventilation behind and inside the furniture helps. Any damp needs sorting by the right specialist before fitting.
