Your questions about fitted wardrobes in Orpington
Do I need permission for fitted furniture in a conservation area?
Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you are unsure, the council can confirm.
Do you cover homes near St Mary Cray station?
Yes, homes across Bromley and the rest of London are within the area we cover. You can tell us about the room on our contact form to arrange a design visit.
Should I choose hinged or sliding wardrobe doors?
It depends on the room. Hinged doors open a whole section at once but need room in front to swing, while sliding doors save space but only open part of the wardrobe at a time. We’ll help you weigh them up when we visit.
What happens during the design visit?
It is a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, then send a written quote.
How long are you in the house for fitting?
The fitting depends on the length of the run, the doors and what goes inside, and we confirm the fitting days in your quote. The making happens in our workshop.
Is it possible to have storage over the bed?
Yes. A common layout is tall cupboards either side of the bed and storage above the headboard. It is planned so there is room around the bed and the room doesn’t feel enclosed.
How we make fitted wardrobes for Orpington
In a period bedroom, the alcoves beside the chimney breast make natural wardrobe spaces. A pair of alcove wardrobes keeps the chimney breast as a feature, and each one is scribed to walls that are rarely straight. We meet the picture rail and cornice neatly, or cut around them. Typical reasons to get in touch are several odd pieces where one run of storage would do and a tight bedroom where doors get in the way; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
In a 1930s semi, the main bedroom often sits over the front room and its bay, which leaves the side walls for storage and the bay for light. Interwar houses, semis and detached homes make up a big part of the housing around Orpington, so that shape of room is worth knowing. We measure every wall, even where the room looks square.
A quote in writing is the clearest record of what we’ve agreed. It describes the fitted wardrobe we’ve designed for the room, what it is made from and how it is finished, and it’s what the workshop builds to.

What else we make in Orpington
Flats, blocks and rented homes
If the property is let, we’ll need access agreed with the tenants. An agent can arrange access for you, and the written quote can go to whoever needs it.
Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. We plan the size of each section around it, after measuring the route during the design visit.
Made for the room, or bought in a box?
To be fair, modular wardrobe systems are easy to reconfigure. A bespoke interior is planned around what you own. Ready-made units come in standard depths that rarely suit every space, so they can stick out too far or waste space behind. Fitted furniture is made to the depth the space can take.
Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension near your home. Let us know about parking at the measuring visit, so we can plan for it.
Why choose us
- Built from moisture-resistant MDF and birch plywood
- Spray painted or hand painted, in the colour you choose

What affects the cost of fitted wardrobes
The price for your room depends on:
- The finish: spray painted or hand painted
- Stairs, lifts and the route to the room
- Where a van can park, such as a permit bay or a bay suspension
- The number of doors and drawers
There’s no price list, because each job is designed for a single room. We measure up, discuss the design and send a written quote, naming the materials and finish. To start, fill in our short enquiry form.
Before the design visit
What helps most when you first contact us:
- What you’d like to store or use the space for
- Your postcode and the borough
- Any ideas or images you have saved
- Rough sizes: width, height and depth
The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a quote in writing for you to look over. To book one, use our contact form.
How fitting day works
Furniture made in a workshop still has to meet the room it’s going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, closing the gaps a standard unit would leave. How long the fitting itself takes depends on the length of the run, the doors and what goes inside, and your quote sets out the fitting days. If you have a driveway, it can make unloading simpler, so let us know at the design visit. Otherwise, details of permits or nearby bays help. Doorways, stairs and floors are covered on the way in.
- You contact us with a short note about the room and the wardrobes you have in mind, including any slopes, windows or alcoves.
- At the design visit, we measure up and plan the doors and the inside with you.
- You receive a written quote setting out the wardrobes, doors and finish.
- Each section is built in our workshop to the room’s measurements.
- We install the wardrobes, hang the doors and fit the rails, shelves and drawers.
Getting ready for fitting day
- Take anything hanging off the wall we are fitting to
- If you live in a block, book the lift and tell the building manager
- Move furniture and belongings away from the wall
Getting a quote
We quote once we’ve seen the room. We measure the space, check the walls and floors and discuss what you’d like, then send a written quote. Every piece is quoted for your room after the design visit. To arrange a visit, send us a few details through our contact form.
Advice
Fitted wardrobes for homes in Orpington
Homes built between 1919 and 1939 make up about 39% of the housing in the streets around Orpington, with about 31% built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The National Heritage List records 10 entries within half a mile of the centre of Orpington. Being near listed buildings doesn’t make a home listed, and you can check any address on Historic England’s list. More than a third of the homes in the neighbourhood around Orpington (about 39%) date from between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Many interwar houses have a small room over the stairs, which suits fitted storage made around its bulkhead.
If you live near Jubilee Country Park, a bedroom facing the green is best kept light, with the furniture on the side walls. If your home is one of the older houses near St Andrew's, solid external walls can be cold, so ventilation behind fitted wardrobes is part of the design. Near listed buildings like Church of All Saints, less than half a mile south of the centre of Orpington, older homes may keep original joinery that fitted wardrobes can be designed around. For a listed home, fixing into original features can need listed building consent.

Where other trades come in
Electrics, plumbing, gas, plastering and structural work are not part of what we do. There are a few other points to bear in mind:
- Redecorating around the wardrobes
- Taking out a chimney breast to make space
- Any wiring or new sockets (your electrician handles those)
