Northolt homes and fitted home offices

In the area around Northolt, the largest groups of homes date from between 1919 and 1939 (about 42%) and between 1945 and 1972 (about 28%), based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the design visit, since older and newer walls take different fixings. Within a mile of the centre of Northolt, 3 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Strict stopping rules apply on red routes, which TfL runs. If your home in Northolt is on or near a main road, tell us during the design visit. That way we can plan where to load and unload.

For a flat near Northolt Park station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. Northolt Manor, about 0.3 miles south, is one of the historic houses in the wider area. If your own home is a period one, a small back bedroom can become a home office with a desk under the window. For a family home near Willow Tree Primary School, a built-in desk can be shared between home working and homework.

How we make fitted home offices for Northolt

Where the window sits affects how comfortable the desk will be. A screen facing a window can be hard to read, and a window behind you can cause glare. We’ll suggest where the desk should go to make the most of daylight without glare. It is one of the first things we look at in Northolt. If your home has flimsy shelves that won’t take the weight and wanting to close the door on work at the end of the day, home offices made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.

Detached and semi-detached houses can have more than one room that could be an office. Around Northolt, a big part of the housing is interwar, semi-detached or detached, so there may be a choice of rooms. Daylight, quiet and where the broadband arrives are worth weighing up. The design visit is a good time to talk through the options.

You get the quote in writing, so there is time to read it properly and share it with anyone else involved. It records the design, the materials and the finish we discussed.

Bespoke or off-the-shelf?

Off-the-shelf desks and shelving are made for flat walls and standard sizes. In an alcove, a landing or under the eaves, that leaves gaps and wasted space. A fitted home office is designed for the room and scribed to the walls. It is a bigger investment, and the gain is a workspace that uses the room well. If a house has been extended or knocked through, the new walls and the old ones may not line up, which shows up against standard furniture. Built-in pieces are scribed to take up the difference.

Your quote is written for your room once we’ve visited and measured. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Questions from Northolt

Does a conservation area in or near Northolt affect fitted furniture?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you’re unsure, the council can confirm.

Is parking a problem for fitting in Northolt?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to tell us about parking at the measuring visit.

Do photos help?

Yes. They give us a feel for the space before we visit. It is useful to show radiators, sockets and anything else on the wall.

What happens when you come to measure?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too.

Can the fitting be on a Saturday?

Yes, by arrangement. Let us know when you get in touch if a Saturday suits you best.

Do you work outside London?

No. Our work is in London only: all 32 boroughs and the City of London.

What happens on fitting day

You are welcome to ask questions while we work. Most of the decisions were made at the design visit and set out in your quote, so the day itself is about careful fitting. The time the fitting takes depends on the size of the room and the design, and the fitting days are agreed in your quote. Clearing the room and the way in beforehand helps the day run well. Fitting day starts with protecting the floors and setting out the pieces. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.

  1. You contact us about a home office in a spare room, alcove, landing or under the eaves.
  2. At the design visit we measure up and plan a desk and storage that follow the shape of the room.
  3. Your written quote sets out the design, materials and finish.
  4. In our workshop the furniture is made from moisture-resistant MDF and birch plywood, cut to the angles we measured.
  5. We fit the office in your home, trimming the edges to follow the walls and ceiling.
  6. Your spray-painted or hand-painted finish completes the office.

How to prepare

Practical tips

None of this takes much effort. What we’d suggest:

  • Decide how much should be open shelving and how much behind doors
  • Check whether you’ll need new sockets
  • Note what sits on and around your desk
  • Notice where daylight falls at different times

Small marks on a hand-painted finish can be touched in. It’s worth keeping a record of the paint colour. Should you have a question about the office, tell us about the room on our contact form and we’ll help.

Keep heavy loads on the shelves meant for them. We size shelves for what you told us they’d carry. Keep the weight spread along the shelf.

Flats, conversions and lettings

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so tell us about it at the design visit.

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them during the design visit.

What it costs

The price for your room depends on:

  • Walls and floors that are out of level or out of square
  • What goes inside: rails, shelves, drawers and dividers
  • How easy it is to get the furniture into the room
  • Spray painting or hand painting

The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. We’ll talk through what you need inside at the design visit, then set it out in the quote.

What we need to know

Here’s what helps us most when you contact us:

  • Rough sizes: width, height and depth
  • Pictures showing the full wall, from floor to ceiling
  • What the furniture needs to hold
  • Your postcode and the borough

The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. A quote in writing follows the visit. To book one, drop us a line using the contact form.
